Property Ratings at Edge at Lake Lotus
Shootings on property. Scary! Awfully loud! Bad sidewalks if any at all! Not very handicap friendly. Lots of traffic noise from highway 434. Poorly constructed. Thin walls and windows. Terrible landscaping and very loud too! When someone flushes their toilet in the building, you get scolding hot water for a couple minutes in the shower! It's really a bad place to live! Also a crazy $100 late fee applies on just the 3rd of being day late for your monthly rent! So many fees! Truly a terrible place to live! Don't move here!
As a resident, we moved into an unkept unit with 10 year old carpet, damaged floor board, a cracked tub, broken cabinetry and many other issues. After 1 years lease a new company took over management and we were hopeful for change. Our hopes were quickly dashed. *Broken appliances such as a garbage disposal that leaked, broke multiple times, were bandaid like repairs resulting in damages to the undersink cabinetry. *Additionally, we had an absolute infestation of mice during roofing repairs. By infestation, we trapped an average of 4 to 5 mice a day in professional traps for a period of about 2 and a half months. It took multiple calls to get service for this pest issue and we ended up hiring pest control ourselves. *The air conditioning was a regular issue for us as well, having lived on the top floor. The temperature during the daytime would hover around 87 degrees F during the day and could not be cooled lower. This went unresolved for the entire 2 year lease we held. *The exterior of the units was filthy. Trash piled in the hall ways. Open drug use by neighbors in the halls that even after multiple reports went un addressed. uterley disgusting to walk into! * Parking, while usually not an issue becomes one add odd factors. Our car was parked in front of our unit and was illegally towed 28 miles offsite at a cost of 400$. Reason given, they were planning to pave the lot that day. No signs posted, no warning, no scheduled notifications at all. Just towed our car as though we had done something wrong. No to mention there are no signs posted that indicate the lot is a tow away zone. *Maintenance is atrocious. For 6 months we complained of a tree that was hitting our main bay window with the slightest of breezes. It lead to ants and frogs coming into the laundry vents and windows. This tree was never addressed and during a hurricane came crashing through our window, shattering glass and damaging two high end desktop PC units. This damage was not repaired for nearly three months! And lead to water during rains leaking in further damaging the horrendous carpet and lead to wall damage. The day maintenance came out their solution to the wall damage was to spray some orange foam into the wall and leave it. No patching the hole, no fix to the water damage, nothing. Additionally the incoming rain damage spread to the laundry room damaging the flooring there.
This has got to be the only apartment complex without a laundry facility in the state of Florida they removed the laundry facility to expand the gym that nobody uses they want you to rent one from them which is extra on already overpriced rent. Maintainance is worthless probably can't even screw in a lightbulb I can't wait for my lease to expire
I don't recommend living here. You are constantly lied to. I've been here two years, management changed constantly. it took months to fix , when water was coming into my bedroom every time it rained hard, soaking the carpet. They've fixed my shower curtain rod three times, it still keeps coming out of the wall. I give up. Now I find out they changed my lease without telling me. Now I have to pay another 15 days of rent. I already rented a new place. I'm going to be stuck paying an extra 500.00. The new owners won't change it and make it right. And that they do the same thing in their leases. There is also a lot of crime, people going from car to car trying steal things. I can't wait to move out of here. April can't come fast enough for me.

Bonnie, I apologize that you have had negative experiences in the past with the old management companies. As we have discussed already I cannot change your lease that you signed with the prior management company. In regards to the maintenance issues, if you are still having these I would be happy to put those work orders in for you. As always we are here in the office for anything that you many need.
Let me cut to the chase. My apartment flooded 10 times in 3 months and the management still has done nothing to solve this issue. I go to the manager every other day requesting them fix the foundation or put gutters on the roof. Mold is forming and it is a health risk to me. Management are inconsiderate and lazy. They do not want to do anything that isnt easy. Don't come here if you want a nice community for your family or for yourself.
They took 3 months to get me my gym key after repeatedly asking for it. You would think If I was bothering them they would just go and make the key? They are extremely lazy. Also maintenance does not want to work a day in their life. I've never seen maintenance men so lazy before. They sit on their golf cart and only work when its convenient for them. There has been one good maintenance guy in 2 years of living here.
We gave our key to the office to have it copied, now they're asking for money because we "lost" our key, when THEY were the ones who lost it. That's just the tip of the iceberg on all the bs that we've had to deal with living here. If you want an organized and honest management office, don't rent from here.
This apartment community is very nice and affordable. The staff is friendly and professional.
