The absolute worst complex in sandy springs , the maintenance team is absolutely terrible and incapable of completing work orders they just close them out , they need to get rid of them they don’t do anything except ride on the golf carts all day . The office staff barely does anything except take a message there is a rat and Roach infestation along with black mold all in the walls and vents and bathrooms it’s disgusting. I cannot wait to move

My roommate and I went thru 2 months of back and forth with the staff here pertaining to just a simple transfer of units. We sent COUNTLESS of emails and they BARELY if ever responded to ANY of them. There communication and accountability here is HORRIBLE; to say the least!!! We were told a move in date, and when it got to that date it didn’t happen; after spending 3hrs in the leasing office. We were also promised a lower price, and that the unit would be fully upgraded, but NONE of this was true, nor did any of it happen. We were also told that a washer and dryer would come with the unit ONLY to find out that it didn’t; we had to rent it. Mind you I had already had a washer and dryer but I sold mine due to being told that we were going to get one. And all of this occurred after the fact that we had taken off days of work, canceled a VERY important Dr appointment, reserved a uhaul, etc. We were promised some type of compensation for the inconvenience but again after sending COUNTLESS emails, NOTHING has been done, nor has ANYONE responded to the emails or even had the courtesy to reach out.
DO NOT MOVE HERE!! The property itself looks nice enough and the space in the units is laid out well but that is the extent of it. We have lived here for almost 3 years now and it has gotten progressively worse. Maintenance requests go complete unanswered, the will hike your rent when you resign, and I'm honestly beginning to wo Der if anyone actually works here since I never can get anyone on the phone and the office is always "closed for a tour" when I go try to talk to them. We will not be resigning a lease this year. We basically live in a swamp, our toilet barely flushes because we are literally sinking into the ground, and now today we have no hot water but our maintenance request was closed immediately (per their usual pattern) with no response. UPDATE 7 MONTHS LATER: we have moved out now. We are still in touch with our old neighbors. The new tenants are already in our old apartment. Not a single issue we highlighted at move out (and throughout our residency) was fixed before he moved in. The patio is still rotting away and likely to fall in. The mold in the walls was never addressed. Furthermore, they sent us to collections. No communication from the leasing office ever regarding owing money. As a matter of fact, we followed up with them about our deposit being returned multiple times and was told our payment was already mailed out. You will regret moving here!! DO NOT DO IT! If I could give negative starts I would give -5 stars

I was in unit 2011c. The gate has never worked!!! The management team changes daily! My apartment flooded at least 3 times. I've had everything from mold, leaks, holes in the walls, broken refrigerator,spiders tons and tons of roaches everywhere!!!! But the last straw was the rats!!!!! You can hear them crawling in the wall. Rodent droppings in the stove in the kitchen and behind my bed!!! The entire building had them. Please don't move there! It's a very old property that needs to be torn down.

Horrible maintenance, put in so many requests for them to be out right ignored. literally would put a request in and they would close the ticket with out sending anyone out to fix it. Plus in the five years lived there the gate worked maybe 4 days. They normally just left it open. And the kids that live there are ridiculous, they will be playing in the middle of the parking lot and have no conscious to move out of the way. One day a kid threw rocks at may car as I drove by, they have cause property damage to both the complex and other people's cars. And speaking of cars, beware when ever they do " upgrades" to the entire place there are always screws and nails scattered everywhere. It cost me and my husband tires. The valet trash is a joke, no way to avoid paying for it, and half the time they never pick up. Over a non-holiday weekend out trash sat outside for 4 days before they finally came and picked up. Idk what is wrong but the property has changed hands so many times and each time it does management get worse. Would give no stars if possible
Terrible management, no organization, spamming out emails for events when there are leaks in the apartment. This company spends all the money they can to make the office look good, but will neglect the apartments when something actually is wrong. Black mold in neighboring apartments, bug infestations, inconsistent services, constant water shutoffs for "maintenance", fees for everything related to moving out (impossible to get last month of rent to actually go towards the last month, or for security deposits to be returned). Horrible place, with a lovely entrance. Avoid at all costs or be prepared to spend 2 months rent to leave.

