It's a very terrible apartment to stay. When you have an issue, fill in a maintenance request. It always takes 2 to 3 weeks before the technician will show up. The apartment technician likes showing up on Thursday or Friday and promised to come for the repair on Monday. You won't see them as promised. You have to place several calls and visit their office before they turn up in another 2 weeks. Half repair would be done and abandoned, and the next thing you see is completed or canceled on your request. The apartment is nothing to write about. Their residents suffered much. As you are dealing with one thing, another issue will come up.

I know the rent is cheap, but they have definitely increased the price since the year began and I’m begging whoever is reading this, will take heed to everyone’s warnings. They will do their best to rope you in. Do not pay a deposit without seeing the actual unit first. If they tell you no tours, that means around and run away. You cannot get into the leasing office AT ALL. The front door remains locked and you wait outside until someone feels like attending to you. If you absolutely NEED somewhere to live, then be weary of the fact that there IS an infestation. The pests everyone has mentioned will not be eradicated in a single unit because they are not localized in one area. They would have to bulldoze that whole community to even begin to get rid of the pests. Roaches were a big problem because there are so many types. A treatment from pest control or any other professional will cease activity for a few days, but they will be back. Safety is hard to come by here as well. Before you consider still living here, look up the crime that will be in your specific area and then the surrounding areas. Also take into account, there are no cameras on the property besides the ones at the leasing office. Parking space in the lot is also scarce. If you get home after 6/7 you WILL have to park on the street and it is NOT guaranteed you will be anywhere near your building. So with that in mind, there will be gunshots, there will be cars broken into and/ or stolen. Kia and Hyundai owners are especially prone to be victims, but it is not limited to them. If you have the money to do so, invest in a dash cam because that is the only guaranteed way to ensure you have a clue as to who broke into/ or stole your car. You are able to call the non-emergency line to have someone patrol your area, but understand that their response time is not guaranteed or worth it. 9 times out of 10 they are already in the area for another issue, but it doesn’t not deter anyone who has sought out to take your belongings. Do your research and take in the reviews from current and former tenants. Those people in the office are only there to take your money. There are still other places in columbus where you may have to pay $100 more for rent, but understand you will be spending that $100 or more trying to maintain an infested home and any expenses that may come as a result of crime.
This was me and partners first place together. We were suppose to move in in June but had to be held off for a month because of the roaches. So we were moved into a different complex and had to wait till July. When we moved in we seen no problems or any sight of bugs until night hit. That’s when they came out. We ask there pest control people to get rid of them but they had us on a list and barely bothered to show when we called. There ac also wasn’t working at the time and we called MULTIPLE times for someone to fix it but they acted like they didn’t even want to be bothered. Me and my partner couldn’t even stay there because of the heat, mind you I was pregnant with my first child. When they finally fixed it, it was already winter. That’s when the bugs got worse. We couldn’t even stay there anymore. The bugs were so bad that we ended up being somewhere else but still paying the rent every month because we didn’t want an eviction and we couldn’t afford to pay early so we could leave. This apartment complex destroyed our first time experiences. This was a place where we were gonna bring our child but it was too infested and they didn’t care as long as they got there money. They don’t care about there residents well being. They only care about the amount of money they comes out your pockets and goes into theirs. Don’t do it unless you want to live with unwelcomed guest. If I could give 0 stars I would.

I moved in late December to pests. They only offered flimsy paper "traps" to catch bugs. The parking is a nightmare. NO ASSIGNED PARKING. I spoke with Rita after being towed, that I would just have to park further away (I work 3rd shift)so I would need to make the adjustment and walk further, maybe a block or 2. My fridge has been leaking for weeks, repairmen (he was very nice) have come out twice and still no change. I am still awaiting a response for an email I sent July 10th. Gun shots. Almost nightly.

