Denny Way meets I-5 forms the "peak" of the Denny Triangle neighborhood, while 5th Avenue extends along the southern end of the triangle. Just beyond the neighborhood sits Belltown and Pike Place Market. As Seattle's fastest-growing neighborhood, Denny Triangle features newer, modern apartment buildings, trendy shops and restaurants, theaters, bars, and more. It includes part of the outdoor shopping mall, Westlake Center, a walkable strip filled with high-end shops and boutiques. As a whole, Denny Triangle is extremely pedestrian-friendly and is considered a walker's paradise.
You won't find single-family homes in Denny Triangle -- this ultra-urban, hip neighborhood consists of apartment complexes and condos, many in high-rise buildings. This neighborhood provides several other neighborhoods within walking distance, including Downtown Seattle, Capitol Hill, Pike Place Market, Belltown, and South Lake Union.

Property Ratings at Edwards on Fifth
I lived here for about 9 months in 2019/2020. The property manager is super nice! Honestly despite the negative aspects listed-It was very livable. I loved my little place. Negatives: They take a long time to address any maintenance issues.. There are occasional cockroaches. Not many-I found 2 during my time here and it’s an old building but that’s why I liked it so much. There are homeless people who would come in and urinate and hang out inside the building… but this was also in 2019!!! So it could have changed. I would really suggest getting a PO Box since I had about $200 worth of stuff stolen from the lobby. People go through the trash out back a lot so there is always trash everywhere near the back door. It can get a bit noisy!!! Positives: I honestly loved the location. It’s such a great place to live! Even if it can be a bit dangerous. The aesthetic of this place is super nice! Old timey Seattle vibes. My neighbors were super cool and super nice. I always felt safe with them around. I feel like there were some really awesome people living in this apartment and also some really sus people but more nice that bad.
I lived for a year on Edwards on Fifth. Sadly, I was going to give this 4 stars until recently. The property manager throughout living there had been responsive and pretty helpful with everything. The rooms were spacious and clean, although homeless would sometimes sneak in and shoot up in the stairwell which smells like pee. Apart from that its in a convenient location. HOWEVER, my lease ended May 31st and I requested to move out June 4th. I logged onto Pinnacle (the rent & utilities payment portal) that week and paid the $170 it cost to stay 4 days longer. Then followed up asking if there was anything left to be done payment wise or with moving out, and was assured I had done everything. Now, almost 2 months later, I am getting debt collection agency calls claiming I did not pay my rent, and there is a cleaning fee that I haven't paid (that I received zero communication about). Totaling 300.... Obviously I have no access to my Pinnacle account, so no way to check it. Call Edwards to check - since my bank account was charged the 170 months ago, and am told they sent me to collections and I have to pay them. I now have to request for their ledger to be checked, and dispute the collections. Its a nice room, but if you choose this place be sure to keep ALL payment records and be ready for debt collection calls.