The rooms are nice and the water pressure is great when the water isn't shut off. There have been multiple incidents in the complex where the police were called. Two (that I know of) involving a gun. When there is a small, easy-to-fix issue, communication is tolerable -- not fast, but you can usually get an answer. For issues that are more complicated, or involving a larger amount of money, they are incredibly slow to get back to you, or they will just ignore you hoping that you give up and forget about it. I have had to have maintenance come to the apartment multiple times now to fix the same towel rack because they don't completely fix it -- they just make it appear to be fixed before they leave. Maintenance doesn't lock the door when they leave and sometimes they will leave your door cracked open -- I have a cat so this was incredibly frustrating. They lose emails and documents so make sure to keep record of any communication or shared files. I've had to send multiple repeat emails containing the same exact information.

Let’s start with false advertising: This community claim to be “GATED” and this is not true; the gate hasn’t worked for at least 5 years now; the new management never even attempted to fix it. The pool was closed for two years; and just opened and guess what you have to pay a fee (buy a pool pass) to use it (this is one of the amnesties offered by Edgewater at sandy springs)?? Gym been closed for over a year and still closed along with the movie theater … Breezeway in my building floods every time it rains; and I sent several email (since November of last year) and it still hasn’t been fixed; they did put some Little Rock’s to walk on which is useless since the water is way high yet then those walkers… Communication is none existent; you can email the office as many times as you want and all you get is silent treatment they don’t even bother to answer you…

Me and my girlfriend had been looking for the perfect home. We stumbled across this one an decided to give it a try. Having Yari as our tour guid she was very informational an just over all helpful. Definitely looking like a great place to call our new home.
Absolutely the worse place I have ever lived thanks to their front office staff,besides loud neighboors playing music, random cops visits at nights ,staff is the worse ,I only needed help twice the time I lived there,once someone broke into my mailbox ,I needed a new lock and key after 3 calls 2 trips to office they were keep saying we will get it done the next day .After 2 weeks I ended up buying lock and fixing it myself,for the water leak in the kitchen only took 5 visits to my house .The last draw was when my contract was finished ,I tried to renew it ,went to the office 3 times ,11 phone calls ,3 messages and emails to their manager ,(and ask to wait in the office when I went there but told manager was busy)they charge me market price instead of extending my lease which was almost 50 percent more then my regular rent,middle of the pandemic they sent me emails telling me after such an such date evictions will start etc,while I was paying my rent on regular price and keep emailing the manager Angela about the situation but simply getting ignored on all emails,as last chance I have sent email to their main corporate office asking that I was paying my rent but my balance was keep going up due toarket price fees ,and was getting completely ignored by their office .and they told me they were gonna reach out to them ,and fix the issue ,well after months of getting ignored I have moved out .spend your hard earn money somewhere else because this place only helps you till u sign a lease then any problem you better asking Santa to fix it then asking them to do it
I have lived in this apartment complex for 6 months now and love it. I've had no problems with maintenance and office management is wonderful. It is quiet and peaceful. I would recommend it to friends.
First off there are roaches ALL THE TIME. There’s a RACOON outside who eats all the trash EVERY NIGHT but nobody has come to fix the problem. there’s black mold in the bathrooms . The bathtubs are peeling. Maintenance is never around. The showerhead pops off while in the shower. The paint on the cabinets are chipping. There are GIANT HOLES in the wall big enough for my dogs to fit in. There’s also spiders. It’s IMPOSSIBLE to get in any sleep because the neighbors are constantly blasting music Almost every night To the point where the whole apartment shakes. Went in the bathroom I can hear every word of my neighbors conversations clearly. There’s often gunshots. If I could give this place less that zero stars I would. I’ve been living in apartments for years and this is by far the worst I’ve ever stayed in. Trust me if you ignore these reviews and move to this apartment YOU WILL regret it. Please beware the complex

