This apartment is run by some sort of dark overlord named “corporate”. Because of this, the office cannot grant any sort of simple request to be more accommodating or make their residents feel safer. Since moving here I have been denied several simple requests regarding parking accommodations. As a first floor resident you do not actually get to enjoy your big door/window views from your room if you happen to be lucky enough to have the parking five feet from your window. When the person who parked in the space outside my window moved out- i asked to be switched to this spot so at least it is my car outside the window- denied. One would think a parking assignment would be a simple issue resolved on a computer- a small move to ensure a residents personal feeling of safety & comfort- but no, Edgewater could not accommodate. This is one of many blunders mishandled by the office here. I have absolutely grown to hate my experience here & will definitely not be renewing my lease. Do not recommend.

This place is great if you love dirt and dead plants for landscaping. If you love all the outside fixtures and your door frame covered in spider webs, like a haunted house, you will love it here. If you enjoy nosy overbearing landlords this is the place for you! You want uneven and mud-covered walkways, They have a ton of them. And the best is the warm humid summer mornings when you step outside and take in a deep breath of that fermenting land-fill smell. Yes, you will be within walking distance of the Lewisville landfill. When you have your single-pane windows open the smell really permeates. With the addendum that you can not add any "Window Treatment" (broad language) to try to counter the extremely inefficient single-pane windows, your apartment will never have the same temperature in every area in your living room, let alone from room to room. You also are not allowed to operate any large appliance that they have not provided, including but not limited to freezers, window units, mini-fridges, etc. The kitchen cabinets are custom. They are about 3/4 the depth of normal standard kitchen cabinets. In the over 5 years I have been here they have never been able to fix my only living room window to keep from shutting on its own. According to YouTube it is a 20-minute repair.

We moved into The Edgewater nearly 3 weeks ago and HAVE NOT HAD A/C. Maintenance has come by 4-5x and stating it “seemed to be working” when the thermostat read 85 DEGREES. We cannot get a hold of management and our experience in the Texas summer heat with no A/C has not been taking seriously by any of the staff members. We were given a window unit with no long term plan to fix our A/C unit. Our apartment has stayed no cooler than 81 degrees. DONT WASTE YOUR TIME OR MONEY WITH THESE APARTMENTS. They do not take care of their residents BASIC needs.