There are no open service requests for your home (your fridge has been replaced). If you are having any current maintenance issues, please contact us so that we can address them asap. We are monitoring the parking situation in an effort to improve the situation. Apartments are not clean. Outside is always full of trash, broken down cars, dumpsters overflowing. Units had roaches, bed bugs and rats everywhere outside. Pest control would come, put traps for the roaches and then leave. They sprayed maybe twice but even said if other units had the roaches him spraying would do nothing. Come home from work at night and have huge rats running over the steps where you would have to walk. Moved out within 6 months. Take pictures of everything and keep copies for proof of everything

I was relocating to Columbus, OH and I was only able to view the apartments online, when I asked for a tour of the actual unit I was told that they did not actually show the units. I was told to sign a document that mentioned something about a "holding fee" and when I went to move in and saw the unit-- I was stunned to see that the townhome was NOTHING like the unit that they show online! The carpet was worn and needed replaced, there was dust and dirt all over the cabinets and the floors, the cabinets were painted a shiny black pain with white paint splatter all over them, there was huge hole in the wall in the kitchen filled in with some foamy white/ yellow stuff, the washer and dryer are in the kitchen not in the hallway as it shows, the tile in the bathroom is replaced one by one as needed or so it seemed and sticks out like a sore thumb, the closet doors swing and are not mounted to the floor to ensure that they wont break or detach from the track, and there was paint all over the mirror in the bathroom. This is only some not even all of what I saw when I went into the actual unit they wanted me to move into. When I brought these concerns to the director of the property, he told me that "according to fair housing the unit is habitable" and that I could NOT receive a refund. So I was denied a tour, lied to about what the actual unit looked like, and then denied a refund. Insane!! This is not ok!! If you're thinking to move here get ready to be lied too about what your unit looks like.

This place is a hell hole. The place is infested with roaches. none of the appliances work correctly, the maintenance people are terrible, the leasing office is nice until you’ve signed a lease, then they’re rude. I’ve had my car broken into twice because there isn’t proper lighting in the parking lot. The neighbors are loud and obnoxious and the office will tell you it’s not their problem when you call to report the issue. Neighbors will randomly fire off guns. You’ll get a 24 hour notice to enter your apartment almost every other week because something major needs repaired and if you tell them you’re not comfortable with people entering your apartment while you’re not there, the office will threaten you with a 3 day notice of eviction if you don’t let them enter your apartment. This place is a nightmare. Please, please, do yourself a favor and look elsewhere.

For a place in Columbus, this property isn’t too bad. Maintenance has been great and professional and addressed our issues in a timely manner and the property manager always reaches out to make sure our service request was fixed and to our liking. Very nice office staff.

Knock knock! “Pest control.” The anthem of the neighborhood. My neighbor and I are friends and we have similar issues. My family has mice and theirs has roaches and mice. All 6 apartments that use our stairs have at least mice and some have roaches. Pest control comes when we complain but whatever they do just pleases the pests because they tell us to stop any treatments we are doing, and they come and put treatments that the mice don’t even worry about. It never changes. 3 years of being here and we still have the same pests. We are leaving soon because we can’t take this much longer. We just wish we did not come here in the first place. Moving is tideous and expensive.

The leasing office is a joke and never take safety concerns and bug issues seriously. We have lived here for 7 months, and have had pest control out here several times a moth with and they do nothing but set traps and say they will take care of it. There’s is a major roach and bedbug issue here not to mention a massive fire hazard due to clogged vents full of dust they refuse to fix.

This place is a joke. More like a nightmare at times. Everything in your apartment was put together with wood and tooth picks. If you request maintenance and they miraculously show up you will find more damage done to your place then before they came and they don’t even clean up the giant mess they make. I informed them that my outlet didn’t work and my closet doors were falling off. My “new tile” lol laminate that I pay for is coming up and my “new carpet” has nails coming up though it. They show up and make it so my light switch no longer works. I complain about having no where to park which people have been complaing about for 5 plus years and they tow my car just to be dickheads. Eden Springs is the Honey Badger of the Apartment world and just like the Honey Badger, Eden Springs doesn’t give a sht.

Terrible management. I’ve had huge holes in my ceiling for more than 2 years. Good luck if your AC goes out “they’re working on it” is what you’ll hear for 2weeks, guaranteed 4 times a year.