I am VERY pleased with my new home. It is spacious, peaceful, beautiful and I feel safe here. The entire staff was wonderful in aiding in my move and very caring and personable. I highly recommend being my neighbor, for you and your family.
Recently a new management company took over the apartments. I've been a resident here for going on for years and this is by far the worst management company. Prime example is that I've had a rodent issue the week before Christmas and here we are into the new year and I'm yet to have it resolved I've personally had to go set traps myself in order to you catch the mice. I informed them that there was a tunnel that was being built and they had a third party pest control company come out with key access to my apartment but for some reason the third-party pest control company decided to leave me two traps at my front door and a business card instead resolving the issue. Before the holidays I even left a message to the property manager who I would have thought once she returned back from holiday would have at least responded to my email about my concerns but I'm yet to hear from her and it's been going on two and a half weeks. Not to mention the water stains that were created from my upstairs neighbors water problems. I hadn't had maintenance or a third party company come out and paint over the water stains. I have a cut out hole sitting in my washroom that maintenance created when they we're stopping the water from upstairs but no one has come back to patch up the hole. Then there are over 700 units on this property and from what I've beenTold there are only 3 maintenance man. So if you have an issue don't expect it to be fixed in a timely manner. That's just the highlight of why I don't recommend you coming here.
they put a lot of emphasis on new ownership and expected renovations, but this place is garbage. Potholes, overflowing garbage bins, old worn paint, uneven floors, and roaches!!! (a TON of them after you move in. NOT water bugs). Overall this, place is a huge dump next to water.... whoopdy do. Save yourself.
I moved to this property the end of June 2019 assuming that it was move in ready, but it was not. There were multiple cosmetic issues as well as items missing from the description (microwave). The leasing agent told me that those issues would be documented and would be fixed in a timely manner. They were not. Once I gained access to the online portal to submit maintenance requests, I submitted multiple requests (which I took a screenshot of for my reference) and many of those issues were not fixed. In late August/early July, the AC unit in my apartment stopped working and I had to wait 9 days for it to properly be installed and work. I sent multiple emails, calls, and appeared in person. I was not taken serious until I was very frustrated and contacted the managing company. I had expressed multiple times I had a health issue that made it difficult to sleep in conditions like that and spent my own money to purchase fans to circulate air. Once the issue was fully handled, the managing company and office staff switched so all communicated and past requests were wiped clean from the system. Now that the weather has cooled off, I now had to switch to heat and that is not properly working. I have sent in maintenance request and it still has not been handled. There are multiple issues with the units, and I know it is an older property. I wish there was a faster turn around time to handle issues on the property and communication was more effective. Due to the multiple issues, I would not recommend this property for those who are looking for maintenance issues to be handled quickly and for items in the apartment to be up to par. I will not be looking to extend my lease in June of 2020.

