Tucked in the Pomona Valley, Pomona is known for gorgeous mountainous views—especially those of Mount Baldy, the highest peak in the San Gabriel Mountains. Formerly a fruitful agricultural town, Pomona is now a busy city and a college town, home to California State Polytechnic University-Pomona, Western University of Health Sciences, and Western University College of Veterinary Medicine. Two additional college campuses, Claremont Colleges and Mount San Antonio College, are located just outside of the city. Pomona pays homage to its past be preserving historic buildings like the Fox Theater Pomona. The fully restored theater is surrounded by restaurants, pubs, shops, and art galleries in Downtown Pomona's Arts Colony.

Property Ratings at eaves Phillips Ranch
Terrible application experience! Unprofessional staff, they will push and passive-aggressively avoid answering questions. Read all the reviews! There’s truth in the negative ones.
I lived in two different spots in this apartment and moved once. The first time I didn't realize that there is a highway near my apartment, so I moved. The second time, I moved to another area, this one also faced noises since cars go and leave.
When I first found this place, I read the reviews regarding parking and thin walls and I was concerned. I called and spoke to Ryan at the leasing office and he explained that they recently resolved the parking issues and also explained the noise policy. Ryan gave me a virtual tour and answered all of my questions. We have lived here for 2 months now and have never had an issue with finding available parking close to our unit. I have yet to experience thin walls, however I have experienced excessive noise caused by a subwoofer which has no place in buildings where neighbors share a wall. I simply spoke to my neighbor and that was completely resolved. I feel lucky to have such considerate neighbors on all sides of my unit. Other than that, when people are shouting across the apartment, of course neighbors are going to hear through the walls a bit. This is normal and is in no way excessive or caused by thin walls. Beyond those 2 issues I read about, I want to say that the staff here has been incredibly pleasant and attentive. Any requests for assistance have been promtly handled. This place seems to really care about providing a comfortable home for their tenants. The floor plans, landscaping, location and views make this a place I'd like to call home for quite some time. You will not regret your decision to move here.
My family and I lived here for one year. I’ll start off by saying that the walls are super thin, and the buildings are 3 stories. We got stuck on the second floor so we got noise from every direction. The entire apartment complex is outdated and when you’re given the keys, the place isn’t even fixed up (just cleaned). So we immediately had things breaking and not working. The balcony is also awful because it’s a few pieces of wood for a floor. We often had one upstairs neighbor’s “water” leak onto our balcony. The place is also crawling with ants and roaches. Management does nothing about people who leave their junk and bulky items next to the dumpsters. They also don’t do anything about noise complaints. Our neighbors were foreign students who were up ALL night. After multiple complaints, they didn’t move them out until their own security guard heard the noise first (as if we never told them). They will also charge for every little thing! Parking is ridiculously hard to find and if you don’t shell out the extra $50, you’ll be forced to park on Sorrento which also fills up quickly in the evening. I must emphasize that this place is not only crowded with families and dog owners who don’t pick up their pet’s poop, but also predatory college men. I was completely terrified one night when I was walking to my apartment, after having to park in visitor parking. A group of men that lived in the same complex were cat calling and following me and security was NOWHERE to be found. Security only shows up to issue parking tickets if you forget to put up your placard, even though they should be going off license plates honestly. Lastly, there are LOTS of burglaries and car-break ins inside of this entire complex. Anyone and everyone can go in and no one says anything about it. My car got broken into 2 days after buying it, even though I left nothing of value in sight. They broke the most expensive window and took some pennies I had left in the cup holder (that’s how you know it was someone desperate). Homeless people will look through trash daily and, again, management is not concerned. Please find any other place! And if you’re still unsure, simply visit the complex. You’ll notice how run down and crowded it is as soon as you drive in.
The grounds are nice. But when I run into the homeless people going through the dumpster EVERY TIME it's pretty offsetting. And don't even get me started on the neighbors. No respect for people who actually work, partying and playing loud music until 4 sometimes 6 in the morning. Even when you call security the neighbors don't care. The walls are as thin as paper, and there is virtually no storage in the apartment. I gave 2 stars because the office employees are very nice.