First of all, it's Dillon who was just the cream on the cake. He handled all my questions with so much grace right from the first day I came to search for the apartment. This is the one, he did that and I couldn't be happier with my experience. The apartments are clean, huge, extremely pocket friendly, well designed, close to all the things I'd want esp Target??. I love it here honestly even management Univesco has been professional and handled everything with so much precision and tact. Like it's been awesome. The best has been the fact that they accept all dogs. I have a German Shepherd and I almost had to give him up because apartments couldn't take my boy. I remain indebted for that because my dog holds a huge part of my heart. I'm grateful I have a room over my head but more so a peaceful and friendly neighborhood. So appreciate you all
The Property Manager lives on property and drives her car the short distance from her apartment to the front office. The amount of effort that she puts into her "commute" will be the more than the effort she and her staff will put into keeping you as a resident. There isn't enough parking for everyone near their buildings. So if you get home after 6pm, you will be walking across the entire apartment complex to get to your apartment. Don't forget to register your car properly either. The office staff, as well as the corporate office, do not care if you've been a faithful resident with them for years or not. They will not hesitate to tow you. Also on that long walk to your home from that parking space you found in another zip code, you will likely pass one of several overflowing garbage dumpsters. The garbage company needs to pick up more frequently, but the office staff will not submit the request because that's the kind of people they are. If you place a maintenance request and the office staff tells you they will be there on Wednesday, don't believe them. Maintenance will show up on Monday or Friday, but definitely not on Wednesday. In my two years, maintenance has not shown up when they said they would once. Not even once. Although, the maintenance staff themselves are fine people. The caliber of the residents has really gone downhill in the past couple years as well. There is always someone speeding their car through the parking lot regardless of the speed bumps. It's not a matter of if, but when someone will get hit by one of these crazy drivers. The office staff does nothing about it because that's the kind of people they are. For the longest time the grounds were full of pet droppings. Recently, they started taking DNA samples of all the animals. This is a good thing, except it seems completely voluntary. So a resident could keep it a secret and Edgewater won't know whose dog the poo belongs to with no repercussions on the owner whatsoever. The only positive things about this place are that the shops in the surrounding area are nice and it's fairly quiet. I never had a complaint about noise except for the hippos upstairs. I call them hippos because there's no way there were people up there making that much noise stomping around.
My wife and I have had a GREAT experience living at Edgewater for the past couple of years! The staff are so nice. We've always felt safe here. Parking is somewhat limited, and they have a strict process for signing in visitors which keeps long-term guests from taking up resident parking spaces; it's always made me feel safer, if I'm being honest. The complex is very pet-friendly, if that's your thing, and they have a long sidewalk by a scenic creek with plenty of waste-bag-dispensers and trash cans for keeping the area clean while you walk your dog. This, plus the dog DNA requirement, has kept the grass and grounds clean. Their front office has consistently been attentive, courteous, and -- at least in our experience -- prompt to resolve issues. One time, our upstairs neighbors didn't follow move-out procedures for disconnecting their washer, and our apartment was flooded, including our ceiling, walls, floors, etc. Management and maintenance were very quick to resolve the issue, and things were handled very satisfactorily. Their maintenance staff is a hard-working group of guys who clearly care about the residents; they are prompt to handle issues, in our experience. A few of these reviews talk about the gates, and yes the gates are sometimes a little temperamental, but really it's nothing abnormal for apartment complexes. Edgewater also recently added a Parcel Pending mail room with an automated locker system for receiving packages, and we've had no problems with it. We've never had trouble with pests, bugs, or anything, and we've been on the first floor near a creek; that's saying something! Usually, most apartments by a body of water have bug issues after a storm, but we have NOT had that problem here, ever! All in all, 5-Stars review for Edgewater! We'd live here again in a heartbeat!
I wanted to leave a review to let everyone know how wonderful this community truly is. The office staff is always very friendly and inviting. The maintenance staff is always working hard and professional. Our community is always clean, and I have lived here for over five years. As long as am paying to live in an apartment, it will be at the Edgewater.
When I moved in this place it was great....2 months later it has gone down hill. My kids bedroom AC stopped blowing and I placed a call and did a online maintenance request. 2 weeks later they still had not come out to check on it. I went to the office to inquire why and I was told since I did an online request and called the office they got cancelled. Well they finally sent someone out with a portable ac unit for a few days until they figured out what to do. They basically put a band aide on it and took back the portable ac unit. The room is still hot and I will be calling corporate on monday. They dont want to replace the ac unit but they sure want the rent ontime.

I moved in about a couple months ago and waited for 3 weeks just to have mainanence connect our washer. Just so they can properly make sure its hooked. up. So we got fed up and connected it ourselves , Tow trucks literally prowl for the any chance they get to tow peoples cars like mine did 7 minutes after i parked and registered it. But i had flipped my 2 letters arond on my licence plate for online registration and. They would (NOT) cut us a brake and had to pay( 369$ )to a tow yard in dallas. .IT is literally that bad they wait at gas stations until its dark ans begin their scams A.K.A (integrity towing. Also water pressure is so low you hace to stand right under the shower head for water. Finally besides thetford the leasing agents. Such as. D-bag Randy and Jessica. Who are Rude when questions are asked. To my knowledge a new manager is starting. And fixes issues i will gladly withdrawl my review. 7-11-18

Over the last several years I have been in a few different apartments. This one is by far the best! The office staff and maintenance guys are always so friendly and helpful. The units are nice and all of the residents I have met have been great neighbors. The location is perfect and the grounds are very nice. I feel safe which is something I did not have in previous locations. I have been here almost two years and look forward to staying for a while.
This apartment complex is very nice looking from the outside. It leaves a very good first impression. It was better when we first moved in. A new ownership group came in and started adding new rules that are more of a hassle to follow than anything. They are also very slow at getting things taken care of maintenance-wise. The front gate never seems to work, which ruins the point of having a gated community. The apartments themselves are nice. They are bit newer, and feel very clean. The pricing is fairly competitive, it isn't the cheapest place but it's close. The other tenants are fine, most are younger families or elderly folks. Every so often they have some kind of community activity, which is nice. It is very close to the Target (right across the street) and has great access to I-35E.
We have lived here with our family for the last year. In a market where three bedrooms can run up to $2400 a month, this apartment is reasonable for a family while still offering nice apartments and grounds. The pool is a plus and my son and I love fishing in the lake out back.
