I lived here for 3 years with my wife and daughter. This place is the absolute best bang for your buck. Water trash sewage gas/heat all included. Rent never goes up. Administration and superintendent treat you like family. For thr amount of square footage you get there's absolutely no way you'll find anything cheaper. Yes it's not pure luxury and super high tech like some brand new places, but we had a renovated unit which was beautiful and accommodating. Perfect for people starting off their lives. You won't find a better deal in the area with all the things included. Absolutely loved it here.
I been to many places, but this is the best one. Very peaceful and quit, best place to raise family. It is very safe and beautiful. The building manager and staff is very cordial and helpful.
I lived in this complex for 12 years, as it was super affordable and fit my needs for the time. It’s roomy with great closet space, quiet and the neighbors are great. However, Within, the past year to year and a half the management has slipped a bit with NOT putting the needs of their residents first, bandaids on things that need to be fixed, correcting repairs in a timely manner and up-keep of the landscaping by the front complex and driveways. Juan, the super, is the absolute best thing to happen to Edwards Gardens as he actually fixes things and cares about the tenants. Juan cares about providing the tenants a sense of community- something management misses the mark on! He can only be as good as management is, but honestly surpasses them! He’s a true gem that should be provided more support , so he can do his job to his fullest capacity and should be compensated for being as good as he is! Any complex would be lucky to have him & Edwards should recognize all that HE does to make the place run as well as it is with the management the way it is operating in recent months. The place needs an uplift and a human touch, that thankfully Juan provides as much as he can!
I lived there for over 9 years. The only reason I left was I moved out of state. This complex is nice, quiet and the management is great. Anytime I had a question or problem, they were quick to respond. I would highly recommend to anyone looking for a new apartment.
Neighbors are rude and inconsiderate. Their kids are screaming from 8am- 930pm every single day and hitting my car with their toys. Probably won’t be renewing my lease because of this... they supposedly place you away from families but not me
The best place in NJ - Parsippany to live. Office guys , Reiny, Juan , Shawn are just awesome. You have a problem go to them and it will solved immediately. Very quiet, disciplined community.

Lived here for 5 years. The maintenance was prompt and issues resolved quickly. Staff is very friendly. Nice location tucked in woods. Close to major highways 280, 287, 80 and route 46. Snow removal was done immediately after the snowfall. Assigned parking spaces and ample parking for quests. Overall- A nice place to live. Was like a home. Needed more space, hence had to move out. Wish they had 2 bedroom apartments. Will miss Edward Gardens!
Very unprofessional workers, place is a complete DUMP me and my neighbors always have issues with mold and freezing need to keep ovens open for heat. Very rude staff and place is so gross i cant believe i pay what i pay i would rather live in paterson.
The one maintance guy that works with Wuan is extremely rude and non professional just awful,i feel uncomfortable with him in my home. Wuan is good. Not professional at all and place is a DUMP compared to other places. Mold and all. Not worth the price cant wait till lease is up!!! the price of place is just a joke for what you get.

In northern NJ,the 1 bedroom rent is modest. Pros: maintenance issue is quickly resolved,rent includes everything except electricity,quiet community,ideal for singles and couples with 1 child. Cons: very old building,poor sound proofing especially if you live on first floor,no dishwasher, very old window ac,no playground for children, need car for urgent errands like grocery.
Edwards Garden is a charming community with great location and good maintenance. The apartment is located right off 280, close to rt 46 and 80 exits making it easy to commute anywhere in North Jersey. While committing to NYC is tough, the location is great for those who work in North Jersey. The apartmenta themselves are fairly old but in decent shape. The bedrooms and living rooms are spacious but the kitchen and bathroom could be bigger. The lack of a dishwasher is inconvenient. The management is responsive and maintenance requests are taken care of well. For the price, and if you don't mind the older building, well worth giving it a shot!
We love this place! we moved in Oct 2008, spent almost six wonderful years there and we would love to recommend this lovely community. It's a safe/ quiet/ convenient community that has friendly neighbors and staffs. Management is so friendly and always ready to help for their tenants, they treat their tenants as family and I greatly appreciated it. Assigned parking which make finding a parking space less painful. The location is great, it is close to all the major highways 280,80,287,46,10 and also the bus stops to NYC. Wawa is running 24H right next door, never need to worry about where to get food and grocery. They removed the snow right away. There are many great things about this complex. I love the location and that it's overall well maintained. When I had an issue with the AC, they gave me a new one right away as well as any light bulbs that went out. Whoever is looking for single bed room apartment in Parsippany NJ area ,we will say this is one of the best apartment in this area.
I lived at this community for a long time, WOW :-0 ! The staff (leasing agent/manager/maintenance) were spectacular personally and professionally to me almost as though we were family, and I greatly appreciated this! The community as a whole was kind and helpful. The location is perfect as it is near 280, 46, 80, GSP/NJTPK, and 287, and on the same street as WaWa :-) ! It wasn't an easy decision to leave when that time came, as I was apart of a community and I knew I would miss that.
I've lived at Edwards Gardens since July of 2011 and I have to say I've been extremely happy here. The staff is wonderful, my neighbors are excellent and you cannot beat the location! Even during Hurricane Sandy's aftermath the management office was always open for questions or concerns. Maintenance is dealt with promptly and with professionalism. I'm sad to be leaving at the end of the year, but I bought a condo and that's the only reason I'm leaving. Otherwise, I'd be happy to stay here!
I lived here from 2011 until 2013, the reason I move is because we have a baby and I brought a new home. This is a good place to live, their service is very good. Every time I called the office and leave messages, they will response very quickly. The stuff is very kind, they even help me to move furniture that I don't want. The location is very convenient. Many of my coworkers live here and recommend to others.
I moved in to my unit in April 2010. I really love this community. It's a quiet and safe community with friendly neighbors and staffs. The location is by far the best I can find in this area, close to all the major highways and also the bus station where you can commute to NYC in 30 minutes. I'm moving out because I got my own house otherwise I would love to stay here. If you are a single person or young couples who are looking for your first rental apartment experience, come check this community out! It might not be the newest community but you will like the space of each unit and the neighborhood for sure!
