Property Ratings at Edgewater Village Apartments
Horrible place. Pictures don't make it look so bad, but they must've been from years ago. Whole place is run down and falling apart. Lived there for a year and this was my experience: Broken blinds and window when I moved in: they replaced the blinds with another broken set and said they didn't have anything else; did nothing about the window so it was just a hole to the outside for the whole year. Kitchen ceiling leaked every other day from January to move out in June; they never fixed the issue and when I asked for a rebate we agreed on a rent reduction which was never given. Even after all that, they took my refund with no explanation. It might be a cheaper place, but a shed would give you less headaches. Do not try to live here long term.
I called to find out information about moving in here. Nobody answered the phone THANK GOD! After reading the terrible reviews of this place im glad i didnt pay for an application fee!
Visited Edgewater village yesterday, let me warn you about this place. We had an appointment and when we get there someone else is being tended to. Secondly, we were provided no tour as they were too busy with the first person. First apartment we went to was very small and wouldn't fit my lifestyle, no worries we would go to the next. On our way out the door we saw 2 Pitbulls. For some people this doesn't matter, however for me I have a deep fear of Pitbulls and was relying on the breed restriction which clearly is not enforced. On our way to the second apartment, I noticed a group of 3 men standing around looking a little suspicious, so I rolled my window down and asked what they were up to. Then then saw the guy under the car crawl out with a saws-all in his hands and they all ran away this is very concerning for obvious reasons. At the second apartment it was much more spacious and felt like it would be a good fit for me until I made the mistake of opening the dishwasher. Roaches everywhere! I proceeded to open the oven and it was an entire colony of the bugs. At this point I was done walked out handed the attendant the keys and explained why I would not be renting here. Hope this helped with your decision.
I’ve lived here since 2018 and have pretty much enjoyed the experience but oh my goodness has it gone hill since covid. They can’t keep any staff so maintenance and folks that clean the halls of the apartments don’t come around They never open the pools, this summer it wasn’t opened until august (a day after I asked if it would open, coincidentally of course) And the worst thing is my apartment is INFESTED with German roaches. I kill them every single day and I’ve put out EVERYTHING to keep them at bay. Dusts, gels, sprays, and I still just killed 3 this morning trying to get water from my pets bowl. UGH. Pest control doesn’t come because they come only one morning a week for the entire complex and all the buildings are infested. I am trying to find somewhere else to live but I’m going to have to get rid of things so I don’t bring any roaches with me. I don’t necessarily blame management because I’ve talked to them about it and their hands are tied in some ways, exterminators don’t want to harm residents so they can’t fumigate even if people leave for a while and come back. I don’t know what they can do when neighbors don’t care either.
I moved in June. I needed a place to stay asap. I think they know that I was in a rush to move and they took advantage. Now I have a lease with the devil. When you walk in the hallway it’s mold on the ceiling and in the washing area. Speaking of the washing area, it’s literally one to two washing and drying machines and you have to keep drying your things over and over again to get it dry. Then maintenance, they are horrible. Nothing gets fix. My bath tub has been messed up since a month after I moved in. Front door is messed up. Oh and there’s lots and lots of “friends” in my home living rent free when I first moved in. And I kept complaining. The exterminator told me that it’s someone from upstairs. So I said something to the leasing office. And they told me that if they don’t call to get their apartment sprayed then it’s nothing that they can do. Like how does that make any sense!?! This is my first apartment and it does not even feel like a home. I just come here and rest my head and leave back out. DO NOT MOVE HERE!!! 0/10 recommend
Never answer the phones. Buildings are full of bugs. My hears been broken for a month and it's DECEMBER.
Everything was false. When we moved in Everything was broken and our A/C was out for 3 days in the summer when we moved in and I had a heat stroke. The paint is coming off and it's not a safe neighborhood. The rent isn't even worth it here. I lived here almost a year ago and I highly advise everyone else not to even go here.
They have a serious ROACH INFESTATION in the buildings and haven’t done anything about it... don’t really answer the phones EVER!!!
