As a historic city with roots in early American history and a hub for modern innovation, Waltham mixes the past and present. Waltham is home to two institutions of higher education, Brandeis University and Bentley University, and it’s the headquarters of Raytheon Technologies and Thermo Fisher Scientific. Lush parks like Lyman Park and Storer Conservation hide museums, historic landmarks, trails, and outdoor adventures. Main Street is lined with cafes, restaurants, venues, and businesses. The Charles River flows just south of Main Street, offering more outdoor adventures like kayaking and fishing. For commuters, Highway 20 and Interstate 95 provide easy access to Boston and beyond while also being the spot for retail centers, big-box stores, and hotels. The rest of Waltham is made up of residential areas with an abundance of rental choices. From students to professionals to families, everyone will find their ideal rental in Waltham.

Property Ratings at Edison on the Charles by Windsor
It used to be good but as I started to like it less and less after noticing how management tends to unfortunately neglect the problems in the common areas. Increasing rent prices didn’t help.
Property Manager at Edison on the Charles by Windsor, Responded To This Review
Thank you for contacting us. While we are glad to know your initial experience was positive, we understand that our apartment community no longer meets your expectations. We appreciate your feedback about the common area TV's and we are working with our vendor to resolve this as quickly as possible. We understand the frustration this can cause.
problems were fixed professionally, quickly and efficiently
Edison on the Charles is a really great place to live. They keep the property in good shape. They were responsive. The place is pet friendly. The property is clean. And they have nice amenities. This property is also a great location if you like to have access to the downtown Waltham restaurants without being too far from the major highways as well.
I really appreciate how well this building is run from maintenance to cleanliness to overall aesthetics. Quite refreshing in this day and age.
The Edison on the Charles has exceeded my expectations. That says a lot!
Lovely shared spaces, convenient location on the walkway by the Charles and close to Moody Street restaurants and the commuter rail.
The Edison has an awesome amount of great qualities too numerous to mention! It is a well planned community. Location is perfect; it has a wonderful diversity of tenants, and a Staff ready to help with any question or issue. I love living here!
The maintenance staff, cleaning staff, and front desk staff are all superb, friendly, and professional. They all get back to you immediately with any concerns or questions and make you feel like you are a valued resident.
Great place to live, convenient location, excellent management
Edison on the Charles is a great place to live with modern units, incredible location, and fantastic staff response.
I'm always pleasantly surprised at how efficient and courteous the building staff is. So happy to have moved into the building!
Rent is not worth the size of living space. Walls are extremely thin so noise propagates
I can't expect better service than what I have at Edison on the Charles.
Great leasing team, excellent location and good space per $.
Friendly, competent staff and well kept surroundings
Work orders have always been handled seemlessly at Edison on the Charles. They are handled quickly and professionally. Aside from comiung home and the issue being fixed, you barely know maintenance has been there! Cory and his team are great!
The maintenance team is so helpful and timely about fixing things. I am very grateful for Cory’s clear communication and willingness to replace my dryer machine not once but twice. Thank you!
An excellent community across the board. Everyone is so helpful and friendly. Matt, Kristen, Olivia, and Cory bend over backwards to ensure an excellent experience. All the appliances are state of the art and my view of the Charles River is magnificent.
This is my first apartment experience in VERY VERY long time, and I cannot believe how much I like it.
Everything I was looking for - spacious unit, quiet, common space - indoor and outdoor, maintenance, in unit laundry, fitness centers, location.
I was looking for a residence that managed the day to day so that I did not have to worry about maintenance and Edison answered. I also wanted in unit laundry and access to a socail environment. The addition of the fitness and yoga centers saved me money and the time and effort to attend an outside location. Maintenance issues have been dealt with quickly and well. Location is terrific.
Edison on the Charles Apartments are beautifully constructed. This is everything an apartment should have. It’s an open space feel with plenty of light. Really good quality appliances, very clean and minimalistic look overall, parking garage with plenty of spaces, good location with walking distance to restaurants and stores. Many parks and kids playgrounds near by. Beautiful walking trails. The view of the Charles River is what we woke up to every morning and it is gorgeous! They have a nice gym and the lobby is well done. The maintenance team at the Edison is the quickest response we have seen compared to all the other apartments we lived at. I put in an order for something and they get it fixed by the next day. And lastly, everyone in the leasing office is always helpful and they respond quickly! We highly recommend the Edison!
Moving into the Edison was a seamless experience. Matt and his team were on top of things to ensure a smooth move in. Even having lived almost a month here now, all issues are promptly handled with care and kindness by the leasing team. Cheers to you all for a great experience
2 years of a fantastic experience at Edison. Professionally managed by Matt and his team. Matt is a high-profile leader—a true one. I am so impressed by him. Maintenance is outstanding. The condo is clean and quiet, has a great ambiance, and is safe. I never had an issue here. All staff is polite and friendly. The lovely cleaners always say good morning! The area is great and super walkable. Come, don’t think twice.
