There was a homeless person living in the empty Apartment next to me and the police had to come and take them out!!! This happens often! Peoples car was broken into plenty of times! They just come into your apartment without a warning or notice!! People were getting robbed in the parking lot!! Roaches and garbage everywhere and nobody does anything
Roaches, Roaches, and more ROACHES. Maintenance are nice but roach guy does not take us seriously or help get rid of our roaches. Roaches in the couch, in the room and everywhere.
These apartments are awesome. Nice amenities, affordable prices, usually helpful staff. Allie in the office was totally amazing.
This is a safe and an affordable place for the average college student with all it has to offer. It’s within walking distance of the school,there is a shuttle, fitness room, pool and it’s a luxury style apartment. It’s also fully furnished with all utilities included in rent including cable and WiFi which is a must for me. The new management is doing a wonderful job at improving things.
If I could rate these apartments with zero stars, I would! I have been living at the edge for a little over six months now and these apartments are THE WORST! The whole length of my lease so far has been nothing but problems. All of the bedrooms are infested with bugs (including roaches), and management always fails to respond to maintenance reports. Our washing machine and dryer has never worked properly, and after waiting for almost a month for 3 light bulbs and a light cover, I finally had to go buy the lights myself when they were promised to be working at the time of move in. The parking lot at the edge is always way too full and it’s not uncommon to have to park on the other side and have to walk a good distance to get to your apartment. I moved in last summer and the pool was never open, and spent over 4 months being bright green and disgusting before they drained and covered it. It also took 3 MONTHS before I ever even got a key to lock my bedroom! Management is never any help and are always very rude and condescending and office hours are IMPOSSIBLE to work with if you have a regular job. The management is not understanding at all and charge fees for everything possible because the establishment is so deep in debt from multiple years of unsatisfied residents. Hopefully, for the sake of Conway, they get shut down within the next couple years. I would NEVER recommend this place to anybody. Though it is cheap for the quality it seems you are getting and all utilities included, it is not worth it! The apartments aren’t fit to live in period! Trust me, there are MUCH better options in Conway!
If you are a college student The Edge may seem like the perfect place to live with its close proximity to campus but it’s nothing of the such. The management is TERRIBLE!!!!!! They will try to charge you for ANY and EVERYTHING because the apartment complex itself is in debt from the previous tenants and management. They are now charging a $50 fee to turn on utilities when the utilities are included. They are very unorganized and the workers in the office are rude. They try to hide it with a fake smile but that’s because corporate had been contacted several times. If you don’t know your stuff they will definitely get over on you. YOU MAY AS WELL STAY ON CAMPUS. These apartments may look nice from the outside but the previous tenants have destroyed many of the apartments. I regret ever moving here. Once my lease is up I’ll be moving. Do not move here!!!
After 3 years of living here I can definitely say that it is definitely a great, safe and an affordable place for the average college student when you think about all it has to offer. It’s within walking distance of the school,there is a shuttle, fitness room, pool and it’s a luxury style apartment what more can you ask for! It’s also fully furnished with all utilities included in rent including cable and WiFi which is where it sold me. The new management has really turned this place around. One of their biggest previous problems was maintenance. It would take months for them to fix things but now when I put a maintenance request they fix it in a timely and respectable manner. Also in the past you people who worked there were rude to you when you said you had a problem and very unprofessional when you asked to talk to a manager. Also sometimes you couldn’t tell who worked there because they would wear anything. Now the staff there is very professional, have staff apparel (so it actually looks like a business), welcoming and make you feel at home. Now I will say that I was lucky to have good roommates. I feel like your a big part of your experience will solely depend on your roommates. They do have a good matching system but it’s better to sign a lease with people you know!
management has been changed three times in the three years that I have lived here. half of the residents are drug dealers. way too overpriced
Look, you can be as apologetic as you want, but the facts are these: we have been missing a bar stool, two desk chairs, an ice maker, and a microwave handle since we moved in seven months ago. When we moved in, the apartment was infested with bugs and disgustingly dirty, and we had to clean it ourselves, and no one came by to handle the bugs. One two CPAs helped us, one by getting our rent comped for one month, the other by fixing a few doors and drawer handles. I mean, the place was in total disarray. The WiFi sucks, and the office CONSTANTLY loses packages. Not to mention that they are at a total loss with their own bank drafting system. In total, they’re very unprofessional and I wish I had never moved in. At least the rent is cheap.

I had a horrible experience where I was put with a roommate who smoked weed. I informed the office several times, but they said there was nothing they could do. The smell was throughout the whole apartment, so I almost called the cops myself. Then I learned that they had been there previously from a roommate calling and nothing had changed. I also had a leak in my bathroom ceiling for months and no one would fix it. So I had a bucket in there every time it rained and eventually the ceiling started coming off. I got out of here as soon as I could. No one seems to care how I was living. Horrible.
