Property Ratings at Edge at Arlington
Avoid This Place - Worst Residence Ever! Do not trust anything they tell you! As soon as you sign the lease, you're trapped. The management is rude, unhelpful, and completely unresponsive. Any promises made are empty, and they have zero concern for the tenants. The maintenance team is just as bad. Not only are they incredibly slow, but they're also rude and dismissive. They avoid replacing broken items in order to secure their bonuses, and seem to have no interest in actually fixing anything properly. Don’t expect repairs to be done in a reasonable time frame. For example: Garage door: Took 3 months to fix. Stove: Took 2 months to repair. Water leak: Took 3 months to address. Garbage disposal: Took 2 months to get fixed. If something is broken, just forget about it — it will take forever to get any action, and when you do hear from them, it’s likely to be rude and unhelpful. The lack of urgency and accountability is beyond frustrating. I regret ever signing here and would strongly advise against renting from this place! To whomever is replying to these reviews: try to intimidate me with an excuse as you always do with anyone who complains, instead of addressing the real issue. This is only 1% of the problems I've faced, and I'm not speaking empty words — I have all the proof. To be fair, the only person who’s been somewhat helpful is Saif.

Property management company doesn't assume responsibility for anything, it took over a month and consistent pestering to get an outside door fixed so it would close properly and not sit open. Boiler on during the winter means the apartment will sit at anywhere between 81-90 degrees without turning your system on. Edit: Monarch took over in 2022 and it's only gotten worse. We've been waiting 6+ months for washers and dryers to be fixed so they don't absolutely destroy your clothing and have only gotten the runaround from the leasing office.
So to be clear, I've lived here an entire year, and so far, this has been the most consistently helpful and effective team of techs, leasing agents, and groundskeepers I've seen in the time I've rented apartments. Leasing has been helpful in sorting out issues with my apartment, and apologetic anytime issues occur that are egregious or unacceptable. The grounds are clean and taken good care of, which is nice to see when I understand they are staffing for a fairly large area. And most recently, when I asked the maintenance team to fix my dishwasher, they not only fixed it, but also ran a load of dishes for me while I was at work, which I can't help but appreciate considering how late I work some nights.

People working here are unprofessional and they lack communication. They try to avoid you when you try contacting them after submitting applications and will take longer.

I love living at the edge ! Amanda& Aaron are the best super helpful & nice haven’t had any big issues fixed my air when it was broken, nice neighbors & very convenient area tbh I would definitely recommend moving here tbh !!

Move here if you love having your AC broken for 3 weeks before they even give you a dusty, gross window unit(which smells like cigarettes), and no updates on the actual fix. Also if you love having less than 24 hour notice to get you and your pets out of the house and having to completely clean out your kitchen and bathrooms for "preventative" pest control for pests you have never seen. I had no problem for my first year here. Now I'm signed on for another year and every week is a new low.

Two weeks ago my apartment started smelling like cigarette smoke in a nonsmoking building. I'm a nonsmoker. The cigarette smoke smell is coming from some unit in the building. I've reported to property managers. They've been less than helpful in seeking out where the smells is coming from. I do not recommend living here unless you are extremely tolerant of the sights, sounds, and smells of apartment living. One year is enough for me. I'm counting down the days to my lease end date! Worst year if my life!
The office staff at this apartment complex are super friendly and go above an beyond with helping you apply an getting everything situated for my move in. Easily the best move In experience I’ve dealt with from an apartment complex, they showed my their gym facility which was super clean and had more equipment then normal apartment gyms. The pool area is extremely nice pretty large pool area very nice community grills an gazebo area for residents to have cookouts an such. Lots of community events planned by the office staff they hold their own cookouts for residents very close with their residents. Definitely worth checking out go see Lindsay or Amanda in the office they are absolutely amazing!

