Property Ratings at eaves West Valley
worst apartment complex management I've ever experienced in my 10 years of apartment living. we have not lived here since the end of 2022 and we are STILL dealing with their antics. recently received a "refund check" of how much? A PENNY. I could not emphasize this enough - GO SOMEWHERE ELSE. If I could rate zero stars, I would. P.S, the staff working in the leasing office are a literal JOKE
terrible, charging insanely high and unreasonable move-out fees ($700+ with fabricated statement) even though we completely cleaned the apt ($540 for carpet cleaning!!?? there is no damage on the carpet beyond normal wear and tear and i had no pet); my car got hit and run in the garage by other resident and paid $1000+ to fix it. I lived there for ~3 yrs and witnessed it getting worse and worse. I would not ever recommend this place at its current state to anyone, so disappointed
If you want to live in a worn-down smelly building and have broken appliances, which they will charge you through your security deposit at the end, Go ahead and move there. The people in the leasing office are not bad they are doing their job. It is the management who charges for things that they do not repair. We are so happy we moved out.
This apartment complex is very old, dirty, gate broken all the time. Our apartment fence got broken into and the guy were standing in our balcony, we got to call the cop. Trash, Roaches, Flies EVERYWHERE!
Fleas and roaches problems for years they dont fix it and nothing change
Extremely noisy. Loud parties and barking dogs 24/7. Construction noise every day for years. Extremely dirty. Trash everywhere, mold, insects and other pests. Fleas infested all common areas. Dirty laundry machines covered in dog hair and fleas. Unsafe, cars broken into and vandalized regularly. Homeless and drug addicts roam the property at night. Property and violent crime occurs regularly here. Management knows and doesn't care, all they care about is money.
Seems nice until you move in. Homeless people in increasing numbers around the property over the last ~year, and now even inside the property. A (possibly homeless) dude walking through my hallway in circles smoking a cigarette at 8am. Office staff sadly seems to care a lot less once you've signed a lease. Once had people trying to enter my apartment constantly for over a week due to the "self guided tours" the office was letting people do. I complained to the office multiple times, but they took no action until my 4th complaint, at which point I had already taken it into my own hands and put up the signs they should have put up more than a week prior to guide people to the correct apartment for touring. The place is disgusting and unsafe. Constant car break-ins - just check the surrounding streets and you'll surely see the broken glass or even entire shattered car windows on the sidewalks. Some of the gates to get into the community are open 24/7. Neighbors have been about 50/50, some fine and some entirely disrespectful of everyone living around them. The security is a joke and this place is becoming less safe by the day. To Eaves West Valley staff - HIRE MORE OR BETTER SECURITY! and not just at night! This place is turning into a 24/7 disaster. Please start taking this seriously. UPDATE 1: I spoke with Robert from the leasing office about the security issue and he told me “you don’t pay for safety”. Take your money and run.
It honestly really saddens me to give this place 1*. It's so close to being great...they have great front office staff, terrific & prompt maintenance teams....but the complete lack of any interest in being engaged in protecting an actively harassed and targeted community ruins everything for me. I do not have the funds or patience to keep replacing stolen items. You also can not get food deliveries to your door [gated community but no remote entry] and they are beginning some serious construction to build a larger multi-use complex soon. I'd move elsewhere. This place is far from a nightmare but you can very easily do better. Do NOT move here if you have an older car/keep anything in there, ANY type of motorcycle, or plan to keep anything valuable on the patios. They WILL be broken into or stolen. This will NOT change. Management is NOT interested. I've lived here for over 4 years now. I've had my motorcycle exhaust stolen twice. My buddies ignition was absolutely wrecked from someone trying to steal it and had his cover stolen. I see broken windows weekly from smash and grabs both inside the community and at the street parking up against the community. I see posts on Nextdoor constantly about crime inside the gates. I've seen a mans car that got picked apart in the parking garage. That takes time. I've caught someone mid-afternoon with a U-Haul truck absolutely wrecking a motorcycles ignition trying to crank it. I called to report it to the front office and when they went out there they said they "were already packing up to leave and when they saw us sped out even faster" The residents have continually asked for cameras yet nothing has been done. The reply I've personally received is "security cameras don't stop crime" which..just isn't true....they are a deterrent and allow us to potentially hold those accountable. The apartment complex feeds the same canned response to the residents after any type of theft that blows up on Nextdoor "we've beefed up our rotation with TAG Security and are working with the local police" Nothing has changed in 4 years, in fact, the occurrence to which I'm burglarized has actually gone up!
Old Terrible Moldy Overpriced This is just a beginning don’t even get me started on the other problems
My boyfriend and I went in for a tour of the place a few weeks ago. We fit the income qualifications only issue is our credit was less than perfect, (no criminal record/evictions just haven’t built up enough credit yet.) The leasing officer assured us that they were still more than willing to work with us and absolute worst case scenario is we can get a guarantor to co-sign the lease since we qualified on income and made it seem like a nonissue. We paid $250 and after waiting for 3 days with no update and countless calls, we were finally told that one of us didn’t qualify. They couldn’t tell us exactly what disqualified us. We weren’t provided a copy of our credit report nor a valid reason for the disqualification and they completely changed their story and told us we couldn’t get a guarantor after all. I emailed the leasing agent but once they got our money we never heard back from another agent. Once they got our money everything changed. Don’t let this place fool you!! They’re money hungry and deceiving and don’t care about their residents at all once they take what they want from you. Stay away from this place if your credit is anything less than stellar, do yourself a favor and don’t give them your money.
I am a resident here. My wife had submitted a written intent to vacate letter. Our lease ends in the middle of the month. I log back in to pay for my lease. I find that they've never processed our move out date and has not communicated with us in anyway. Now saying we need to give them a 30 day notice again. THE RATES ARE BASED ON A MONTH TO MONTH CONTRACT. Get the runaround between customer service and community manager.
Worst office staff and their false talks. Would never recommend anyone this community. Had very bad experience with the office staff and they treat you bad as tenants. It was time of lease renewal and they play games with your genuine talks. Don't ever trust them.
Enough facility, good area, nice swimming pool & gym but not good enough to manage the parking areas and washing the carpets in the corridors, lots of problems with elevator and also expensive rent
I don't even know where to begin. Everything about this place has been a nightmare since we moved in. Everything is falling apart because it's so old. We have had a horrible bug problem in our apartment since we moved in. I have had to throw out a bunch of food because of the constant ant problem which I have asked to be fixed multiple times. Everything is just a "quick fix" instead of a permanent one. Monday and Friday mornings I get to wake up to the loud noises of the garbage bins they insist on lining up and emptying outside our apartment window. They have a huge parking lot that isn't around apartments that they can do this at, but instead they do it right next to our window and then leave the bins there in the way for hours. Another annoying thing is the laundry room closes at 11, I work long hours during the week and don't get off until around 8:30 which leaves me barely any time to get laundry done. Let's just say I can't wait for my lease to be up so I can move out. These apartments need some serious renovating done.