Even though the apartments themselves are decent, the absolutely terrible customer service makes it unworth it. Their painful disorganization and blatant refusal to help you makes it like pulling teeth to get anything done. God forbid you ever have a grievance, because it will fall on deaf ears.
I moved out yesterday and I must say that the new management is a lot better. I had some problems with stuff lost or over charges with the past management but now they are friendly and they care about who is living there. If you are looking for an apartment in conway the Edge is a great place. They are turning things around so it may be a little while before it is the dream apartment that you are wanting but it is heading in the right direction.
Do not stay here, management is shady and will lie to you. The manager promised to move my roommate after they constantly threatened me, stole my things, and tried to get me arrested, but in the end did nothing. They will put random people in your apartment with no warning and if you don't get along to bad. There is constant partying, parking can be a nightmare, you're right near the baseball field so you can hear that, cops are here constantly, there are a ton of families so it isn't really "college living", trash is everywhere, the fees are outrageous, and you can hear your neighbors loud and clear. Even though the apartments themselves are nice it is not worth it. Do not stay here!
My son was home at Christmas - came back after 3 weeks, to an empty apartment. They came in through the window. Broke it, screen thrown down on the ground. NO ONE NOTICED??? Where was security that supposedly patrols the apartments?? And their GREAT security cameras? - NONE of them WORKED. Oh and that wonderful security gate? BROKE. Biggest freakin' joke ever. When my son called me, he was very upset, and he'd called the cops and the manager. I then called the manager - she could have CARED LESS. She was like, who? I asked her, how MANY people do you have that are broken into this exact moment??? I asked, could you board up his window so he can sleep there tonight? She wasn't sure....she's see how busy maintenance was. Suffice to say, the protective mother in me came out - and he had a board in that window that night. But she literally did not give one bit of concern to me, my son, our belongings, nothing. I have had a HORRIBLE, HORRIBLE experience with this place, and can not WAIT until he can move away!
I HAVE HATED EVERY MINUTE. I have lived at the Edge for a few months and let me warn anyone looking to rent here. DON'T! The management is completely incompetent the only thing they will do to help you is take your rent check. Don't expect them to fix anything in your apartment if its broken. If your dryer goes out it will take them about three weeks to fix it. They also love to key into your apartment and then not lock the door when they leave. There was a shooting here a few weeks back and the only action I am aware of was a note put in every apartment saying "We will fine you if you have out of hand party in your apartment" Your apartment will smell like weed 24/7. You will hear your neighbors 24/7. I have had to call Conway PD 7 times in the few months I have lived here due to illegal activity by residents. Management seems to not care about the property. But they LOVE to FINE you. they will fine you for anything they can so if you do make the mistake of signing a lease here be a model resident because they love to levy fines to your account. All in all i wish i could rate this location 0 stars because they do not deserve a 1 star rating
tried to sign up for a lease and even turned my money order in. When I came to up to my room before I got to the door it smelled of marijuana. Instantly knew I couldn't room with them. I went back to the office and who ever it was there I told her I can't be around illegal activities. Her response was that's all we have available at the moment. Then she said that we can't do anything about it. But unfortunately the one we will have Thursday I know they smoke. really? so that's how yall handle that? I said well I can't be here. it surprised me that in the lease agreement it states no smoking. if they wont enforce their rules then it told me they only put stuff like that on their lease agreements to suit them. management has no training or lack of owning up to their mistakes. I have learned a lot in the renting business after that. I'm just throwing in my 2 cents about the management. apartment looks nice it really does, but what if it was them cooking meth instead of weed. that whole building would be condemned til clean up if they ever bothered. ive never seen in a lease agreement where it states you have 3 days to make your mind up on the lease. it took all of about and hour.
i iike that i have great roommates. my room is very spacious. i love that my apartment is in the center of town, and close to my school
If you ever have a problem or need any help the people employed will NOT help you including the manager. I've been trying to get in contact with someone higher up than the manager and I can't even get them to give me a phone number! Trust me when I say do not move here.
I cannot wait for my lease to be up here. They have absolutely no regard for privacy. They will walk in to your apartment with no advanced warning. It has happened to many people I know that also live here. The management is young and often not helpful at all. It takes months for maintenance to come fix anything and once again they give no heads up that they are coming. They are free to move you in and out of rooms at their convenience as well. The only positive thing I have to say about this place is that it is fully furnished, all inclusive, and rented by the individual room.
