My husband and I moved in Nov 13th and we don’t have any complaints! It’s quiet and secluded. There’s a beautiful lake/pond we can walk around and a bench that we can sit and look out at.

Been here since 2018. It's comfortable and staff is helpful & friendly. Problems have always been addressed in a timely manner..landscaping could be a little better. All they seem to do is blow stuff around & on vehicles

The community is well maintained and the residents are respectful of each other. My favorite part is the walking trail that goes around the lake and I try to use it every day. The addition of the swings is truly amazing and offers more outdoor seating to relax and enjoy nature.

The apartment itself is amazing for what you pay for. The staff is incredible!! anytime I put in a work order. It’s always fulfilled within that week. I had my dishwasher break and they replaced the whole thing instead of trying super glue parts together like other places.

Living here at Effingham Parc is nice, very clean and very quiet complex most of the time. I like the fact that grocery stores and restaurants are with in 5 minutes away. It's a gated complex most of the time. But all in all, me and my husband both love here and we love our unit, very spacious and lots of room. I would recommend anyone to come by and see it for yourself. Don't go by what you read but see in person.

I like living here, even more so now that the gate has been fixed. I don't like paying for trash pick up that is sporadic and i wish people would do a better job cleaning up after their pets, I do enjoy that I feel safe and secure in my surroundings and I feel that the staff her are amazing!!

My family’s stay at Effingham Parc has been really good and enjoyable for the most part aside from our unruly neighbors upstairs but that’s besides the point. All in all it is a great community with nice and polite people and a safe and friendly environment for our daughter and for our 2 fur babies to be happy and grow up in. From going to a 1 bedroom to a 3 bedroom it has been a nice stay overall just hope prices do sky rocket to high when everyone is getting ready to renew.

The apartment complex is conveniently located near shops and Rincon elementry. We feel comfortable allowing our children to play outside freely and utilize the park. We couldn't ask for more friendly and helpful staff! Our unit is near the entrance so the noise from traffic can be a little much but outside of that, it's a pretty quiet and laid back atmosphere. The staff are really good about hosting events from things like bingo nights & pool parties to fitness classes & community yardsales. My husband & I both work for Georgia Pacific which requires a rotating sleep schedule. We have never had any issues with noise from other tenants. We are a family of 5(including our goldendoodle), and live comfortably in a 2bed/2bath unit. Maintenance responds quickly and efficiently. Our children are 10 & 11 and there is definitely enough activities on property and nearby off property to keep them occupied.

The area & community is great! It’s in close proximity to a lot of different places! The apartments themselves are not “luxury” as advertised especially for the price. It’s a good “starter” location to live if you’re just moving to the area.

Coming up on a year being here and overall the community is great! We have no experienced anything bad like you somewhat expect to in apartment complexes. The noise level is nonexistent, neighbors are very friendly, staff is very friendly. I only rated it 4 stars because of a few of the amenities have not been unusable for majority of our year here or are continuously out of commission (through mainly the negligence of people, not due to staff). When these things do happen, the staff in the office are on top of everything and very communicative with residence about what is going on, the plan to fix, and letting us know when the issue is resolved. It’s been a great stay here and we are looking forward to another year here!

