Situated in Northwest Raleigh next to William B. Umstead State Park, Crabtree Valley takes its name from the popular mall located on its central east side. Glenwood Avenue, which passes through the heart of the neighborhood, contains several other shopping destinations, as well as several restaurants. But in Crabtree Valley, it's all about the mall -- with more than 200 stores and dozens of restaurants to choose from, this popular store has been a Raleigh staple since 1972.
Crabtree Valley is about five miles northwest of Downtown Raleigh and three miles north of NC State University. It is convenient to PNC Arena, Raleigh-Durham International Airport, and the North Carolina Museum of Art. With a backyard like Umstead State Park, hiking, fishing, boating, and camping are always available. Covering 5,579 acres, this large park has 13 miles of multi-use trails, ideal for horseback riding and bicycling, and over 20 miles of hiking trails.

Property Ratings at Edwards Mill
Recently as of this year, the property came under ownership of a new group (ZRS). They quite obviously only care about pumping as much money out of their tenants as possible by hiking up rent to the moon while making as many nonsensical "improvements as possible". They ignore the roaches that infest every unit and the decrepit dog park/walking trail. Instead they would rather spend time/money painting the units and cutting down shrubbery outside. They also have removed all garbage dumpsters from the property and now only have one compactor that is set up at the very back of the propery.
they will tow your car if you have a dead tag/registration everything is broken generally ran down and nevvvvvveeeerrrr expect the pool to be open!
I moved in May 2020 and I have to say, the office management is really wonderful. They make you feel listened to and always treat you like you matter. Maintenance is always fast on on their game as well!

Great place to hang your hat up... that is for sure. Location is key!
Love the area and the Townhomes are spacious but, the bad. Many issues with the A/C, It took them 3 weeks to fix mine and a neighbor had a window unit with no A/C for the same time. It is mid June and the pool still isn't open. They say that they are waiting on an inspection from the city but the water looks greenish. Moving soon
I have been living here for 1.5 years and I love it. The my unit has an open floor plan with plenty of closet space. I was looking for a quiet neighborhood and it is VERY quiet here... The community is tucked away and private, but it's in a great location. It's pet friendly and maintenance responds to requests quickly. I plan on renewing my lease again next year.
This is a wonderful established community that feels more like a neighborhood than an apartment complex. Aesthetically pleasing, with tree-lined streets, and such amenities as a dog park, tennis/basketball courts, pool, workout room and friendly and caring staff, I recommend it to anyone who would enjoy an ethnically diverse community that looks out for its neighbors. Because the property is older, it does have its maintenance problems, but they are dealt with in an extremely responsive fashion. The rates are also very competitive for the area.
Edward Mills is an endearing, affordable, and secluded apartment complex off of Edward Mills Road near the Crabtree Mall area. The apartment is approximately 20ish minutes from most locations such as Durham, Raleigh Downtown, North Hills and the Glenwood South Areas. This proximity makes the overall location relatively convenient and the housing is quite accommodating on space for couples, friends, and families alike. In addition to the housing all of the amenities(Pool/Gym/Billiards/Tennis/Basketball) are relatively well maintained (Gym tends to have a few broken machines). The only reason a 5/5 was not provided was during the moving out process they neglected to mention you are automatically re-enrolled into your lease and are, by contract, required to pay, from the moment you indicate your intensions to move a 2 month surcharge rate. Not quite ideal for business for the residents but certainly for the apartment complex's owners.
We have ad several issue in our apartment and every time we call they are there usually same day and everyone is so nice and welcoming
