Property Ratings at Echo Trail
I have lived here for 3 years and everytime I need anything from maintenance it takes months to get any form of reply. In this recent case our ac has been broken for an extensive period of time and outside of sending one person to look at it there has been no further attempts to fix the problem and 0 communication on plans to fix it. Our sink was damaged ages ago and they still haven't done anything to address that and from the sounds of other reviews we are probably going to be fined for it when we move out. Don't recommend moving here at all you can find similar price apartments with way better management.
Warning, when moving out of your apartment, they expect it to be in better condition than what it was when you moved in. They will charge you for wear and tear and existing issues and you will be immediately sent to a 3rd party collection agency because you will own more than what your security deposit was. They will not work with you or answer questions. They do not act in good faith! Good luck!
Three murders. 2 car break ins (1 broken glass, zero help from office on either). Incompetent management. Car towed away by office with zero notice after parking in the same spot for 5 years, yet broken down abandoned cars sit for months. Never expect to be able to use the pool because like the office the pool is always closed too. They add fees to your rent without notice. $400 electric bill in the summers. Literally two weeks to come fix a garbage disposal, that means no dishwasher or sink for 2 weeks. They didn't care. Air conditioner is constantly on in the summer because of the undersized ac unit and the horrible insulation. The smells that come and go they will do nothing about smells like mold, or wet insulation. They keep adding worthless items that I wi never ever use but still charge more ever renewal. They will do absolutely nothing about loud music. Where I live there's no where remotely close to park at night. Every appliance if original 1970s style (dishwasher doesn't work right, fridge makes weird sounds, washer dryer is stacked and tiny, toilet runs constantly, inside ac unit is horriblly disgusting). Carpet was old and stained when I moved in. They send constant worthless text messages, AND emails. The office WILL DO ABSOLUTELY NOTHING TO EVER HELP YOU, BUT YOU BETTER PAY AND DO WHAT THEY SAY OR THERES FEES! WORST PLACE IVE EVER LIVED!

Apartment smelled terrible on move in. It took 2 days of me scrubbing myself to make the Apartment somewhat liveable. The staff was less than helpful we had a light switch out the entire time weived there ever after multiple reports of the problem including when the manager first walked me through the apartment. Make sure you keep copies of all payments because they will send you too collections after you move out even though you paid in full. So now I get to spend my time to fight a falsely claimed collection from an Apartment that I hated living in. SO IF YOU DONT MIND A SMOKE FILLED APARTMENT THE COPS VISIT ON A REGULAR BASIS THIS IS TGE PLACE FOR YOU. Everyone else find a different place to live.
I have been here for over 2 years and while things have improved, it is still not a great place to live. The pool is closed several times a week for different reasons and the "gym" is not equipped very well. Safety is a concern with very little sightings of the in site security. I have stayed only because I'm not prepared to buy a home at this time.
Nothing special here other than a pet policy that allows dogs up to 70 pounds. That is next to impossible to find. Another MAJOR plus is being right off 169. It takes about 10 minutes to get to the airport and maybe 15 to get to downtown.
