I have lived here since it was first opened in the 300 building and have enjoyed every month of living here. Quit, well maintained outside and inside of buildings. Very friendly staff that treats you like family. Occasionally Mr Young is seen on the property and is very friendly talking too. RPD
These apartments look great with great amenities, but one winter with them was enough for us. There's gaps in our laminate, kitchen sink was uncaulked, and the windows/doors have poor insulation/seals leading to temperature/ insect issues even when clean and let in smells from outside/other apartments. Low grade flooring, cabinetry, appliances and fixtures. No air filtration originally had us fighting construction dust constantly, I personally had to vacuum inside our air intake to remove paint chips and drywall dust that had us constantly dusting. I now have an external filter in front of the intake and no longer battle with heavy dust. You can hear the neighbor's appliances running, early morning toilet rants or even get into bed in the room above us. scary feature can feel the building structure actually shake if any of the garages below us open or upstairs neighbor drop something hard. You cannot have much on in living room because the power goes out. We were constantly resetting the breakers until we figure out how we could make our low end gaming pcs work in. The bathtub drains painfully slowly and is a bit finicky to get to seal if you choose to take a bath. The shower/tub has no direct lights to make cleaning easy. The "cleaning" crew does a minimal job at best. Common area carpets are lightly vacuumed once a month but not deep cleaned since we came here. A resident's dog had an accident in the main foyer and the brown marks remained so far (like two weeks). There has been a nearly constantly present urine stain from in front of our elevator on the second floor for two months, when the stain got so big that it would be hard to avoid it if you lived so I called and now the stain is shrunk likely because repeat offender. Dog poop cans aren't emptied as frequently as they need be so you can see overflow weekly for the dog owners that are responsible. Elevator is filthy both from dogs and human touch.
On first glance these apartments look great - but once you're in.... can be a lot to deal with. Substandard building materials to be considered luxury living. Low grade flooring, cabinetry, appliances and fixtures. Can hear the neighbor's dryer running and - scary feature - can feel the building structure actually flex/shake if the washer load spins out of balance! In our first month, our hot water tank went out 3 times. 3 separate maintenance visits - finally - replaced the faulty part. You cannot have the TV on and certain lights on at the same time that you turn on the garbage disposal... because the power to half the apartment goes out. Constantly resetting the breakers. Management/maintenance says "guess that's a wiring problem from when it was built." Then, the furnace electronics went bad. On a one year old furnace?? We had space heaters provided for days because it broke on a weekend. The bathtub drains painfully slowly. We used multiple bottles of Liquid Plumber during our time in the apartment. The "cleaning" crew does a minimal job at best. Common area carpets are lightly vacuumed once a month but not deep cleaned in the 2 year stay. A resident's dog had an accident in the main foyer and the brown marks remained for over a month... still there. There are stains in the elevator - assumably from from a resident taking out their leaky trash bags or a food spill. Handprints all over the stainless steel surfaces in the elevator. If you are a non smoker and live in an upper apartment, and have the misfortune of a smoker moving in below you, you will have to get used to your apartment smelling like an ashtray. You cannot keep windows or your balcony door open without this issue. This property allows smoking on decks, patios and balconies attached to the building.
I was relocated to Buffalo for work, Jen in the office was easy to work with and accommodating. I Just hope i get to stay here for a few years before getting moved again. My apartment has a great layout and upgrades that i couldn't find anywhere else during my apartment search.