I've had a wonderful experience living at the Edison on the Charles for about a year. Kudos to the office and maintenance staff for always being speedy and kind -- they go above and beyond to make this a delightful place to live. My friends love visiting and I highly recommend it!
This is a gorgeous place to live in. I love the community too
I am approaching my 1 year anniversary at Edison on the Charles, and I enthusiastically renewed for another 15 months. The facility, location, and staff have been welcoming and wonderful. I lasted rented in 1988. It's been a lovely transition.
It is a great place to live, stylish designed apartment and building in great location and good access to restaurants, food and grocery shopping, as well as great access to public transportation.
Great location to public transportation, stores and restaurants. Nice and quite location at the Charles River. Wonderful design and styling of building and interior.
Edison is in a great location with friendly and responsive management. The well-equipped facilities are well-maintained. I look forward to another year here.
There is an extreme amount of noise transfer that I was NOT made aware of prior to signing my lease. Despite numerous complaints nothing has been done about it. I have lived in large/ luxury apartment buildings in multiple states for the past 6 years and have never had an issue like this.
After looking at what felt like a million apartments, I decided on The Edison. It honestly has the most to offer at the most reasonable price ("reasonable" given the increasing rents in the area). It still has a community feel to the complex, but also doesn't feel over crowded in the least bit. Staff is friendly and helpful and the upkeep is great. Would absolutely recommend to people looking!
Both the office and maintenance staff at The Edison are consistently kind, responsive, and WONDERFUL. I deeply appreciate their friendliness and professionalism!
I’ve been here for a couple months now and I absolutely love living at the Edison! It’s perfect for young professionals with doggos, it’s quiet, peaceful, and just a quick walk (-5min) to all the restaurants and shops Moody Street!
Easiest move in experience with an oversized loading dock and convenient access to a tall oversized elevator.
Management is excellent maintenance the best any where rent is Pricey
Living here is a great experience. The apartments and building are well kept and the staff does a great job of planning events and communicating with residents.
Excellent experience thus far at the Edison. The office and maintenance staff have been wonderful, and the common areas are fantastic.
I recently toured the Edison on the Charles with Kristen. She was phenomenal. No pressure, easy to work with, transparent and very knowledgeable. Her customer service wont disappoint. Thank you kristen!
Me and my partner have had a wonderful experience with the leasing office specifically Kristen. She was so great on the tour and a big help with the leasing process. Highly recommend her and this place!
Edison on the Charles is an excellent place to live. Anytime I have sent emails or put in maintenance requests they are more than accommodating , efficient and very friendly.
Jennifer was such a pleasure during my visit at the Edison! She joyously accepted our last minute arrival and was super knowledgeable about the area and our many questions about the building. Beautiful property. Thank you so much Jennifer for your hospitality!
The maintenance team at Edison is one of the best I have come across, they are polite and helpful, and go out of the way to make sure you have a comfortable stay.
I tour Edison very last minute as I need a place in Waltham ASAP. The apartments are very modern and have gas cooking! I wish I was about to rent here but the unit I want is no longer available.
The original building was burned down in July, 2017 they built the new one too hastily and did a horrible job with sound proofing. It's so bad I can't continue to work from home
This place is very modern as soon as you walk in the door! You can tell everything is kept clean, and the apartments are beautiful inside! Hardwood through-out the whole apartment which is a plus! Love that it is by the Charles river
I recently received a tour at the Edison with Jennifer, she was wonderful!! I appreciated the fact that she was very patient and helpful with me. Jennifer was very friendly, knowledgeable, and was able to answer all of my questions!! Thanks for your help, Jen! First impressions of the building was very pleasant. It is a nice new building, very chic, great amenities and have a luxurious feel. It makes it even better with the fact that Waltham is an up-and-coming area (close to Moody St. with a great strip of restaurants). I would strongly recommend this place as your new home and ask for Jennifer for a tour!!
Beautiful property right on the charles river located very close to moody st and all of its resteraunts
Location is amazing. The Maintanence staff makes sure the property is always well taken care of, & respond to service requests in a timely manner. Office staff is also responsive and friendly.. the fun resident events they coordinate are a plus !
We have really enjoyed our time at the Edison so far (8 months). Management is always very responsive, and the maintenance team is AMAZING (yay, Corey and Eric!). I have literally had a response to a ticket within 10 minutes before! And during the winter and icy season, they have the sidewalks safe and groomed, even early in the morning (I go to work around 6:30 a.m. weekdays). The mail service is truly concierge - it's so nice to have an organized package room. The location is lovely, and we really like living here. The one thing that concerns me is that I've heard from other residents that the increase in rent from the first to second year is often more than 20%, which is really disheartening. To be honest, this is something we asked about when initially renting, and I felt like we got a bit of a runaround about what the increase would be like, and it feels a bit deceptive, which is hard to square with my otherwise overwhelmingly positive experience here at the Edison. It's a community we'd stay in for a while, but it's hard to make such a large increase work for most people. Although, hey - we haven't been told what our rent increase will be yet, so maybe my concerns are unnecessary. I can only hope it will be reasonable.
