Haley was super kind and welcoming. A rockstar on their team. She showed me a beautiful one bedroom that was quite spacious. The mail room and activity room has a great view of the pool. The building is pretty distinct from others with its art.

Have just been here a week. This property has an extremely competitive price point per sift while maintaining higher end features (appliances and finishes are great). Great location and the leasing staff are super responsive (shoutout Michal who went above and beyond to expedite my move in process!). Great location but the parking garage is very annoying if you’re in the building across the skywalk - unit location is important for parking/noise/views. Nice amenities but the pool is a bit small if that’s important to you.

I have lived at the Edge for over a year and I have loved it. The location is amazing and the apartments are very nice and spacious especially being located in such a good and busy area. But the most important thing has been how the staff has taken care of everything. Michal and Savannah have been so nice and very helpful with everything I needed. They have handled everything for me and really make living at the Edge a great experience.

The Edge has large apartments and is in a vibrant and fantastic location. I also thought the rental rates were very competitive than I expected given the location. The place is being renovated, so I didn't get to see it's full potential. I look forward to visiting again once the renovations are completed.

First off I was greeted by the staff in the leasing office (Edge on the Belt-line) when I walked in. I'm a believer of first impressions and good vibes and that's what received. The Edge on the Beltline is a wonderful community to live. They have an awesome leasing staff ( Jessica , Janae, Michal and Katie) are all knowledgeable on the area and gave great support with getting information. The security company One Punch they use are also helpful with securing the community and ensuring great safety for the residents and visitors . These apartments are really and in a very convenient location, not far from where I work. I considered them because of the workforce program - the units would have been a little more in my price range. Unfortunately, they were all out. The price is definitely worth though especially with service. You should definitely ask for Michal!

I relocated to this residence just a week ago, and the entire leasing experience has been exceptional. From initially contacting the leasing office for basic inquiries to the actual move-in process, everything was seamless. The leasing representatives, particularly Michal, who provided me with a tour and handled all the paperwork, were incredibly warm and welcoming. Constructed in 2019, the apartment complex is relatively new, including all of its amenities. Prior to moving in, I was concerned about potential noise disruptions from the nearby train tracks and bustling beltline area. However, I've found that these sounds are hardly noticeable, especially at night. Thus far, my experience has been nothing short of fantastic. I intend to periodically update this review to provide further insights into my ongoing satisfaction with the property.

Edge on the BELTLINE is an amazing place to be I recently needed a place to move last minute and Michal made sure the process was very swift even after I had an error she worked with me and jessica the manager made sure that I was able to complete my application without any issues Janae made me feel comfortable during the wait. Moving day came and Michal walked me through the property made sure I knew the ins and outs , and accommodated me with easy access to move all of my furniture. I appreciate the staff so very much .

Coming up on 4 months here and I am overall very happy. Apartment is great and the building is pretty well maintained. This is my 3rd complex I’ve lived in Atlanta and it is by far my favorite. Leasing office has been available and Dennis was especially helpful during my move in.

Lived at Edge for 2 years and love my apartment. Can’t beat the location and have met many new friends. I will definitely renew my lease in December as the rent is comparable to other apartments in the area….and located right on the Beltline. No real complaints other than neighbors can be a little loud at times. Would recommend.

The location is great, and the security staff make you feel safe but between the subpar facilities and abject failure that is the building management company, December can’t come fast enough for my lease to end so that I can move away from this property. The staff here never answer the phone for resident calls, which is annoying when you have to walk down to the leasing office to ask a simple question, but is especially challenging to reach them when you — like me — spend four to five days working out-of-state. Speaking of which, I am writing this review from outside the leasing office, where I was told I would have to wait all day for a package to be delivered from USPS because it would not fit in my mailbox. The building rolled out a new service, Fetch, for package management in June and since I pre-ordered this item in May, they will no longer accept it because it was not ordered through the new system. The building is always announcing new ways to fine residents and charge them for services, even if they are not receiving them. When I moved in, I was offered a choice between an access card to the building and a key FOB with garage access (for an additional $75 parking fee a month). I specifically asked if I could return the FOB when my car lease ended and was told I could. Five months later, when I no longer had the car, I was told I would have to continue paying for the parking space I don’t use for the remainder of my lease. The stairwells are routinely dirty and frequently have broken glass on them. The garage gate is broken every other day. Last week the main elevator and a carpeted hall on the third floor were covered in poop for hours before the property management cleaned it. The deck furniture is moldy and mildewed, the walls are so thin, you can hear someone speaking two rooms away on the other side of our unit, and the power randomly goes out. In the aftermath of a leak that left one of our closets and bathrooms reeking of mold, we had to beg, barter and threaten management for weeks to do the bare minimum of mold remediation while my housemates and I struggled with asthma related complications, and they only did that because my partner is a health and safety professional who was able to walk them through how to safely resolve the issue. If you’re looking to keep your peace, whatever you do, don’t move here.

Have had a great experience living here for the last year. Prime location and the building is great. The staff is friendly and fun and they host resident events. Kehau is especially nice, she plays with my puppy any time we’re in the office

Moved into Edge about 2 months ago and so far I have really enjoyed my new apartment. Best part is the beltline is in my backyard! Would definitely recommend. Everyone seems so friendly.

Management is horrible. Impossible to get things fixed in a timely manner, an inaccurate balance letter was placed on my door for fees when I paid and even earlier than the end of the month as expected. The parking gate is always broken, elevator in building 2 also breaks and is not fixed until the following week. Apartments are nothing special, you can get a better deal and location of the beltline in other apartments in the area. I would avoid dealing with this complex in management at all cost.

