I have lived here for 1.5 years and have loved every second. Staff take the time to listen and address concerns, have fun activities that allows the community to get to know each other, and very pet friendly. Highly recommend.
I've lived in a few disappointing places in Denver but The Edison has their stuff figured out. They are extremely attentive at communicating, they don't tolerate bad tenant behaviors, the place is very clean, and they do make an honest effort to create a sense of community that is unique for the space. I've had nothing but positive experiences working with Katherine and Ashley and if there were ever issues, they helped ensure they were fixed very quickly. I would highly recommend this place to anyone.

I have lived at Edison for about a year and a half and it has been amazing since day 1. Most recently Erasmo took care of an issue I had with my dishwasher (which I think is only my 3rd work order in the entire time I have been here!). I work from home and was on calls the entire time he was here but he was able to swap out the dishwasher, be respectful of noise and put all of my items back under my sink for me and cleaned up before he left. Obviously, these are things we expect but its not always what you get. The team here is so friendly and easy to work with. It still remains my favorite place I have lived.

My husband and I moved to Denver from Los Angeles in September. We were originally going to move into a different building in the Highlands but upon arrival it seemed more like a college dorm.. Yikes! So we headed over to the Edison as it was in our top options. We instantly fell in love! It is brand new and I believe it opened in July of 2018. We are the first to live in our unit which is very special! The facilities are small but very modern. We have a great tenant community here: the building offers monthly events and it's a great way to meet other people in town. Another advantage for us is that it is dog friendly. They truly love dogs here! Great location as it is a short walk to Larimer where all the shops and restaurants are. We have Will Call right across the street which is super convenient for food or drinks, or watching sports. There's also a sushi restaurant next door. Natural Grocers is a few blocks north from us, I have walked there. I also love that we are next to the Platte River! I can take my dog for walks there and it's nice to observe the wildlife. I wouldn't recommend going after hours because homeless people hang out there but super safe during the day. Overall it has been a great experience and the staff is excellent & attentive!

Starting with lots of unfinished and faulty things in the apt, walls and floors with stains and badly finished/bathroom shower door/flooding in my roommates closet/not having the 2nd balcony we were promised/ elevators-doors-garage trash shut among others malfunctioning or not working at all/ electrical problems/hallway/ amenities finished way later than what was promised... Multiple complains about homeless inside the premises ( garage, in the patio in front of the residents lounge 4th floor, in the stairs...) apartments been broken into and cars as well, key machine stolen ( wonder what else have been happening and we never get informed), now apparently there is a crazy guy in the 9th floor doing things!!!! Management never does anything and say that security is not in their hands. They have change managers like 4 times ( July-Nov) and every time the new one says they can’t “fix” what the one before promise ( like things unfinished jn my apt)I have even show pics, send several emails. Nothing! If anyone know any way this can be address please let me know. I have been staying at my friend’s most of the time because I am scared due to the multiple break ins and non residents entering ( even needles found in parking) and been aggressive towards residents etc thanks!”

I made a major mistake signing a lease here. The construction of the building is really poor. Floors are laminate and easily scratched. I can hear everything in the hallway from my apartment. Things are constantly breaking and management seems incapable of fixing them. I'm actually writing this review after they oddly asked me to in an email following up on a service request they did not fix. There are annoying baked in fees. $30/mo to have someone walk your trash down the hall. But if you leave it out at the wrong time you get fined. The building forces you to get cable along with internet (which has a 1TB cap). Of course they claim the internet is fiber but the up/down speeds are inconsistent and not great. Amenities are oddly chosen. There's a 3 foot deep pool but no hot tub. And for some reason management closed the pool deck on the 4th of July so we couldn't watch fireworks from it. Foosball table instead of pool table. Somehow it's broken. The building looks nice at first glance but after living here a couple of months you'll realize that at core it's just a regular building that's poorly run.

The Edison is NOT SAFE and SECURE.The garage door isn't fully functional at all times.There's a shelter less than a block away & roaming tent communities within the area.Those people have nothing to lose & everything to gain off unsecured items and property.Also, I've witnessed one of the security guards on multiple occasions with headphones in while sitting at the computer (on duty) and it appears to me as if he is playing a video game. Within my first two months of living at the Edison, the complex has gone through two managerial positions (Ana & Sheritta).During that time, I came home to an eviction notice that I told another resident about and she told me that she received one too.How can that be, if you must pay in order to move in your first month and our second month was free?Terrible management!On top of that, I was told prior to moving in and signing the contract that my patio would be fully enclosed by two different staff members (Ana & Brian).To me that was a big selling point.However, after construction was complete, I had found that my patio wasn’t fully enclosed.That is a breach of contract.Now I find beer cans and other waste on my patio.I asked what was going to be done since I was lied to & after several emails with the regional manager they said, “I unfortunately do not have anything else to offer at this time.”I informed management that I would be writing about that in a review, but they clearly didn’t care about the situation so why would they care about you?That says a lot about Kairoi properties, their business model & customer service. Lastly, the amenities such as the fitness room, community lounge, and club area are ENTIRELY small in comparison to the size of the building and what you COULD get in other apartment complexes.There are many places that offer much more. Other alarming situations: A neighbor said their sprinkler system went off randomly & they had to transfer BUT some of their things were ruined AND they had to move again. Also, everyone received an email stating “we will be implementing a standard fine to all pet owners of $35 if we should find any pet waste that is not picked up…” & “since we are unable to isolate the responsible party, ALL pet owners will be penalized until we rectify this issue.” Finally, in the last two weeks, my microwave broke & water from the hot water tank closet backed up & because of poor quality construction it drained into my closet floor ruining some of my things.

