Property Ratings at eaves Lake Forest
Great community , excellent staff, special thanks to Cynthia for taking care of the emergency repairs
1 major cross street away from the 405/5 and couple blocks from the supermarket. The location is great. Lots of restaurants within walking distance too. Rent and Service requests are all handled online, usually within the same day. They'll even leave packages inside your apartment for you if you give them permission if you can't be around during office hours to pick them up. I'm in a 1 BDR with plenty of space, especially on the patio!

We’re glad to hear that you’re enjoying your stay at eaves Lake Forest! Best, Elisa at eaves by Avalon
Let's get right into it: The location is very convenient - right next to the I-5/I-405 fwy split; close to food, gas stations, and good schools. The environment is nice-looking and gives off a woodland vibe (there are a lot of trees in the rather small complex.) However, the parking situation is bad. Very bad. What little non-permit spots there are have very restricting times and regulations associated with them. Non-permitted vehicles need to leave the complex by 10:00pm every day and park on the back street, Oswego, which is littered with No Parking signs (been ticketed twice for a total of $92). Renters are only allowed 9 "safe list" entries per month which grant 24 hour parking immunity in the guest spots. The buildings are old, but the apartment interiors are nice and relatively up-to-date. We had one of the largest units, 1234 sq ft, and it came with a refrigerator, dishwasher, and a stacked washer/dryer combo. It has a wall-mounted air conditioner in the main room only, and ceiling fans of varying sizes in the bedrooms. Every room has an electric in-wall heater (they own, but it wasn't cold enough to use it this past year.) The maintenance crew is prompt when it comes to major issues, but they take their time with non-emergencies. A pipe burst in our wall but, while they were quick to stop the leak, it's been multiple weeks since the incident and we still have a hole in our drywall. The maintenance crew is nosey, too, and will scan your apartment to make sure you're in compliance with the rules. They'll tell the Leasing Office instead of talking to you about it face-to-face. They also like to come into your apartment without notice or calling... even if you're asleep. The community is clean, no cockroaches that I saw, but we did have a pretty big ant infestation in our building this past month. There is rarely police activity, but I did have my catalytic converter cut off of my Honda Accord while I was parked on Oswego. All-in-all, eaves Lake Forest is a good place for someone who needs a temporary place to live and is on a budget. I wouldn't recommend signing anything longer than a 12-month lease, though... it's not worth that kind of investment. Good luck!
