Air conditioning is extremely outdated and goes down often but currently in record setting heat wave the ac has been down for weeks. 1 Portable unit in the living room can cool the room down to 84 degrees. It is extremely inconvenient to empty with a 5 gallon water tank every 8 hours and makes a lot of noise. This place is good to live in during the fall, winter, and half of spring when it’s cool.
Property is fine, despite the elevators permanently being broken 5 days out of the week. Huge issue is the rent has gone up almost 40% in just two years (over $400 for just the one bedrooms). I signed onto what I thought was a good deal in a good area and now after a year of paying more than this place is worth (the first increase was $200 last year) I'll be moving out since the rent is going up another $200 this year. The first year I was told the rent is going up to adjust for the covid promotions they ran but this year they have no excuse and are raising the rent even higher than before while many residents are out of a job and having a hard time paying rent as it is. Disgusting management, all leasing and even the building managers are acting like a 40% increase in rent in 2 years is "market average". All rent is skyrocketing while a huge number of us are working from home or out of a job? Sure thing guys.
The person who helped us today is carla. She is very profsional , knowledgeable , sincere . we were Trying to rent apartment i had tour with Carla she hellped us very well we love the aprtment ,aminities ,location we love everything about this apartment ! the main thing is Calra was make our experience pleasure thank you Carla!!
I can understand cooking smells because come on this is America. We are diverse! However, I did not sign up to smell no marijuana. I do not understand how we are smelling this when we closed up all our windows because of some neighbor who decides to smoke it. That too....he or she is bothering the others around smoking it. If you enjoy it. Cool go do it in your own space not when you live in an apartment. Even with everything closed up....I can smell it....even with the AC going ....i can smell it. How is it that this is allowed? Its going to be 2 months since we moved back here and i can still smell it. I feel like nothing is being done about this. This the 2 stars.revivation and staff and all are great which is why I gave 2 stars atleast but what's the point when you cannot stay in your apartment which you pay so much for because of the air in it? I did not sign up to smell all this!!!!! I want to stay in a place where the building takes care of their people because we are paying for it. I work in a very professional place and i do not intend to carry on here if this continues. I am very disappointed!!!!!!!
There are bed bugs in this building. Property management is awful and will blame you for the problem when the building is clearly the cause. I've forever lost my peace of mind because of the terrible policies, unhelpful building manager, and their failure to eliminate these pests. We also had mice once, which the exterminator was quick to point out can transport bed bugs. You have been warned. Move here at your own risk.
Beware of how much they charge when you move out. We lived there for 2 years, the first year in a 1 bed and second year in a 2 bedroom. When we moved out they charged a 950$ carpet replacement fee along with other cleaning and lock replacement fees of about 300$. Its completely ridiculous how they don't have any regard for how much they are charging and it always ends up happening when you are moving out. Very disappointed with the management.
I have lived here at Eaves Fairfax Towers for three years, and while I have enjoyed my stay for the most part, management has created a situation that is making me seriously reconsider my residence here. With barely any notice, they decided to close half the parking lot off for 2 days for curb painting (half one day, half the next). The issue is that, on the first day, absolutely no signs or warning were posted anywhere in the lot. People who had their cars parked in the affected area were towed, at the owners expense. The only notice given was a couple of easily missed emails sent only 3 days in advance. Since an entire half of the lot was done at a time, parking was impossible, leaving many with the only option of waking up early to move their car to a nearby commercial lot, where it still risked being towed by the businesses located there. I woke up on the first day of painting to a man screaming at the tow truck driver, threatening to call the cops. In my opinion, management exercised extremely poor judgement, that could have lead to an actual physical confrontation (for all I know it did). Not even the front desk persons were informed! I sincerely hope they issue an apology and refund the money to those who were affected, but in the meantime I will be reconsidering my options once my current lease expires.
