I regretfully share my disappointing experience living in 13123-I, specifically regarding the exorbitant utility bills and the lack of support from the management team. It is disheartening to recount the numerous challenges faced during my tenancy. First and foremost, the utility bills associated with this apartment were shockingly high. Despite taking every measure to conserve energy and water, the bills continued to soar to unreasonable levels. Even more perplexing was the occurrence of exorbitant bills while I was away from the country, with no water or sewer usage whatsoever (All proof was provided). This unexpected financial burden left me perplexed and frustrated. Adding insult to injury, the management team's response to this issue was highly disappointing. Despite repeated attempts to seek clarification and resolve the matter, my concerns were blatantly ignored. The lack of support and willingness to address this pressing issue was both unprofessional and frustrating. It became evident that the management team had little regard for the well-being and satisfaction of their residents. Living in an apartment should provide a sense of security and support from the management. Unfortunately, my experience at eaves Fairlake was quite the opposite. The negligence and apathy displayed by the management team towards resolving the utility bill concerns were disheartening, leaving a lasting negative impression. Prospective tenants should be cautious when considering this community as their new home. The exorbitant utility bills and the lack of support from the management team can result in an unnecessarily stressful and costly living experience. It is advisable to explore alternative options where transparency, reasonable utility costs, and responsive management are prioritized to ensure a more satisfactory living environment.
So far we have been living here for 15 month and it has been an amazing experience! The entire staff is super helpful and engaging. We mainly work with Victor, he was our leasing agent when we first moved in, and he has been able to help us with every scenario we've thrown at him. Places we've moved into in the past would usually forget about us once we signed the lease, but this complex was different. Victor would check up on us, return our emails and phone calls, and the staff is constantly hosting fun community events! Definitely would recommend!!!
Seems like a nice community outside? you're wrong. once you live at eaves fair lakes, you are going to regret your choice right after moving in. Please listen to me and don't rent here. This community is very expensive (the rent renewal goes up super high each year).
Really old apartment complex. Rats and bugs. Car break-ins and theft. So noisy. not quite. terrible staffs. terrible manager. trust me and spend the extra money and move somewhere else. this apartment is worthless and waste of money. very expensive for a horrible living condition like this.
Worst place to live,poor service, not worth the the money you pay, and you will start regret from the second day you move in.
It's quiet and the grounds are kept well. I've enjoyed living here thus far. Pros Great office staff Location Grounds Cons Lax maintenance staff, often multiple requests Selective enforcement of policies Very expensive Cheap fixtures inside the apartments You get what you pay for is a good way to look at things but here, what you actually get, isn't worth what you're paying for. I like the property and the people but I won't be renewing
The occasional apartment door slams that you can hear. The trash pick up is kind of loud. Relatively quiet community. No loud music.
Nice apartments, nice grounds with lots of trees, the front office staff is generally great as is the maintenance team. In nine years I've had only a few issues and they were generally addressed very promptly. Yes, you get stinkers in here from time to time as neighbors, but most don't stay longer than 6 months, at least in my building. It's pricey, but as the rents increase over the years I've been able to successfully renegotiate mine down. Easy access to 66, 50, 28, and 29, and lots of shopping. I've been here nine years and have no desire to move for the foreseeable future.
Positives it is in a great location, the Leasing office has a great team, very helpful and quick with any issues in the apartment. The ammenities are okay, the pool is great, tennis courts, basketball courts, volleyball court are great, the gym is lacking a lot, consists of two treadmills, two bikes, two elliptical and a weights rooms, for the price you're paying the gym needs more attention. Parking can sometimes be a problem in certain areas. The building I live in has no sun light at all. The landscaping and buildings close to the leasing office are maintained very well however the further you go back they seem to get less and less attention. The apartments are decent, never any noise complaints. Overall I think you could get more for the money then this place, but it's not a bad place to live. Tim G., Fairfax, VA
I have been living in this Avalon community for one year now. Overall, I have been satisfied with my apartment. The staff has been extremely friendly and helpful. Rating the apartment itself, compared to the local market, this place is in need of a renovation. The interior is outdated and appliances are running high on mileage. The windows are difficult to open and the efficiency is what you could imagine for being an older building, poor. However, I would rate the maintenance team as exceptional, they respond quick to your needs. Assuming that you can get a fair value (currently overvalued property), I would consider living here. If not for the 9% price increase on my annual lease, I would have stayed here too. A quiet community with friendly neighbors. -- Rating: Average --
Cute woodsy apartment complex nestled by several shopping complexes. We are right across the street from target, Walmart, best buy, michaels, Sakura, Dunkin, etc. The apartment complex has amenities including swimming pool, basketball court, tennis courts, gym and car wash. The area is quiet and the apartments have popcorn ceilings to help reduce noise within neighboring apartments. Probably the least noisy apartment we've ever lived in. We have had a couple issues with hearing a neighbors dog but the office has been great about talking to them and Its been a while since we've heard any barking. The apartment is pretty spacious, even though a fire place takes up a bit of the footage. The bathroom is massive and includes a gorgeous vanity and a stackable washer/dryer. The bedroom is a good size for two people and the walk in closet is heaven on earth. The kitchen seemed pretty good when we moved in but quickly realized there wasn't much room in the cabinets. There is some extra storage on the patio though. All in all were pretty happy with it.
Have really enjoyed living here. Amenities are awesome, almost every store you can think of is nearby, right next to 66. A really great find.
Very nicely located located near a still alive shopping mall, large strip shopping center offering several big box stores, several fast food restaurants, several sit down restaurants, and I66 which seems to always be slow moving. This two bedroom apartment was the cheapest in the area at the time. This is a 1st floor ground unit that is a bit buggy and the blinds are cumbersome. Parking a open and you can park close to your building all the time in certain sections of this property where the building are not crowded together. The pool is small and only 4' deep. No adult swim. Work out facility is also small.