Its been almost three weeks since i wrote a review and i got a reply to contact the office which i did but nothing changed. Security lights in the building has been out for almost 2months. My AC is down ,i have been to the office,i have called time without number yet everything is still the same. Mouse treatment has been done a million times to noavail. I took my husband there with a K1 visa to add his name to the lease and they refuse. The nexylt day we took that same visa to the BMV and got a learners permit. Please management go and read about the dos and the dont's for a K1 visa . Surroundings and stairs are never cleaned by management. If you are ready for stress then please move into Eden Springs

I stay in Eden springs and as i write ,workers are doing repairs on the roof without the management givung us any notice as to that. As i wite ,the security lights on the stairs as been out for close to three months. I hqve called the leasing office several times to no avail. Just imagine getting home late at night without knowing if somebody is by your door. I have complained about my dryer qnd they dont want to change it. They just come and touch one or two things and thats it. But i can dry a small lot for up to 3 hours. But dont you ever have a balance with them you will not have peace.

Having been here a few months now I am happy to say that we are still very pleased with our apartment and the staff. Phone calls are always answered and addressed properly and communication is good as well. Still like most of our neighbors and the area surrounding the complex has pretty much everything you need shopping and dinning wise.

I’ve been living here for several months with nothing but headaches. When I was showed the apartment the lady tripped on a step that is flipped upside down and said that would be fixed, still hasn’t been. There’s raccoons in our ceiling and vents, they’ve been here three times and trapped three raccoons saying they extract them and patch the hole but clearly haven’t done that, they only came out the second time after I called numerous times threatening to call animal services and have them billed. The tile in our shower is popping out and probably had mold behind it, they fixed it but putting glue overtop but it’s still protruding from the wall. Mainetence has come into our apartment without a notice which made us late to work since they were in our bathroom when we woke up. Our downstairs neighbors act like the stairs are their porch and harass my roommate and I. They have left broken glass and trash all over the front yard which has been there for months. I paid my rent on the third in the office and they failed to tell me there was a late fee when we have paid on the third before and there was no issue. If I could move now I would.

If all rent is not received before the 3rd day of the month, the Tenant agrees to pay the initial late charge of $30.00 plus a late charge of $5.00 per day until paid in full. My husband, son and I moved in about two weeks ago and so far everything has gone smoothly for us. The staff is very friendly, the complex is clean & all the neighbors have been friendly.

In the 13 months there,the dryer quit 4 times in1 1/2 months,had cockroaches,some climbing up the wall and also had mice problems. Maintenance came and sprayed twice and put down traps but still got in somehow. I would not recommend EDEN SPRINGS to my worst enemy.It was so gross having to clean up mouse poop on your kitchen counter or behind your couch. Very glad to move out.My review is not from a disgruntled tenant as they may say.This was my true experience.

Andrea, the office manager has been very helpful, whenever I have any issues she makes sure that the issues are resolved and also checks back with me after any maintenance repairs are finished to make sure that everything went well and if there are any other issues she takes care of them right away.

The apartment has pros as far as the view, washer and dryer connections, and pricing is decent. I have been in the unit for a few months and have a leak in the roof and the furnace closet. Maintenance isn’t the best which is a big downfall for this complex. As a first time apartment renter I’m more accepting but will not be staying in the unit long term.

I really wanted to love these apartments but my oh my! I’m not sure who these people with 5 star reviews are because not so long ago there were barely any good reviews for them. I’ll just sit and wait till my lease term is finally over!!! It’s a tough wait. The rats here are as big as raccoons. I have never seen anything like it. In a bad movie only. One got hit on the drive way a few days ago and they let it stay there till the cars ran it over to nothing. The roach infestation is on another level (you have to constantly empty your cabinets and put your stuff away for them to bomb the apartments, as if we have the time to be doin this all the time-people go to work and have kids) a....nd they will leave you mail from the rental office that’s as rude as a woman scorned-trust and believe that.

I am presently leaving in Eden springs. Please don't go there. The apartments are rats and rauch infested. And they claim to treat it to no avail. Security lights are bad and that is not their business. Of which you can be attacked at night. The management is the worst you can ever want to deal with. Please don't go there.

I moved in February 21,2018 and I have to say that Iove these apartments. It's quiet and peaceful when I walk onto the patio. I sip on my coffee and watch the ducks in the pond. I am a author and I do a lot of writing, my patio is my go to place for serentity. I love this place.