PLEASE KNOW that there are alot of homeless encampments in the hills right next to these apartments, with alot of car break ins and trash diggers that carry knives. PLEASE don't leave anything in the car!!! Security in Eaves is not efficient or even helpful, and they don't patrol the area. It's NOT a gated community, but they charge you like it is, and homeless people DO WALK through the back areas of the apartments constantly. If you have kids...BEWARE!!!!! DANGEROUS!!! This place is a small 2 bedroom 2 bathroom apartment, if you have a family of 4, it's tight, and they charge you a lot of rent for a smaller space. The kitchen sink always has a leak, and they take their time in fixing it, so your bottom sink cupboard is always wet, all of your trash bags and house hold chemicals will be ruined. They don't keep up the weeds and bushes in the back, which gets over grown, and out of control. The pool is always over crowded with drunk people having parties that are rude, and loud. If you live on the bottom floor like we did, it gets loud from walking/running from the floor above you. Toilets from the top floor will leak into your bathroom. If you don't have a parking plackard in your car at ALL TIMES...THEY WILL TOW YOUR CAR AWAY! Your visitors cannot park longer than 10:00pm at night, otherwise they get towed. They have more tenants than they do parking spots, and they WILL tow your car away for parking in a Visitors spot, which means you have to park on Sorrento which is a dark street and long walk away. The gym equipment is janky and most of the equipment doesn't work. If you want a garage for your car, be prepared to pay an extra $100 with plywood walls, that are easily kicked in, and most of the walls already have holes in them, and you can see in the garage next to yours. Reserved parking is also en extra $50 charge if you want parking close to your unit. They charge you for EVERYTHING!!! We lived here for one year exactly and DID NOT renew our lease. This is from a family of 4, who really tried to love this place, but the management make it very hard to love. This is a renter warning, if you read reviews, and really want an honest review of people who lived here for a year. Hope this helps...and I hope you keep looking else where.
I have been living here about two and a half year, repeated ants problem, never fixed. it has been already 6 times the ants come out, ants bait did not work, asked pest control service, they did not show up on the appointment day, someone must mess up with appointment. No explain, no apology, no further steps. Still have tons of ants in my unit. it has been three weeks now.
Management is horrible will never call you back. I lived there for a hour it was a mistake. Water damage, bugs in apartments, water damage, and trash all over. Please don't waste your money like I did!!
I called in an emergency maintenance order for flooding and it took them 4 days to come check it out. I had already fixed it myself because I obviously wasn't going to let our apartment flood for 4 days, and they refused to reimburse me. They also took a full 6 days to fix our air conditioning in the middle of summer in 100 degree heat. Almost every one of our immediate neighbors was evicted for mold. We found out from the lady who lived next door to us before she to got evicted for mold, that the girls who lived in our apartment before us were also evicted for mold. And that the apartment complex tried to blame it on them and charge them for the repairs. It was only when the girls had a lawyer call the property manager that the issue was dropped completely. More than a little suspicious. DO NOT MOVE HERE. The mold issue may be isolated to the building we live in, but the predatory management that has no qualms attempting to take advantage of unsuspecting college students isn't.
Great customer service. The Maintenance team are courteous, are fast and efficient. The property is beautiful and it's quiet. Everyone is so helpful and it's been wonderful living here. We've been here for 3 years, going on our fourth.
I love how big the living room and rooms are. It's clean and a nice environment. The only thing I dislike about the place is the ants. There's such a problem with ants and there's no pantry space for the dry foods. Also the parking gets very crowded and difficult to find a spot if you park after 9pm. Other than that I'm happy with the place. Comes with washer and dryer in the apartment as well as a fridge so that was very convenient. Wish there was ceiling fans but it has ac. I don't favor living on the 3rd story but i manage.
Very nice place to live. Quiet, clean, and well kept. Maintenance request always completed in a timely manner. Office and maintenance staff always helpful and friendly.
The community here is large and full of all kinds of people. Being said, when college is in session it gets crowded and parking is trying. If you can afford the extra rent for a garage it's highly recommended. The staff is friendly and do thier best to meet the large communities needs. I've been here 2 years and haven't had a request that was not met. Our neighbors are friendly often loud but it is a three story complex and being on the third floor I'm sure the family below us can hear our every move. The convenience of the freeways is a plus since I commute daily for work and being right on the edge of Pomona opens a tasty range of near by eats and shopping. Overall great for college roomies and for family's like mine!
