Property Ratings at Edgewater
Recently moved here from another local complex and I could not be happier. Office and maintenance staff are kind and always make sure I am taken care of with any questions I have or issues with my apartment (which so far has been a light going out and one plumbing issue). My favorite part about this community though, are the beautiful water features that flow throughout the entire community!
Peaceful area, spacious units and nice office staff!
I have been living here for over 6 months now and am thoroughly pleased by the property and its staff. First off, the property itself is beautiful with streams and water features running through out the entire property that make for some great walks and give off a peaceful sense to the whole property. Our office staff are very kind and the couple times I have called them for an issue with my apartment it was handled swiftly by the maintenance team. All around Happy with my experience here so far living at Edgewater!
1, the gate in the back doesnt work with your key, if you go in to the office to replace it to make it “work” they will make you do that about 8 times without actually fixing it before they put you on a “list” (that I apparently have been on since may of 2021) still have not received any information about getting it fixed. 2. Sent statements in the mail for the first 6 months and with no notice stopped that and then would only allow rent to be checked though the website, which they don’t update until AFTER YOUR RENT IS DUE. This can’t be legal, y’all don’t give any sort of notice at all. 3 the service maintenance guys are the only thing I appreciate. They are always on time and super helpful but that office staff??? That are y’all even doing. 4 there’s trash all by the ponds not directly by the office, no one cleans it they don’t have a landscape person I guess because there have been tampons and worse in the bushes by the stairs 5 wanna raise the rent but what for?? Y’all don’t do anything and nothing gets fixed. Best believe I watch them replace every single carpet in each Apt and repaint. I’m not getting charged for that when I leave thanks.
Sewer roaches no matter what we do in the apartment. Has ALWAYS been an issue. Pest control does nothing, they still find a way to get in your unit. It’s very invasive and disgusting.
So the apartments are huge and spacious, and the washer and dryer is huge as well. The people here are really nice but since I moved in I’ve had a roach issue. It temporarily goes away and then comes back. Management needs to figure out why this is an on going issue at these apartments to fix the issue, rather than having your apartment sprayed over and over. Those things are gross and just walk everywhere in your apartment. Another thing is the walkways are full of duck poop! They should have it pressured washed.
I’ve lived here now for 3 1/2 years and each year these apartments are hit with a roach infestation. Management has someone spray but the roaches come back so that leads me to believe the pest control they hire doesn’t have affective chemicals to prevent roaches. Other neighbors have said the same thing it’s terrible..
I have just recently moved into a spacious 2 bed 1 bathroom apartment and I have been nothing short of impressed and very happy with my decision. This place is HUGE for the price and the duck ponds all around give you a spacious natural feeling. I am not writing this review for the property, however, I am writing it to explain how professional, helpful, and attentive the new Assistant Property Manager of this complex is. Jessica was the first to contact me shortly after I expressed interest in this complex. She answered any and all questions that I threw at her for the following 3 weeks and helped me through every step of the application, and move in process. In my interesting circumstance she gracefully saw me through it and gave knowledgable and professional help towards me seeing my way into this large beautiful complex. When I meet with her in person she was friendly, sincere, and fun. She did this all while they were temporarily short staffed. You could have fooled me. I highly recommend this property 50% because of the space and 50% because the people running it are fantastic. Thank you Jessica!
I recently moved out and had lived here for 1.5 years Pros: -Pet friendly -Spacious 1 bedroom and big balcony -Trees and ponds everywhere. Always a treat to see the ducklings in the spring. -Maintenance is friendly, quick and responsive. -Parking spot was close to my apt and lots of street parking. -Reasonably price. -Laundry on site and was never crowded. Cons: -one of the dirtiest Apts I have ever lived in though. Smell from the pond in the summer, cigarette and weed smoke 24/7, roaches outside and in my apartment. -I had to ask the office 3x if they could let my neighbor know not to smoke in front of my door and to stop spitting all over the stairs we shared. It wasn't until I personally asked the neighbor that it stopped. -I was never shown the exact unit I would be moving into until I moved in. I learned I actually have the right to see it and I didn't know that being a relatively new renter. -Water bugs/roaches all the time. I asked the office if the could spray and had someone spray pesticides 3x with no results. Office suggestions: plug up any open drains in my apt when not in use to prevent roaches from coming in. I ended up not being able to cook on the stove for the last month because I found roaches coming from behind the wall and into the stove. I had to spray and setup traps. -Loud all the time. -No privacy on balconies-balconies are exposed and I had to put up fencing so people couldn't look inside. -Poor window and sliding door seals. I had to put weather stripping everywhere to block cigarette and marijuana smoke, and my apt smelled like smoke all the time. -I wanted to stay here and asked what I could do since the reason I wanted to move was because my asthma was triggered with all the smoke and the new roaches that came the last few months. Manager's response: I could break my lease for no cost or I can transfer to a new unit. New unit would be a whole new application with an additional $300 to "transfer". This is common practice but it was at the end of my lease. I ended spending less moving out and finding a new apartment.
Lived here for a year, the Office staff is terrible and the manager is an absolute nightmare. DO NOT LIVE HERE. RENT WAS RAISED EACH RESIGN OF A 6 MONTH LEASE!