The managers at this apartment complex are the worst that I have ever dealt with, Marla is extremely rude. This apartment complex is overpriced and not well taken care of. They will charge you for services that you can’t opt out of and not provide them the way they promise...Valet Trash.. a joke.... pest control WHEN? i've lived here for almost three years... I haven’t witnessed it. The air conditioners always break. Since I moved in my dishwasher, refrigerator, and air conditioner have broken numerous times. I would save your money and go elsewhere. You will always have some extra fee. The resident portal is full of complaints about trash valet not being picked up... AC's not being fixed... people breaking into cars... people stealing packages from door steps... and the pool is closed at the most inconvenient times. There are a lot of issues at these apartments that rarely seem to be taken care of. I’ve had maintenance enter my apartment when I wasn’t home and “fix a leak” I was charged $75 for... later came about again and it was due to poor ventilation in the room causing condensation. I’ve lived hear for 3 years almost never feeling at home, the only reason I haven’t moved is because because it is so close to my job and I didn’t want to have to pay pet fees again. Beware You will regret your decision if you move here.
As a recent former tenant I felt compelled to give a heads up to other potential tenants. I start off by saying the location is excellent. Close to everything you will need to sustain life. And for the most part it is a clean complex. That's about where the bragging ends. The staff, although nice, are basically done with you after signing. The complex has a message board via e-mail that is suppose to be for open communication for the tenants but for some odd reason the negative ones for the complex seem to disappear. The amenities you are sold are quite overrated. 1.)Gym-extremely warm all the time (Other gyms are cool to prevent bacteria growth) and pieces for some equipment need replacing. 2.) Outside grills- multiple occasions will run out of propane. I was told as long as one was working it wasn't a priority but I could have it filled if I thought necessary. (a lot of people use it so with only one you will wait a while) 3.) Stocked pond- Saying so is a stretch at best. (a few fish doesn't mean stocked) 4.) Secure facility- this one I laugh at. living here you will find the main gate breaks quite often. Also (especially during pool season) there will be many pre-teens, teens and other adults not even from the complex and many without their required accompanied resident enjoying your paid for environment. 5.) Although there are children there, I wouldn't necessarily call it kid friendly. The advertised playground is a joke with three or four pieces of equipment all of which are for toddlers. Many of the children (mostly tweens/teens) wonder around all hours of day and night unsupervised. Also I personally disagree with the use of illegal substances, but I reported the strong odor coming from specific apartment porches as children walked by multiple times and nothing happens. Walk your dog around the pond at dark and you will find out quick. 6.) Beware the move out fees. (Hold on to your wallet this ones a doozie) Ask for the replacement/repair pricing sheet prior to signing your contract because if you don't then your move out day will be quite a surprise. They do not offer it upfront but its nit picky and petty charges are abundant. To sum up, this place isn't a total nightmare. There are many wonderful people whom reside here and during my stay I made a few good friends. Just take the sales pitch with a grain of salt. If you can overlook the above negatives and afford the price for geographical convenience then you'll be fine here until you move.
It gives you the feel of a small community since it isn't your typical block style apartment homes. Each apartment has private entrances which are great! There are only two floors again a plus. My apartment actually has an attached garage so when I go into the door from my garage I am stepping into my apartment. It is also fairly quiet in the community. The maintenance staff is first rate and the people in the office are so helpful. The pool is nice as is the fitness room. The staff likes to do different types of events, like poker night, pool parties, etc. I have been here for 13 months and I'm getting ready to sign on again for another year.
Staff is all smiles when you are looking. After you sign the lease they essentially want nothing to do with you. This is obvious by the fact they lock the doors to the office that lead to the apartment. If you want to stop in you have to walk around the gate. The pedestrian gate doesn't work so you have to use your key fob to open the drive in gate to walk through. They say they lock the back doors for the safety of the employees...if this is true then why do you not feel safe in your own apartment complex? Yet feel safe enough to have the front doors that anyone can enter remain open. Prior to this owner the clubhouse was just that...a clubhouse. If you had to conduct business and didn't want to do it in your home you could meet at the clubhouse, sit down and talk to whoever. Now under new management you will be told if you want to sit there you have to rent the clubhouse just to be in it. Maintenance is usually done within 24 hours and kudos to that. However, they will do the bare minimum to get the job done. For a stopped up sink I've had to call 4 different times and each time they just plunged, they will not clear the trap or snake the drain...just plunge which doesn't fix the problem for long. Half my stove top doesn't work, called it in 3 times and each time they taped the wires under the stove top. Works for a day then stops again. Great place if you have a pet. However, with that being said there is feces EVERYWHERE. There is no enforcement to pick up and most residents don't. The dog park is disgusting with the amount of feces along the back fence. Lastly, I don't expect this review to remain long. Strangely there were dozens of mediocre or worse reviews on this place and all but one 5 star rating was removed...sounds suspicious to me.