The apartment wasn't cleaned and painted prior to my move in date. When requesting if the apartment could be painted and the closet where the havoc unit located extremely filthy cleaned, the manager of the property advised that they couldn't enter my apartment due to COVID-19 (so how will items get repaired/replaced). CDC guidelines aren't being followed with sanitizing but the property staff follows guidelines when convenient for them. 2) Windows in a 3rd floor apartment not secured to window frame. Fall hazard with a small child in the apartment. Requested window replace/repaired immediately and was told that work order was never placed. Management staff and maintenance crew point the finger at each other and tell falsehoods. Have requested this be fix 3x. 3)Stove isn't embedded between to counters. Stove located on the corner entering the kitchen. Therefore stove is exposed on the side - burn hazard for the small child in the home. Requested a partition applied to the side of the stove -prevention measure. Advised by the property manager that they are responsible for prevention equipment. 4)Potential Mold under the flooring in the apartment due to several water leaks from the roof. 5)Abandoned cars in the parking lots with flat tire, no license plates and hood up with parts hanging out. 6)Breezeway(s)- One building the large window was broken out and visible. Vomit on carpet and entry door to building. Carpet in breezeway filthy needs to be replaced or shampoo. I could go on and on just describing the unsafe conditions and uncleanliness of the entire complex. I wouldn't recommend this complex to anyone. The housing authority in Greensboro provides better housing then this.
i’m not normally one to leave a review but since august we’ve had ONE washer in the unit for all tenants. as of a few weeks ago after any one load the wash room floods, after two loads your shoes are wet, after three loads good luck. they won’t fix or replace them. they come out and the next day they’re broken again, nothing but plumbing issues in the whole building. save yourself and go somewhere worth your money.
DO NOT LIVE HERE! I REPEAT DO NOT LIVE HERE! I moved out in July and I was told I would get back my security deposit and it’s now December and I still haven’t got it. The only thing I got was nasty attitudes and run arounds! I moved into this place moving straight from Florida and it was the worst idea ever! I absolutely regret signing that lease. They claimed they did renovations but that they did was mask everything, do worry 3 months in everything will fall apart! Oh and when they do come to fix it be ready to call them again and again ... worst experience ever for someone who paid Rent on time. It’s funny how I have chase them down for my deposit when they never had to chase me down for rent! You’re better off living somewhere where you’re paying for your sanity.
The building has been without a washer for almost 3 months now. It's bad enough they only have 2 for all of the residents in each building as it is but to know they havent worked for so long is not excusable. Neighbors are awful. Toilet runs constantly cant get anyone to come fix it.
I have NEVER lived here but was planning on it. I talked to the staff (Heather and Hannah)several times before applying for these apartments making sure everything was good before and I was able to get the right apartment, and what I needed to give them qualify, etc. After I applied and wasted my money (app fees) I talked to the assistant manager Heather again to make sure they received everything. They let me know my application was not approved because there were not enough funds in my account which they told me I needed at least 6 months worth of rent I had well more than 6 months of rent in my accounts. What they failed to tell me it wasn't 6 months, they were looking for 15 months which was never mentioned. I was able to comply with the management and get the funds in time. After I called to talk to them again and they told me again false information and told me the apartment was going to be pushed back for a month longer, which means I wouldn't have anywhere to stay for a month but a hotel. I have decided since not to move forward with them for the fact if for some reason there is something wrong that needs to be fixed who knows when they would be able to get to me when they were unable to give me correct information several times before. I DO NOT recommend living here at all. The staff sadly to say are not helpful and I feel do not care for their residents or prospective residents just from the short time I had to deal with them.
The manager, Chris, is very understanding. The apartments are nice.
”0 STARS!!!” Filthy place. ROACHES EVERYWHERE! I am completely amazed at how well the staff has created these beautiful images of this place. All you have to do is do a drive through and you will see the real “HIDDEN LAKES APARTMENTS” . Don’t let the name change fool you! New management, new name, new paint and signage, new main office but NO true improvement or renovation to their actual living facilities. They have just gone in and thrown new “looking” appliances and paint on top of complete filth. I lived here for 1 horrible year and saw Hidden lakes become edge water village. Had every issue from Fruit fly infestation (the worst thing ever, nothing worked to get rid of them through the entire summer) . Then the cold came and so did the Roaches. The buildings are extremely old and poorly managed therefore the roaches and other insects have filled these buildings. No matter how clean you are, if you need heat you will have bugs! - This is your WARNING - Do not move here
