Edinburg is a large suburban community on the north side of McAllen, roughly twenty miles from the Mexican border. The city is mainly composed of residential neighborhoods, with thriving commercial corridors along University Drive and Closner Boulevard. Near the center of town, The University of Texas Rio Grande Valley serves thousands of students and employs hundreds of locals as faculty and staff members, with the surrounding neighborhoods offering many rentals within convenient walking distance. Perhaps the city’s most dominant landmark, H-E-B Park serves as the home turf for the United Soccer League’s Rio Grande Valley FC Toros, the local Houston Dynamos affiliate.

Property Ratings at Edinburg Place Apartments
My son and I moved in April 2022. Since then I give it 4/5 stars!! The price is great for a 2/2. Pool access was nice too. Maintenance crew is on point. Never had a roach problem. They sprayed every month. Staff is accessible, but not super friendly. Keep it business lol. When u pay rent take a pic if u drop off to have paper trail. It got lost one month and had to pay $15 to stop payment and reissue payment. Warning: walls are super thin so you will hear EVERYTHING. If noise is an issue resonsider. All in all I’ve enjoyed my stay ??
Was looking for an apt for my family and I to start up and this apartment is perfectly remodeled, management is amazing , I feel heard and understood with the one issue with the door handle I had , that was fixed the same day .
Would rate it 0 if I had the chance.I am currently living here and it has been a nightmare. Neighbors are super loud and very inconsiderate towards other people that are trying to live quietly! They do really loud Karaoke by the pools really late at night on school days and also weekends and no one tells them anything. Management sends emails “to keep the noise down” but they don’t ACTUALLY do anything about it. My neighbors are extremely rude, they turn on their TVs and have them at high volume until 5-6am.. our downstairs neighbor gets so drunk all the time and sings really loudly and smokes outside his door and all the smell comes into our unit. Smoking is (apparently) not allowed outside the units rather, they have designated areas and again, management comes to check his unit every month and don’t tell him anything. not only that, there is a big ROACH infestation. It is so gross. We told the maintenance person that deals with the “extermination” and they did a tiny spray on the kitchen and left in a hurry.. and I am now dealing with AC issues.. I also wanted to add that I haven’t stopped getting sick and having horrible allergies since coming here..I am so tired of living here and I’m very tired of all the noise. In conclusion, do not rent this place if you’re expecting a clean and quiet environment.
I moved out on my own last year and moved all of the way across the state to the Valley. I was very nervous being on my own, but this place was very accommodating. All of my maintenance requests were handled in a timely manner. All of my emails received responses. The property was kept clean and I felt safe there. The reason that this complex does not get 5 stars is for a few reasons: * Towing enforcement is incredibly intrusive and aggressive. They don't even do a good job. They once tried to take my girlfriend's car despite the fact that her visitor's pass was clearly hanging from the rearview mirror. ALSO DESPITE THE FACT THAT WE WERE IN IT!! The towing company doesn't read signage or look for details they just come and pull away cars. They also tried to take my car when I parked at night in the loading zone to load up my car as I prepared to move out. The man wouldn't drop my car until he called his supervisor, despite the fact you could see the large letters reading "LOADING ZONE" on the ground. **They are bad about not answering the phone when you call. My move in date was scheduled 2 months in advance but they did not have the lease ready to sign or the apartment cleaned yet. I give them a small pass on that because they had just taken over from prior management. ***Free internet and cable are a very good perk. It is fairly easy to set up. ****Washer and dryer facilities are expensive and it feels like the rate is increasing. Same with rent. The place is affordable but I feel wary of rent increases. I saw a review mention a roach infestation. I cannot say that was my experience. There were pest control notices every month on my door. I did end up with a few bugs by the end of my tenure but I believe that if I would have extended they would have given a blow out. Overall, it is a great place to live. Every neighbor I spoke to was friendly. I did not deal with a ton of noise. Staff helped me with issues I had. If you are looking for somewhere to stay, I would recommend Edinburg Place Apartments. But I would also recommend that you be wary of your vehicle in the lot. They need a new company to enforce parking immediately.
Currently live here and really want to break lease bc of HUGE cockroach infestation. These buildings need to be destroyed and rebuilt. They keep trying to cover up their problems with coats of paint and vinyl floor planks but I believe the bugs are embedded into the wood, into the appliances and the building as a whole. TERRIBLE. Save your money.
The new owners and managers (previously University Commons)have been doing a good job of renovating the apartments from the issues that previous people reported on reviews. Work orders get taken care of right away, sometimes within the hour after I post them, and they spray for pests every month, which is good; never had a single roach in my apt. Management was very nice to me and I didn't have issues with neighbors except for the occasional smoker smoking too close to the windows which I like to leave open when the temp is right, but that wasn't very often. They also include free internet, cable and water which is a Huge plus! All in all, it's a great place to live in and I'd definitely recommend it!
Management is very helpful thru the application process, Alexandria and Stephanie always have a smile when helping tenants. Maintenance is always available for any requests. If your think on applying for a apartment 10/10 would recommend.