So far things are okay. I had a few times where the maintenance was not as fast as before but they still got to the things that needed fixing. I love that they do a follow up on any stuff that I had called in for to get fixed.
The staff is great and maintenance is great. The new guy Sam in the office is really helpful and so is all of the other staff. I love my home.

I recently moved into Eden Springs!! Any concern or question that I have the office staff are more than willing to assist me!! They really make Eden Springs feel like it is your home and they are happy to have you at their community!! The maintenance tech over my area is excellent!! He takes care of any issue and also makes sure he cleans up when done!! Overall the neighborhood is quiet and neighbors are friendly & respectful!!

My ninth month… Well, I would like to say that the parking lot and sidewalks were cleared in a timely manner when we had a lot of snow… I would LIKE to say that, but I would be lying. Three days after it snowed, I made a call to the apartment complex to see if / when it would be done, and they seemed shocked that it was never done. Due to the fact that I have knee issues (knee surgery within the past year), and the apartment across the breezeway from me has elderly occupants, I bought and used my own salt for the stairs and walkway. When I signed the lease, I was assured that the snow removal, sidewalk shoveling, and salting were going to be handled by the apartment staff. When they finally plowed the parking lot, it was left with snow and ice still about an inch thick (probably because it wasn’t done when it should have been), and the snow that did get plowed, blocked the parking spaces. The sidewalks had one strip shoveled on each one, so I guess that is better than nothing. Barely.

Run!!!! Between the roaches, the management that changes every blink of the eye, poor maintenance, the neighbor that practically murdered his wife and got away, the shootings on the corner, I wouldn’t give this place a second glance. RUN people! They screwed me over after being there for 3 years faithfully paying, on time and keeping my apartment in amazing shape. We offered to leave early in the month to get our money back they said yes. 4 days later after we already signed a new lease changed their mind. $657 I won’t ever see. Happened to be the month of my wedding and now I had to cancel my honeymoon. They were rude, I have it all on recording them lying and admitting to it. It’s a mess. Don’t waste your time! Also complained about carpet coming up when I lived there and upon walkthrough they said they’d replace it even though I paid for the carpet to be cleaned because of the holes. They proceeded to charge me for the carpet cleaning 75 off my deposit only thing they charged and left the carpet for the next people. Their reason for making us leave was because the roaches weren’t going away. Maybe because Maintenance people who weren’t cleared to treat pests were trying to, pest control would miss appointments and also stole my husbands prescription after surgery. Filed police reports and the pest company basically said he didn’t believe me. They also have no history or proof of being an actual organization and took 3 months to get back with me. Save your money time and hassle. Also went 3 months total with no heat or air conditioning during the time there. ?

I have lived here for 3 years and enjoyed it.i'm about to sign my lease for another 13 months. My neighbors are nice and kind. The office staff is always ready to sit down with you and help you when any issues you have with your apartment. there is a small play ground and bowling ally near by for people to go to.

Roach Infested they tell you they’re going to fix the problem but It’s the whole complex & they won’t get rid of them properly ! Cheap Paint when you go to try and clean your walls like remove dust or anything the paint turns black and stains .
I have lived in this complex with my wife and son for 5 years and seamed as a lovely place to live. No one in management ever cared for maintaining our place, even when we consonantly complained. Our carpet has needed replacing for 9 months, there is a leak that they won’t fix but send people to look at it. Management has also been dismissive about everything and consistently screwed me over. If you are looking for a place to live, look elsewhere because I don’t recommend it.

We moved here in July 2016 and were about to move out (July 2017). A couple months after we moved in, we started to notice bed bug bites and sure enough we were infested. We were treated 3 times and we still have them. We have passed multiple inspections even though we still see bugs. They don't care, they're not trying to actually rid anyone of bugs. The whole building is infested, they just move apartment to apartment. We also have roaches that they have "cleared" us of. We've had so many constant problems like the washer drain being clogged and water coming up into the bath tub, broken water heater, and dishwasher drain clogging and leaking and ruining the floor boards (hopefully they don't try to charge us for that.) And the goose poop is EVERY WHERE. Its so awful, its almost every inch on the side walk. Parking is atrocious. I've parked on the street every single day since I got a second shift job. Overall, it's a bad place to live with management who doesn't care about you and your living conditions. Please reconsider moving here, it's really not worth it.