The rent is reasonable. The pool and gym are excellent! For me, having Raheem, a long time employee is reassuring. Having signed five leases at this complex it is so nice to have the same person in the office. He can finish my sentences and fix any problems. Raheem has known me for the years I have lived here. I trust him completely. The management job had many turn overs causing me to feel ill at ease. Then Shannon was hired. What a professional! In her first months hired she had to move 30 residents [ me included] due to repair work. I was amazed at how caring she was. If I walk into the office, Raheem and Shannon seem happy to see me. I hope these two employees stay because they make me feel safe and happy!

The management really doesn’t care about their residents. They have gone through so many employees and every single one of them are full of empty promises. Do not move here. We kept giving them chance after chance and we were given excuses every single time. I was hoping the new manager would be able to change things around here and we were going to renew our lease, but just looks like excuses and empty promises again. While living here I’ve had to deal with a giant hole in my bathroom ceiling that took 6 months to repair, black gunk filling my bathtub, the contractors ripping out my internet cables, barely 24 hour notices of the water being shut off. My apartment is currently 90 degrees and their solution will take a week to resolve and they won’t provide us an air conditioning pod. They use their abundance of problems as excuses for why things can’t be better. They are too busy with everything else they have on their plate, but the problems just keep piling on. The apartments look really nice, but underneath the paint and the nice floors are poor quality of life and management that doesn’t care.
They are so unbelievably rude and will try to charge you for things that don't concern you. Our cars got broken into and we were told "crime happens everywhere" before they shrugged their shoulders and walked away. They will enter your apartment with NO notice. They will not answer their phones, or emails. When you stop in the office they are almost ALWAYS on "lunch break" even if it's in the morning or closer to closing time. When you DO happen to get to talk to them they are so nasty and rude. I have a video of one of their employees being downright rude to me as proof. Everyone in that office should be fired and they should hire people who actually give a crap about the fact that this isn't just some job, THIS IS WHERE PEOPLE LIVE. They are all truly awful and terrible people.
The office is closed randomly for hours at a time. The staff has very little knowledge of their jobs. The leasing office staff is beyond rude and plays favorites with residents. Washer and dryer not included and leasing office will be no help with the system provided on site. The leasing office phone will not be answered. There are roaches and bed bugs in my building 5032 , as well as seeing them in the leasing office building while walking in. We have random treatments with last second notice, so strangers enter our apartment at will. There used to be a couple nice maintenance staff here but I have not seen them in a little bit. The “A/C” or heat has been down since I moved in. And without compensation I have had to deal with lie after lie. Only when one of the employees pulled me aside to explain to me whh was actually going on did I know I would most likely not be receiving AC at all this season. I was right, we received a notice informing us they switched to heat this week but guess what, the heat it down as well. This place has been a nightmare since my boyfriend and I moved in. Please avoid if possible and DO NOT give these people money. They will treat you terribly and are only concerned with taking our money.
I had an active leak for six months over a circuit breaker labeled a fire hazard by the fire department that was ignored. Morgan Communities Corporate agreed my situation was unsafe and I should be moved to a new apartment. Obviously I opted to no longer trust and support their business and rented elsewhere. They are now trying to charge me damage fees for problems I informed them about for six months. Leaks cause paint to peel carpets to tear mold to grow they knew this and they did nothing. They also have exposed faulty wiring, rats alive and dead everywhere, bed bugs, coakroachs, junkies leave their needles everywhere.Slimiest rental company total dirt bags do not live here.
Neighbors in this complex have been letting their dog do it's business right at the entrance to our patio. Have called several times, actually had the dog owner cuss me out, and every time they say maintenance will come clean it up.. well it's been months and this woman is having her dog poop even closer to our apartment. I want this fixed so my kids don't have to walk through poop anymore on their way to the bus and can actually play in our backyard but no one in the office of this complex seems to care about kids or that they house malicious tenants.
It looks and feels very much like a low income apartment complex. AC broke in summer, heater broke in winter. They advertise smoke free but it 100% is not. The renter below me smoked everyday and all my clothes smelled like smoke. Management said all they could do was ask them to stop. A chain smoker isn't going to stop. I'm not too picky on things, but I want to give everyone else a fair warning on this place. Stay away! Especially if you have a family.