Why have someone answer the phone that has no information on your apartments? this happened both with the direct line to the apartment complex and through apartments.com... DO BETTER
I had lived here for a little over a year they we okay at first but when issues arise they do absolutely nothing to help fix the issues. They will send people out who don’t even speak English to try and fix something and they say they will come back to fix it after viewing the issues and never return. They send out the work orders for surveys when no one has actually been completed. I tired to tell the staff and the manager, and they did not take me seriously on the issues at hand such as foundations leaks, heating problems, and outrageous electric bills due to the apartments not being insulated. They do not answer the phone or return your calls in a timely manner. The overall upkeep of the neighborhood is very poor. The residents let there pets roam free sometimes letting them use the bathroom wherever they please without picking up the mess. The mailbox station needs some work and needs to be more secure because other peoples boxes were open all the time no need for a key. This is probably the worst place to move especially for what there prices are at the moment. SAVE YOURSELF THE HEADACHE AND LOOK ELSEWHERE??????
I toured in-person, the lady did not show us the amenities while we drove around, she couldn't answer most of our questions, and after saying she would look into our questions she never responded back. We tried calling several times over the next week and couldn't get anyone to answer, I emailed and never got a response, I tried to apply online but their website went down. We ended up having to take the trip all the way back there in person just to talk to someone. The second woman was nice and much more helpful. She let us know that what little information the first woman had given us was actually incorrect, answered our questions, and told us that our first choice apartment had already been rented. I told her about how we had been trying to call and email and her response was that she doesn't even know where the emails go when you email the address on their website. What?? We decided to give ourselves a tour of the complex and of the outside of the apartments that were still available. With our second choice, we walked around the outside to see what the view would be like, but ended up finding black mold everywhere on the back, all over the windows inside and out, on the patio, it was bad. Several of the units have black mold growing on the sides and in the windows. They are going to make people sick if they don't fix this issue, but from the looks of other reviews they have been getting complaints about the mold for a long time, and don't seem to care! Thank God I couldn't even apply!
This was my very first apartment on my own and it was great. I had a first floor apartment and i never felt like anyone was going to break in or anything. I never had any packages taken off my door. The laundry was right across from my building and i never had any issues with my clothes missing. The apartment its self is renovated but you can tell it was done on a budget, but its nice enough for the price. The staff was always nice and helpful when I asked for anything. My biggest problem was the my tub never fully drained from it having a dip in it but I made it work. If I did have to move out of state I would have stayed longer.
Talked to a representative on the phone that guaranteed me availability and scheduled a tour for me. When I arrived , there was no recollection of the call and was told nothing was available. I called off work to drive 45 minutes here to be told that whoever I talked to had no idea what he was talking about. Highly disappointed. Huge waste of gas.
Highly recommended. The place is clean. People that works here. They are nice and helpful.
I would like to thank the Edgewater crew for all they do for us. I just renewed my lease, and looking forward to another great yr at this beautiful complex. This community is filled with drug addicts and rude college kids. If you are looking for peace and quiet you will not get it! My husband and I moved in one year ago and thankful our lease is up next week. We have so many issues that make living here very uncomfortable. The first week we moved in, the electricity kept going out for days before they realized they had to call Georgia power. Also, the apartment was INFESTED with roaches! Everything is dingy, dirty, on it’s last leg and the property monager could care less. The staff are so RUDE, unprofessional,and don’t pick up phones or put in requests like they say they do. Our A/C has been malfunctioning for months and no one can seem to fix it. There’s a whole list of things wrong with living here. Just Stay Away!
If you enjoy little to no maintenance inside and out, bugs,water issues when it rains (inside)and they very disgusting swimming pool which I wish l could attach a picture of it then this is the place for you. Rent that is overpriced and just keeps going up and a staff that just does not care about the residence.
Edit: Tip to other residents reading these, as well, please file BH mgmt. corporate complaints as these reviews have no impact on the employment of the leasing office personnel or more importantly, your quality of living here. These reviews will only forewarn prospective tenants, but accomplish nothing for current tenants. If corporate complaints are routinely filed en masse, change will take effect. Believe the poor reviews. Leasing office staff, for the most part, is highly unprofessional. Truly unsure of how most of the current leasing office landed a job in a professional setting. As previously stated, prior to your lease signing smiles and open arms will be abundant, but will disappear shortly thereafter if any issues should arise. Maintenance slow to attend to issues, if at all. Spend your hard earned money elsewhere, if possible.
Maintenance sucks take 3 weeks for them to respond to a repair. Worst place I ever lived. People at the office are really rude. You pay for pest control but the never come. Lived here 11 month not once do they come to spray. You pay for the front gate to work but its always broken. When it is fixed they close it during the day but keep it open at night. Makes no sense. My advice you can find a better place for a better price. The inside of the newer apartments are horrible. It's a cheap fix they dont have new cabinets. A/c only works in in the living room not in the bedroom. People that live here are rude and continue to throw trash when it is overfilled a real big eye sore. Can't wait to move out.
Where do I begin. I would not recommend this complex unless you absolutely have to have somewhere to live. My apartment wasn't ready when the move in date came around 2 years ago - I was moving from out of state. Mary from the office is a gem so is Tasha, Tori & Patricia. My AC unit has been broken since 3/18 - it is not 3/27 and it still isn't fixed. I called 3/18 to emergency Maintenance spoke to Billy he politely told me they can't come out until it is above 80 degrees outside. & to call back Monday. I called back Monday spoke to Kiana who said she would put in the work order - I explained that I work from home & that I also have seasonal allergies so keeping the windows open all day is hard when I get a rash from Pollen. No one came out - Tuesday it was over 90 degrees in Atlanta mind you I am on the 3rd floor it was 85 degrees in my house. I called up asking why someone hasn't come out yet - I was talking to Shawn he said everyone went home but he will see what he can do - no one came out. Tuesday night I was so distraught I emailed Shawn with my concern & anger at 3 am because it was hot in the house. He emailed me back saying he would have it handled Wednesday Morning - no one came out. When I confronted him about no one coming out he said they did and that a work order was left - no work order was found & apparently a part needed to be ordered and would be here at 10 am on Thursday morning - Thursday comes around still no one is here until 3pm Mandy walks in and asks me "So whats wrong with your AC?" Shockingly I say "I don't know apparently you guys were out here yesterday and ordered a part" her response "well great no one told me" at 5:30 Mandy comes up and tells me the compressor also broke and that they will be back out tomorrow because they can't work anymore tonight - she comes back out Friday works from 11-5:30 and still the AC is not fixed. At this time I have emailed Shawn (PM) & Joy (RM) I am angry. Saturday Mandy comes back out she was here early but she thought the AC was fixed but its not. There is a pile of stuff still by the AC unit that she was using. It is now Monday & I have called Sandy Springs Code Enforcement & Corporate. Christina from corporate told me managers don't check their emails on the weekend due to balancing their work & personal life.
I lived here for a little over 2 years at stayed on both the Monterrey and Cimarron sides of the property. First, do not get unit that has not been fully remodeled. If they have not replaced the cabinets, do not get the unit. The older cabinetry is old, sagging, and rotting wood. The carpet is nice and the square footage is spacious. The units are older so expect wear and tear of the molding on the walls and doorways. Also ask for upgraded doors. In the summer, you will have bugs. Not necessarily roaches, but some kind of bugs. When I moved into my 3rd unit, I has bugs invaded for 2 days until I sprayed my apartments. You are on a lake to expect to see a roach or bug outside when walking into the unit. Natasha in the office has always been consistently nice and on top of her job. All the other staff members are hit and miss due to high turnover rates. Some of the office staff come to work just to make a check and you will be able to tell by their inability to seem like a bad salesman. Maintenance staff is very cool and they are doing their best to maintain older apartments. I also had cable connections issues to my room because the connections were so outdated. DO NOT stay on the first floor. Cracks in the door seal or floor will allow bugs to come in, not may but will. Overall, its a good complex, just old and they are doing their best to maintain it.
the maintenance is slow. the gate NEVER works. they've added multiple speed bumps but can't fix the gate. I thought it was suppose to be a gated community. Apartments have been broken into and the light over the steps I live in anyways go out which makes me uncomfortable to even open my door. Plus maintenance is rude. Also my neighbors fight all the time and play loud music late at night
Unless you like killing bugs everyday or poor upkeep of maintenance then please do not move here.
There is a very serious mold issue here. My neighbors and myself have gotten really sick because of it but nothing is done to fix the issue. Also rude staff and maintenance that is either slow to fulfill request or forgets them all together.
When it comes to your apartment it should be a place of peace but here it is thw total opposite. I have a 7 month year old baby and the neighbor in front smokes very heavy. The complex made there ventilation system connect from his apartment to our and now we have to deal with the smoke coming into our apartment and effecting our first baby. The complex is aware and said there is nothing they can really do about it. The cheif maintenance Mr. Todd and his staff is obviously not fit for the job. The only reason I am up at 11:30pm is because now there is a maasive amount of ants in my closest and my wife has been bit several times. I woke up the next morning believing everything was taken care of and even bought him a thank you card because my heart was at ease at the fact that now my world/my child is safe but that is not the case. If you value your money and your health you might want to look else where. My purpose is to make sure you do not make the same mistake as we did. We are in the process of breaking our lease immediately. Do not invest your money into a complex that will not invest the concern of there attendants safety and health.

