Had several issues while living here, especially with the property manager, who was very unhelpful. Lots of construction noise from over the road. WiFi was also pretty terrible depending on which room you were in. Wouldn't recommend if you'd like to keep your sanity. 0/10 :(
COLLEGE TOWN PROPERTY IS THE WORST... DO NOT LEASE WITH THEM. my daughter rented at Eclipse on Broad before they were purchased by College town Property. Once college town property took over everything went downhill. Their apartment had a hole in the floor the size of a bowling ball where the wood had rotted near the sliding glass door which brought in hot/cold air from outside. It took over 7 months for it to be repaired. Expressed concern that the electric bill was much higher because of the hot air (in warm mos) and cold air (in winter)coming in but College town property did nothing to resolve or took responsibility for increased utility bill. On several occasions my daughter or one of her roommates would walk out of their bedroom and their would be some random worker (male)in their apartment. Not a very safe feeling. The first year she lived there once in a while they would get a couple dollars overage on electricity but when College town Property took over everyone in the building complained that they had huge bills for overages. When questioned they would not produce a bill from the electric company. Now that she has moved out they billed each person $90 for cleaning and now just got a new second bill for move out painting and cleaning. There is no management on site and no phone number to reach anyone. The only way is to call main number and get someone who just answers phone but can't help and if you leave a message good luck ever getting a return call. Since college town took over nothing has been done to the building the hallways and elevators are not kept clean. College Town Property bad news there are so many other options in Athens stay away.
I have jumped around from apartment to apartment during my time in college, and I can 100% say that I have had a great experience at Eclipse on Broad. Management is GREAT. During the first few years, I had a friend that lived here and I know he talked about the management being horrible, but now, Amber and Nick do a great job of making sure all of the tenants are taken care of. They even deliver packages MWF! There are snacks in the leasing office, along with a printer and tanning bed. While the apartment does not have many amenities, it is still very well kept and the kitchens are beautiful and spacious. My only complaint is the parking situation, but there is not really much that can be done about that. Just ensure that you secure a parking spot earlier rather than later and it will not be a problem. Eclipse is a short walk to the bars and all major downtown hotspots. Not to mention, the University Village bus stop is about 250 feet away, making it simple to get to and from class (the bus leaves every 15 minutes). Overall, I would recommend this apartment to anyone, and I have recommended it to a lot of people. The management is great and the actual apartments are fantastic and I could ask for nothing more. Really consider living here, you will not regret it!
Just like other reviews have mentioned, the management here used to be horrible. Thankfully, there is new management this year and it is significantly better, and just two months in, there have been some major improvements. The staff is now so helpful and friendly. They clearly care about their residents, unlike old management. Yes, there is occasional street noise, but that comes with any downtown apartment. The location is great- close to downtown and close to campus. I love the amount of space the units have, the stainless steal appliances, and the walk-in closets. It's a great price and it's one of the cheapest downtown living options. If you want an apartment definitely look into Eclipse.
The management here is the worst I have ever dealt with at any apartment complex. You will be charged and over-charged for anything that the management can possibly think of. The infrastructure of the entire complex is also horrendously built, as they were running a month late in building in the apartments (and made all of us that signed a lease for that school year live in a different complex, during the school year, until our apartments were ready). Because of this, cracking in the walls is very common, I'm not able to shut my closet door, and our stove is at angle causing our food to cook unevenly.

I wouldn't suggest this place to anyone I know! They basically do nothing to the rooms during turnover, so expect to move into a dirty room with messed up walls (this was after having only ONE person live in my room before me). Don't be fooled by the nonrefundable fee for cleaning the rooms during turnover...your room will still be nasty. The management is terrible. The manager is absent from the office regularly - leaving early so that speaking to her directly about issues can be tough since the student workers don't have much authority to do anything. Don't expect the manager to keep her word either. We had issues with rates being promised where she went back on what she had originally offered everyone. We were promised various things that never happened. No cameras in the gym so it is only open during office hours - 10-6 pm. My lease was half over when I finally received the promised cable box for my bedroom. The list goes on. Don't expect anything from going above Eclipse's manager to speak to a Premier Properties person either. The woman you'll speak to is just as bad if not worse. Premier Properties was awful to work with. I was treated rudely and with disrespect after trying to solve issues with my sublease, where I had to wait 5 months for the contract for my subleaser to sign, and I still had to pay the full fee although my subleaser could have changed her mind and left at any point. Eclipse's rating is inflated because I know for a FACT the manager forced office employees to write bogus reviews after receiving negatives reviews on this site. Don't live here - the location is great but the management isn't worth it. Live somewhere else near downtown, like 909 or truly anywhere else!!!

