Property Ratings at eaves Woodland Hills
Worst Apartment and bad leasing management. It's been a month I have moved here and with in 15days of move in Bulgari has happened. The only security cameras which are at the entrance/exit gates are not even working properly. By the time we took the lease for 6months the leasing management have stated they will be waveing off our one month rent as a part of our movein special. But now when we questioned them about the bulgary ,they instead of being shameful about it they removed our benefits asking us to pay the rent for whole 6months. Their negligence and irresponsible towards not repairing the gate allowed the theft to enter/exit the community easily. We are in a huge loss now. It is so bad the way they are behaving towards the customers.I dont recommend this community it is very high risk to stay here.
The most awful place I've ever lived at. Please do not even consider living here for your own sake. Paid $24,000 of rent in a year just to be left with extremely poor communication by the staff, bugs, mold, broken appliances, broken elevators, and broken washers/dryers that were all left that way for weeks at a time. The office staff is inexperienced and gives their residents different information that is unreliable. Even worse when you attempt to call the office with questions, you do not have the option of speaking with a representative, you are immediately sent to an automated voicemail and they DON'T return your calls if it's an inconvenience to their business. Absolutely terrible service. Save your money and time, run!!!
This is the worst apartment in Woodland Hills. I regret living here because of the unfriendly staff, rude neighbors, and horrible quality apartments. The apartments are too small and unclean and the rent is too high. The neighbors have no respect for others and don't clean up after their dogs. The people working at the leasing office are super rude. I don't recommend this place at all.
This is the worse place that I have ever lived. The leasing office kept my package for 4 months and each time I went there for my package, they denied of receiving it. Finally I get an email 4 months later to pick up my package. I showed her the date on the package & acknowledged her that I came here for my package several times and had to purchase it again & their mistake cost me over $400 then instead of apologizing, the manager tells me to leave if not they will call the security on me. I have recorded her voice and starts changing her behavior as soon as she finds out that I was recording her. Unfortunately she refuses to tell me her name and they’re alway rude to tenants specially this particular manager. I have been living in this complex for over 8 months and amenities are always broken and hasn’t been fixed since...
They really earned this bad review. I was tempted to leave it after the 2nd time they wasted my time but I didn't simply because I worked in customer service before and I generally have sympathy for people that have to deal with angry customers, but here's the deal: I've been here 5 times already and have yet to see the unit that I was interested in. Twice I came without an appointment and they couldn't be bothered to show me the unit but, I didn't get mad since I didn't make an appointment. Then I made an appointment for 5:30pm and got there 5-10min late (with after work traffic its nearly impossible to get there in less than 40min), when I got there she told me that tour hours end at 5:30 and wouldn't budge. So I made another appointment with her for the next day at 12:30PM, skipped lunch to get there early this time and the same lady decides to disregard my appointment and help someone else. Her coworker told me that she's sorry and to come back another time. At this point I was pretty annoyed and had no interest in going back. Fast forward about 2-3 weeks, the lady that ignored my last two appointments called me, apologized and asked me to come in today (Monday) again at 5:30PM. I was clear and told her about my work/traffic situation and she told me that she could be flexible. Sooo again I drive there in rush hour traffic, get there 10min late (I was very aware of the time this time) and they give me an idiotic excuse about it being too late and too dark to show me the unit. How is it not too late at 5:30 but way too late at 5:40? So all I got from this place was a bunch of wasted time and empty "I'm sorrys". Honestly, I have a feeling that they, for whatever reason, just don't want to rent out this unit. I just wish they wouldn't waste hours of my time and make me sit in traffic for nothing. At this point, I wouldn't live here out of principle. I'd rather pay more for rent and not have these kinds of people as landlords. Advice to anyone considering this place, maybe your schedule is more flexible than mine is and you can play by their weird tour rules, but you're still going to have to deal with these people for as long as your lease is and that alone imho is reason enough to consider a different building.
When you move out even after more than 2 years of stay, they may charge you stating various damages. You will be in a helpless situation where you will have to end up paying or else the outstanding amount will go to collection agency. The amount can vary and come close to a month's rent. It is not worth paying a high amount as rent and then paying additional charge during move out. Mostly they will charge on your carpet , interior painting, cupboard painting etc. My Suggestion is to go for a cheaper apartment in the outskirts (like chatsworth, De soto) . You will get the same service and need only pay a lower amount as rent.
kudos to team that works here. neatly maintained. hope office staff is more kind and not arrogant with residents.
First, let me say that the grounds are beautiful. The landscaping is well maintained and it is nice just to walk through the complex. The pools and jacuzzi are well cared for and the grills are nice to have. The place was built in the 70's and definitely could use some updating. Also, I think carpet should be outlawed in general. The person who had our apartment before us definitely had pets and we still get a whiff every once and a while. The maintenence staff is always quick to respond whenever we need something. The complex isn't very loud and it is nice to have gated parking even if you aren't guaranteed a spot where you want it.
Staying here for almost two years in this apartment. It used to be the best apartment when it was with Oakwood. Now everything have changed. We had water cutoff for 6 days in one week. Water cut-off are very frequent and repair work goes on without SLA's. You always need to keep guessing whether water will be available or not. Changed keys from microchip to normal ones. So once key lost, we need to wait until next day. Charges and Rent are quite high. Even for secure access card you need to pay 50$ non refundable. While leaving the apartment forget about your security deposit. There is no reserved car parking for single bedrooms and if you come late, you need to search for parking space. They have six tennis courts but none of them are well maintained. Some won't have lights and others will be bumpy. Total apartment is infested with roaches and flies.

Those pictures are outdated, the business center and a lot of the things that made this a nice place to live are gone. This place changed hands and has gone downhill. The management doesn't care about the residents, dog feces on the grass, pests in the apartments. I'm moving out as soon as I can, and recommend anyone to stay away from this place!