I have been at edgewater for 18 months. They have change management company's 3x's and it gets worse each time. They have become over priced and if something goes wrong in the apt it will take maintance forever to get to it. Can't wait for lease to end.
This is a community of pure prestige. I lived here twice which this is my second time and after leaving in 2013 due to roommate issues I regretted leaving and moved back as soon as my lease was up. I love the convince and having everything at you leisure. Close to train station, gas stations , banks, grocery stores, upscale as well as little restaurants and bistro's. I love this community especially since they have a lake which you can see from my apartment even while in the bathroom so surreal.
Hi I'm very new at all this renting apartment thing, but I can truly say that this is one of the best places o have ever seen the space is huge, and for the price they have it marked at is a real steal!
I've lived here for over 4 years and I refuse to move! The staff has went through some changes but overall the property is so beautiful and peaceful. I feel safe when I come home at night. I have lived in almost every Floorplan and it has been amazing each time, from the transition to the move it has been a great experience I recommend this complex to anyone looking for a convenient location close to marta, shopping and the highway!
This the perfect environment for the working professional. Nice and quite and fairly clean with all the amenities you need. 24 hour gym to stay and shape, as well as a beautifully decorated pool to wind down after a long day. The office includes a movie room and a community center as well as a well furnished patio and deck when you feel the need to entertain guest. All in all, its a great place to live where all your needs will be met.
I've given a rating of two stars because of the size of my apartment, perfect when I first moved in but now over the years I've accumulated stuff. Now I need more space.
I have been living at Edgewater for almost three years and am about to renew my lease. Maintenance tends to be pretty on top of things if there is an issue. Once they even came on a Sunday afternoon for an emergency. The office is generally helpful and friendly. They keep the grounds up nicely and keep neighborhood clean. And I've never found another complex with bathrooms as spacious :-)