1.5 year resident: Please be careful as you read through the reviews, as a lot of 5 star posts are people who have only TOURED the property, & have been offered incentive to post one. Not actually lived there. That said, this was easily the worst property my wife & I have lived in. We never felt safe due to broken doors & no fobs needed to access hallways. We felt lied to when the staff would tell us one thing & blatantly do the other & we felt cheated out of money when we’re forced to pay new fees & new charges without warning or even an email’s notice. This will happen if you move here. We lost packages WEEKLY here. Their package room was a mess at all times & when brought to their attention they said that a representative would come out to speak to them about fixing the situation & they never came or worse, placed the blame on us for not having a PO box. This is the same property that had hundreds of cars broken into in their parking garage. You would think that that would cause them to be more strict about safety & security, but no. Our doors were broken regularly, our entry & exit gates never worked & you’d only find out when you attempted to get into the place you pay to live in. We would email our concerns about doors being left open or fobs not being needed to access places & we would either get no response or the “someone will be out to fix this soon” lecture, & they would never come. We went months with 2 broken doors that allowed access directly to our floor from the street. If you move here you will pay for amenities you can’t use, & be overcharged for every single bill PLUS fees, even though the company that sends you the charges are owned by the same property management company. Your charges aren’t based on usage like everywhere else. You will be charged more if your neighbor takes longer showers, or a 2 bedroom apartment has 3 people in it who use much more water than you do. Everything about this place was truly horrible. The staff was rude to the point of shocking unprofessionalism, took no accountability for the damages around the building, & lied to our faces on a consistent basis just to get us out of the office. Again, please read through the 1 star reviews to see how actual tenants felt. If you want a place you actually feel safe in, a place where you can actually have community, & a place that actually provides the services you will pay for, then I strongly recommend any other place on the Beltline. Not edge.
Poorly managed, dirty, non transparent about fees or any communication. You will lose packages, things are constantly broken. Save yourself the headache - not worth the luxury price tag.
After living at this property for over a year, I have noticed that maintenance has gone down hill. The hallways, elevators and stairs are not cleaned regularly. I have to call the office regularly if I want to see them cleaned up. Additionally, there is dog urine and trash consistently on the stairwells that is not cleaned or picked up regularly. The elevators are also dirty and the elevator that leads to the hallway with the trash dump is unusable because of the smell and the trash liquid on the floors of the hallway. The ladies that work in the leasing office use it like their personal space. It smells like food and there is dog hair all over the carpet. The package room is always a mess and I have had several packages go missing. Save your money and find a different place to live. This building looks like it is 7+years old due to the lack of upkeep.
Have lost many packages living here from an extremely messy and unorganized package process. Lots of maintenance issues that take a while to get resolved with no sort of compensation from management. Not a good experience at all, should listen to reviews
Just walking down the hallways that have carpet are never vacuumed. They really need to hire a management company that focuses on keeping it clean
Run, don't walk away from this management group and property. I've lived here for 9 months and each month the value of living here drops lower. The management team is staffed 2:1 for leasing and the operations person communicates sparingly about the community. It took 6 months of promises to get a package locker installed after residents lost thousands of dollars due to theft. I personally lost about $850 of packages before the situation was fixed. The property is not secure (entry points break frequently) and the security team can frequently be found sleeping in their vehicles. It is located in a transitional neighborhood (read: gentrification in progress) and you will hear lots of train/transit noise, revving engines and occasional gunfire. The buildings are fairly new, but the interior is not maintained and the hallways are frequently lined with uncollected trash (that you have the luxury of paying $50/month for). The trash chutes are filthy and the walls are touched up using paint that doesn't match. My unit has something break every couple of weeks (light switches, dishwasher, refrigerator water spigot, disposal and clogged plumbing). It usually takes a few days to get a response if a maintenance person responds at all. I've repaired several items myself out of frustration. In summary, there are many options on the Beltline, I'm convinced any building would have been a better choice for me.
Was excellent until The Connor Group’s mismanagement ruined it. They are uncommunicative, neglectful, and cant even keep the building safe for residents. I’m leaving as soon as possible and I suggest you stay far, far away.
76 cars broken into in one night. Many apartments broken into. Many bikes stolen. Zero response from the new management.
Absolutely loved this property until new management arrived in December (Connor Group). Since the Connor Group arrived, they have changed staff and fired our previous security company. One of the main reasons I moved here was because of the gates, door fobs, and security presence at public entry points. Since the Connor Group arrived and put a new security company in place we have had 3 apartment break-ins and 76 cars were broken into this morning. How are 76 cars broken into without security knowing? If they are not fired I have no hope for this place. Not only is the new security company ineffective, but they have been seen roaming the halls (some staring at their cellphones). I do not understand this strategy. What are the chances that they will be in the right place at the right time during a home invasion in a complex this size? Instead, the indoor patrol means that no one is at the public entrance points. Also, the front office sends wrong information about new billing systems and makes no apologies when corrected. If you pay online DO NOT use the Connor Group’s new autopay. Have heard nightmare stories. When I moved in I was so excited to have such an excellent property management staff. The service really made this place special and worth the price to rent. They had social directors and kept residents up to date about events and issues with GA Power when we had a few power outages. They were unbelievably friendly and helpful. Once even had someone from the office walk myself and a delivery man to my unit so that we wouldn’t get lost (over the top service). I feel as though we got the bait and switch. Love the area but will be thinking hard about whether or not I’ll be staying after my lease ends. Sad. This place went from hero to zero within a months time. Read the next few reviews too. The 5 star ratings were earned BEFORE Connor Group came along.