Eaves is a very mixed experience, lots of really annoying and really great. Pros: -Great location near freeways and metro and groceries/restaurants. -Shuttle to metro -Great amenities: the little store is very helpful (think of it as a slightly better 7 eleven), the pool and tennis courts are great, and best of all the gym is great. -Apartment itself is decent. Big living room/bedroom, decent kitchen. Not nice by any standard, but certainly not bad either. -Great staff and maintenance. Cons: -Not quite close enough to metro. Sure, there's the shuttle, but if you just miss it (which happens all the time), then you have to wait an extra fifteen minutes. The shuttle doesn't run on weekends either. It's about a mile walk under a sidewalkless underpass. -Parking lot: the complex is quite big, and there is only parking on one side. That means a huge parking lot and an annoying walk just to get to your apartment. Plus, there is an awkward entry way where people are always parked, trying to get groceries into two sets of doors and up the elevator. It's always frustrating. -Noise: don't get an apartment facing the parking lot, it's noisy in the mornings from trucks and people. Plus, Leesburg Pike is very loud with ambulances. -This is a smoking facility. I'd say most people do not smoke, but that doesn't mean you'll get an apartment where someone didn't smoke before you. We walked in our apartment on day one and were very disappointed with the smoke smell. Plus, the halls frequently smell like someone pooped in a bucket, ate some Indian curry, then smoked in it. Weird. I guess that's a thing. Neutral: -Price: seems fair. I feel like it's actually a good value given the space, although I have friends who pay much less for similar quality if you look for private listings.
eaves Fairfax was a great "starter apartment" for me when I moved here. It's on a major thoroughfare, and is a solid building. The neighbors are quiet, there is a pool and tennis courts and exercise room, as well as a dentist, a salon, and a convenience store on-prem. The staff are always courteous and helpful. A few downsides. Birds are rather noisy, and so is the HVAC compressor outside during the summer. My own internal HVAC was also very noisy, and seems to be original equipment (i.e., old). The included W/D unit is okay, but the Dryer requires two cycles to dry a normal load - this is most probably due to the exhaust being clogged with lint. One more thing about birds: Don't park under a tree, your car may end up covered in droppings next morning.
The location is ideal for commuters on the Orange Line or working in the Tyson's Corner area. It was acquired by Avalon Bay a few years ago and they have been slowly renovating the older building. Therefore, expect constant emails about sidewalks, parking lots, or other things being closed for repairs/construction. The management is relatively timely in email responses and maintenance requests, but this is an older building with older appliances that only get replaced when they break. Walls have noticeable water damage and fresh paint is viewed as a cure-all for any damages or mold. Windows don't seal well in the winter either.
Last October I moved to eaves Fairfax Towers after getting a job in DC. I am from the Northern Virginia area so I am familiar with Falls Church/Fairfax. Eaves Fairfax Towers is somewhat affordable but I am hesitant to see what my renewal rate is going to be given that there seems to be such high turnover rate - I see people moving out almost all the time and on their website there's ton of availability which makes me think that they raise rent a bit too much because beyond the price, the apartment is amazing. It is very clean and spacious. I have never had any problems with any of my neighbors or the management. I do enjoy the shuttle to the metro. The amenities are great - the pool, the gym, the tennis courts, etc. Overall my experience living here is great. The staff is friendly and they've really taken care of this property. Overall, I would live in this apartment if you can afford it, don't mind that you're not super close to the metro (walking wise) but want a quiet, spacious area!
This is a perfect place for people working in DC, VA and Maryland. Very close to the highways, free shuttle to the metro. Restaurants, grocery stores, banks, cafes, library,bus stops, all within walking distance, during the winter time too!! The building is safe, very well maintained and friendly staff in the lobby. The units are spacious with big closets. Has a very good gym. Last but not the least, great customer service.
Eaves, formerly Fairfax Towers, is a great apartment location at a reasonable price. There are restaurants, grocery stores, malls, good schools, public transportation and major trails nearby. However, the apartments themselves are basic. Basic as in clean and functional.