Our communications to all residents regarding pets and trash infractions were meant to help address your concern about litter in the courtyard area near your patio. We'd like to chat with you about some of our business partnerships with RiNo area gyms, trainers, bars, breweries and more to ensure you're getting the most out of your Edison experience. We think it is important to supplement our beautiful spaces with other exciting area activities! We know moving into a brand new building can come with some bumps, but we are here to ensure the service you receive is second to none. Great brand-new community, awesome amenities (especially the pool), walking distance to the heart of Downtown Denver & Coors Field! The best part is the management staff actually has it together, everyone is super friendly, & competent! :) I love living here and highly recommend!

Great spot in Rino! Good value on space for the price and the apartments are beautiful. Great amenities, the pool has an awesome view and has plenty of outdoor seating. Current staff are friendly, attentive, and knowledgeable. The location is great with plenty of bars and restaurants within walking distance. We were one of the first people to move in and experienced a lot of staff turnover and new build growing pains, but fortunately things have smoothed over with the new staff. We dealt with a lot of initial delays such as the completion of the pool and headaches with our initial move in, but luckily those are behind us.

Just moved in on Dec 4th. The staff was very friendly and helpful, especially Brian. Made it very easy to get everything in order to move in. The apartments are very nice and have great floor plans. The neighborhood is awesome. Just minutes from downtown and can walk to the the source! I highly recommend Edison if you are looking to live in the RiNo neighborhood.

I moved to Denver in July, and was lucky enough to find The Edison via Apartments.com. I signed my lease sight-unseen, and am so happy with this complex! The apartment is the perfect size for me, and I love the location. I love the amenities (the package concierge makes my life so much easier), and the staff are all amazing!

The Edison is hands down the best apartment in which I've ever lived. I've lived here since the summer of 2018, having moved in as they were wrapping up construction. Unlike some complexes, where it's evident they cut corners to save a buck (thin walls & floors so you can hear everything your neighbors are doing, sub-par appliances, etc.), everything about the Edison was done well. Given how nice this place is, coupled with it's prime location, I'm actually pretty surprised that rent isn't far more expensive here. I viewed a lot of different apartments in the area before moving, and no other place in RiNo comes close to The Edison in terms of the standard of living offered at the price you'll pay in rent/utilities. All the appliances are outfitted with new, stainless steel appliances. The finishes (like the cabinets, countertops, and floors) are high quality. The units are about as sound proof as you can get; I've never once been disturbed by noise from neighbors (which anyone who has lived in an apartment can appreciate how much of a value add that is). All the amenities are top notch. The gym is on the smaller side, but has all the new, top line equipment, the pool area is epic, and the common spaces are all really well done. The staff are all awesome and extremely helpful. Any issue, minor maintenance request, or question I've had has been handled almost immediately with nothing but professionalism and competence. Would highly recommend The Edison to anyone looking to move to the RiNo area.

We've been living here for a month and have been loving it! Jenna was wonderful to work with during our move and made the transition so easy! We love our apartment and the details and ammenties of the building. The location is great - tons of awesome food and places to explore. We're so happy to be living at Edison!

I moved into the Edison apartments a few months ago and love the location. It's great walking distance to so many breweries and shops. I also love our city view from the patio and the ability to see the mountains in the common areas. Most of the staff does a great job of helping if we have any issues. The weight room is lacking in a lot of equipment, but it is nice to have the option. The stocked coffee is always nice as well. Some things keeping me from a 5 star rating - they have a mandatory internet and tv package which was awful to set up. We had to call and wait on hold with Comcast for 3 hours multiple times. We finally had someone come out to figure out why our internet was SO SLOW. He was in our apartment for 4.5 hours on a Saturday and finally fixed it. The speed is still not ideal but it works now. I really dislike valet trash. It doesn't make sense to me to PAY to have trash in the halls, causing it to stink and get messy. Just walk it to the trash shoot.. but this is obviously personal preference. I also SO WISH we had a hot tub! Can this be added? :D The pool was under construction when we moved in and we didn't realize it wouldn't have a hot tub for the year round pool which is a bummer for nights post skiing. Overall - I highly recommend moving in. Everyone is super friendly.