Whatever you do, DO NOT sign a lease here! Besides the great location, the management team is horrendous. They told me that there would be courtesy officers that would live onsite and take care of resident issues. Come to find out when I move in this was a complete lie. Not only are there no courtesy officers, but there are hardly any cameras on the property! There are absolutely zero cameras in the parking lot and courtyard and there is only one on the first floor. This means the courtyard, parking lot and floors are constantly filled with trash. The management team has an emergency cell phone but I've had friends who needed to call it and they never picked up. The property is extremely unsanitary to the point where there is left over throw up in the back hallway that has been there for months. Moving on from the uncleanliness of the building, the units come extremely dirty. I honestly don't even think they cleaned my apartment at all before I moved in. There were nail holes everywhere, dust, dead bugs, water stains and mismatched paint throughout the unit. They do a pathetic job of cleaning the units for move in. Once you're all moved in, you'll notice how paper thin the walls are and how it always sounds like elephants are above your head. This property was obviously built extremely cheap and the appliances are constantly breaking. The other issue with this property is that they have zero parking for guests. There are only two guest spots and the residents who have to park off site are always using these spots. This means if you want a guest to come over you're going to have to drive them every single time. I severely regret my decision to live at the Eclipse and I cannot wait to finally move out of this terrible place.

Having the Eclipse located so close to campus and downtown is a wonderful benefit to have. It makes walking or riding the bus to class an easy no hassle situation every day. It's even better for the social aspect of walking downtown to grab a drink or even a bite to eat. The apartments themselves were excellent, especially the kitchen, fancy granite counter tops, stainless steel appliances, and lots of space in the kitchen for food storage was great. The living room is fully furnished, but can get cozy if you don't bring an extra chair or sofa for guests. bringing in lamps for extra lighting would be recommended, since the lighting position can darken certain areas of the apartment. The rooms were furnished, which was great, and the closets are very spacious. dusting and cleaning usually had to be done about every week since it can get dusty and that can affect the air filters. Parking is very limited and can be hard to have guests over, but carpooling and finding nearby parking was never an issue. The amenities are small, since there is only a small gym with cardio machines and a multi-weight machine, a tanning bed, a pool table, and a club room with two TV's. Maintenance and work orders can be a hassle since outside companies come in to fix things, but most problems can be resolved with the internet and a tool kit. I would recommend the Eclipse to my friends and anyone else, the location is great and sometimes some patience is required with fix-ups, but other than that it's an enjoyable time.

Conveniently located close to downtown. I’m able to walk to all of my classes or catch the bus at the Classic Center. I really liked how the units come furnished so I didn’t have to bring my own but I would definitely suggest getting a mattress topper because the mattresses are not the best. The office staff is very friendly and always willing to answer any questions I may have. They do need to look into a cleaning service as the stairwells and halls can get really dirty over time. While they do not have the amenities as the other bigger properties, I prefer the smaller complex with less people.
Before I list the problems with this apartment, here are the benefits of living here: 1. Great location close to campus, buses, and downtown, 2. Already furnished with big closets and individual bathrooms, 3. Individually-based leases Now,the issues of this property come from the manager, Jennifer. Apartment issues take months and months to be solved. A treadmill has been left broken for months leaving only one available for all residents. I am also still waiting for the entry system to be worked out so that the gym will be open outside of the office hours between just 10 am and 6 pm (this was promised in 2013 when I signed my first lease here). A door has remained broken for weeks on end, compromising the security of the building. Last year, my lease was half over until the promised cable boxes for the bedrooms were finally provided. Jennifer WILL NOT live up to promises or fix issues in a timely manner to say the least despite resident complaints/reminders. There is NO cleaning service that maintains the property, so the hallways, stairwells, and elevator become disgusting. The expensive cleaning fee that is charged is bogus, as my "cleaned" room included lots of hair in my drawers, DIRT and holes all over the walls, etc...and that was only after the property had been open for just one year. Eclipse still uses the same "cleaning crew" when they turnover the units. Jennifer consistently leaves the office (her "full-time" job) for long periods and goes home early, making her unavailable. Eclipse will not remain competitive long - especially with Jennifer managing, as housing in Athens is becoming saturated with bigger and nicer apartments. I would suggest looking at other apartments such as the Standard, 909, etc. for better managed and cleaner properties that are in a comparable price range. You have better choices than here, believe me! Note: I only signed a second lease here to avoid another set of application fees and so on at another apartment. I'm just dealing with this apartment until I graduate.

If I could give Eclipse negative stars I would. The management is absolutely horrible and after a month of living there you'll realize that they built and bought everything as cheaply as possible. Good luck sleeping at night with 1. the street noise, 2. the construction across the street that has atleast a year or so left and 3. the bugs that climb in through your windows that are so cheaply made they don't close all the way. None of the 3 employees in the office actually know anything about maintenance so when you need something fixed they'll put your name on a list for when they bring a maintenance guy in.. in a couple of months. You pay a $275 "redecoration fee" when you move in (think this actually went up since I moved in) and they won't redecorate anything. The leasing agents (who are not professional cleaners) do a joke of a clean up before you move in so expect bugs, other peoples hair and toenails, dust, etc. Don't even think about having friends over because there are TWO visitor spots in the whole parking lot. TWO. And they are always taken by residents who are not supposed to part there and management won't do a thing about it. But if you let your friend park in the lot, they'll tow their car. Also have fun dealing with the constant trash, bandaids, spilt drinks, throwup in the elevator and staircases. Basically the worst decision I've ever made. The rent for is ridiculous given what you get. Take your money to the Standard or Whistleberry if you want to be near downtown Athens.
