Located about an hour west of Sioux Falls on Interstate 90, Mitchell is a small and secluded city on the plains of South Dakota. Mitchell’s biggest claim to fame is as the home of the Corn Palace, a popular events venue and world-famous roadside attraction which receives a new set of exterior murals (made of dried corn) every year. Beyond this historic novelty, the community cultivates a charming suburban atmosphere for its residents, with lush tree cover, serene neighborhoods, and a charming Downtown district packed with historic storefronts. On the north side, Lake Mitchell serves as a popular destination for swimming, camping, and hiking in the warmer months.

Living at Edgerton has been my best experience yet. The price of rent with all the added benefits makes it so worth it. Edgerton provides a safe and secure environment, clean apartments with quality appliances, washer and dryer, and internet provided. Sure, it might be slow at times, but it's no extra cost for those that just need it for a few things. Utility bills are very affordable, if you manage your AC/heating unit well. The location within Mitchell is perfect with the proximity to the main roads as well as a reasonable walk to the grocery store. I have enjoyed my time and stay at the Edgerton Place Apartments, I would definitely recommend this place to anyone looking for an excellent place to call home!
There is NO safe place to go in the building if there is a tornado. CONS - The provided internet is terrible. It is lined, so you have to buy a cable and hook your computer directly up to the wall. Or, you can buy a router to at least have WIFI. But you will barely be able to stream Netflix. - The heating/AC unit is not suited for SD conditions. Even if you set the unit to autopilot, it will constantly run to "make sure" that the air is circulating in the apartment. It is constantly running and increasing your utility bill. The unit is extremely noisy, so you will not be able to hear anything in the living room while it is on. AND, it only heats/cools the area five feet in front of the unit. - The public hallways have absolutely no air circulation. This means that they are hot/stuffy and constantly smell like old, nasty food - The stairwells constantly smell like trash and marijuana - The average monthly utility bill is more than $40. I barely used the air conditioning in the summer and always made sure to turn all of my lights and appliances off and my bill was still over $40. Way more during the winter months when I had to keep the air/heat on. DO NOT trust anything management tells you.They will lie to make the sale. Before I signed my lease, I asked multiple questions about the property and Management flat-out lied to me when answering my questions. Two examples of the questions I asked: -I asked how late the construction crews would be working and if they worked on the weekends. I was told that they do not work past 5pm and not on weekends. --Reality: The crews worked until well past 8pm as long as there was still sunlight and worked early morning weekends -I asked multiple times if I needed to keep the apartment at a certain temperature to make sure that the pipes do not freeze in the winter. I was told that all of the pipes were in the middle of the building and that I did not have to turn the heat if I did not want to. --Reality: The front air conditioning heater/fan is horrible!! It started freezing when it started getting cold outside. I asked management about it and they said to me that I needed to make sure that it was always on. When I told them that I had asked questions about it before I moved in, they gave me the most disparaging/how-stupid-are-you look and said "It is common sense that you would have to have the heat on when it is below a certain temp outside. You can't let things freeze over. It is basic, common sense"

Building is less than two years old, has a workout room and a communal TV / meeting area. Appliances are top notch with a dishwasher and a washer / dryer in your unit.
I love the apartments and they are very reasonably priced for being located in Mitchell. Most things are included in rent which is nice, but be weary of that. The internet that is included in the rent is terrible. It is supposedly a 10MB connection, but you are lucky if you get over 1MB. You can forget about doing any streaming or gaming on this connection. Another thing to keep in mind is cable and internet can only be bought through Mitchell Telecom which compared to other options in the area is probably the least desirable. Overall, the apartment is nice, but it is very frustrating when you can't even get a webpage to load at night.