Worst place ever, gave my daughter and husband less than 2 weeks to move out after she notified them they were having a home built. Because her and her husband's lease was up at the end of the month, they thought they would do the right thing and let them know they would be moving by the end a February, maybe a month later depending on whether. She stated you have two options 1: either sign a whole new year lease, and by the way we are taking out the buying a house Claus, were you only have to give 60 day notice. That's going to be removed Or 2: you sign a whole new year lease and your responsible for the whole year. 2 young adults work 2 great jobs, this is how they are treated. Oh and by the way Along with the move in weeks because they were put between a rock and a hard place. Having to make a quick decision. Also because they didn't give 60 days notice. They will NOT be getting security deposit of $1200 back, they even received a nice little letter under their door. BEWARE AND THINK TWICE
We moved into Edgewater about 7 months ago and we absolutely love it. We are a family of 4 with a 70 lb mixed breed rescue dog who needed to find a temporary residence while we are in between houses. I looked at dozens of apartments but had very little luck finding what we were looking for. My search ended when I found Edgewater. The apartments are beautiful and spacious. There are garages and storage units on site. The office staff are professional and courteous. Jen and/or Beth have always been available to answer any questions or concerns we've had. We have only had a couple maintenance issues, both were minor adjustments that you'd expect from a new build. Jim, the maintenance man, is very friendly and was quick to respond to our needs. The grounds are beautifully maintained, the common areas are always clean and comfortable, the pool is beautiful and supervised. There is a fenced in dog yard so our dog can still run around and play ball. There are community events held in the club house which is a great way to mingle with other friendly residents. Apartment living is different for us but the amenities and the staff here have made it an easy adjustment. We often joke that living here feels like being on vacation. I would definitely recommend these apartments to family and friends. Life at Edgewater is GOOD :)
After selling my house in Texas and moving back to Western New York I looked at about 50 apartment units, from downtown to the suburbs. Edgewater had what appeared to be an unbeatable mix of amenities and cost. Combining those items with proximity to friends and family, I jumped at a brand new 3 bedroom unit. Since moving in in May, I have had numerous issues with the apartment: Multiple building wide fire alarms (in the middle of the night), faulty CO2 detectors in my unit, a broken furnace, and various other maintenance issues. The complex held up landscape installation due to area construction all summer leaving a muddy and dusty mess everywhere and once installed it has not been maintained (dead trees, missing sod). The middle detention ponds between the buildings appear to have been constructed incorrectly since they hold a lot of water and once the summer hits will be a breeding ground for filth and mosquitoes. The apartment owners, Young Development, have decided to construct 4 additional buildings adjacent to the site but use the single residential driveway as a construction entrance meaning residents have to contend with dump trucks, construction debris, and deliveries every day. I have almost been hit a number of times by truck drivers who don't look before pulling out of the construction site into the complex. The appliances, hardware, millwork, and other apartment finishes are completely below market standards. The craftsmanship in the construction (walls that are not square, trim that isn't lined-up) is also below the typical quality you would see on "luxury" apartments. I can hear almost every word that my upstairs neighbor speaks and every footstep, there is absolutely no insulation between the units. Management is awful. Both Young and the seemingly sweet apartment manager are useless. They make promises they can't keep and lack any accountability or even the courtesy of a return phone call. The apartment maintenance person is the one bright spot of the complex. He is prompt, responsive, friendly, and works hard to fix all the issues in the 4 buildings (soon to be 8) himself. I have lived in a few apartments before this and every one of them, while not perfect, did not have anywhere near the issues that Edgewater has. The amount of problems I have seen in 8 months rise to the level of absurdity that makes me feel like someone is playing a joke on me, and the rest of the very friendly residents of the complex. Renter beware.
When I first visited the apartments I fell in love. For the Buffalo suburban area it is as close as you can get to luxury style living. After moving in I must say that they layout of the apartment is almost everything that I could ask for (and I am really picky). The attached garage is worth the extra money if one is available. There are still some hiccups with package delivery (as expected with a new complex) and for some reason I have yet to find apartments in this area that can get light switch layouts in an efficient manner (I always find it useful to have access to multiple switches for lights so I can minimize going back and forth - me being picky again). But literally those are all of the complaints that I can muster up in regards to the complex itself, which says a lot. Overall just judging the apartment and the office staff I would honestly give 5 stars (plus). However, there was one thing I was not anticipating and wanted to share for potential renters (and light sleepers). I did not realize the proximity of the apartments to two train lines. The closest one being about 0.5 miles from the complex. Do I hear the trains going by? No. Do I hear the horns/whistles? Absolutely! As with trains there is no set schedule so you can hear them going off all hours of the day/night and 7 days a week. During the day I am fine but at 3/4 am in the morning I have been awaken several times (in a row). I am hoping to get use to it as I really love the apartments. I do not blame Edgewater for me not doing my due diligence to investigate, but I had to remove a star because location is of importance.
