I regret to say that my experience at Eight 80 Newport has been far from satisfactory. I feel compelled to share my concerns as I believe potential tenants should be aware of the issues I've encountered. The management team at Apartment Eight 80 Newport has consistently fallen short of expectations. They do not respond to me as a tenant. They totally ignore the tenant request. Terrible management and staff. My interactions with the staff have also left me disappointed. Their professionalism and courtesy have been inconsistent, and on more than one occasion, I felt my concerns were not taken seriously. It's disheartening to find myself in this situation, as I had hoped for a better living experience at Eight 80 Newport. I believe that residents deserve timely and effective communication, prompt resolution of issues, and respectful treatment from the staff. I will not recommend anyone to live here since this place in living in hell .

The rats, the cockroaches all over your house, no matter how clean you keep it, the mouses, the mold, the homeless people knocking at your door. I read all the reviews before moving here and just gave it a chance, hoping it would’ve changed, don’t waste your time and your money living here. And they’ll find anyway to charge you crazy amounts of money when you move out.

Not a good place to live. I’m dealing with roaches year round along with rats running around in the hallway. Also, if you get unlucky with neighbors below you, your apartment will smell like drugs because it comes in through the floors and vents. Fans and air purifier will not help at all. Leasing office do not help with the issue.

This is the worse complex ever, nothing works, you have to watch your clothes or someone will steal them from the dryer. Cockroaches and mice through the complex. Don’t be fooled by the pig with lipstick on. This place is not sanitary or safe.

If you live here you will see the police department here often and your window will get smashed by a junkie. It’s the cheapest place to live in Newport Beach for a reason.

Nothing but poor experiences with the management at this apartment complex. At time of move in, I went to get my door code, and Carla forgot to tell us that our application was incomplete (when she had over 8 weeks to do so and sent our “Welcome” package with THE WRONG ADDRESS) I spent about two hours in the leasing office that morning trying to get the new apartment settled and having to finish up the paperwork that should have been done weeks earlier on their end while movers were alone in my apartment loading the truck. The walkways always smell like dog urine and have dog urine puddles and poop that you have to step over more often that not. There are no cameras in the parking structures so damage to your vehicle occurs and they will just say “I’ll let security know to keep an eye out” The Equipment in the gym is nice, but are missing sets of dumbbells and single dumbbells that they refuse to replace (it’s been over a year living here) The large gym also gets really hot and has one fan. At time of move out, they will charge you for past residents damage and hit you with a $110 cleaning fee (even if you clean the apartment before you move out) so just leave it dirty Also, make sure they fix your bathtub if there are any chips in it before you move in to make sure you don’t get charged the $210 fee to resurface the bathtub. Property looks nice on the outside, and is good for the price. Just need to accept the occasional cockroaches that get into your apartment and the rats in the trash areas. The reviews don’t lie. Don’t move in here. There is so much wrong that I don’t know where to start. Roaches, rats, robbers, respiratory problems, management is absolutely awful, amenities are always broken or closed. It will amaze you with how terrible it is. Maybe I’ll start with the roaches. And you’ll notice the management’s reply “we offer pest control” but when you ask for it they tell you it will be there next week so just hang tight with the roaches crawling all over everything in the mean time. The second time I reported it I didn’t even get a reply. I’ve had to spray myself and I can hardly control them by spraying my whole apartment every week. They seem to like the poison. I wake up to roaches running every morning when I turn on the light and I’m a very clean person. I make a point to secure all food and wipe everything downs dry night so they won’t find anything but they still are everywhere. Clearly other units are also infested so even if I control my unit they just come back as soon as they can. Other places I’ve lived just come spray every unit on a regular basis. This place offers it only sometimes when you ask. To do laundry here, you first have to go on a scavenger hunt to find a working kiosk to fill up your card. Then you have to wade through the moldy water on the floor and beat back the rats to get to the machines that are most likely broken. But management doesn’t care because they don’t manage the machines... it’s a little scary to breathe in the laundry rooms since you hear of so many people having problems with black mold in their units I can’t even imagine what’s growing in the dank laundry room. If you need management, they will do a good job of reminding you that you are 1 of 1,500 residents so you and your problems aren’t actually important. They will save face and send a nice reply full of lazy excuses. There is so so much more but I’m out of review room.
I don't even live here, but my experience with this staff has been terrible. First, I explain to them my situation and they assure me it shouldn't be an issue and that a move-in specialist will contact me to go through those details. Fast forward to the next day and I get an email and 8:28 am. I promptly respond at 8:38am and wait for a response with what I need to do next. After not getting a response for over 4 hours I try and call, with no luck. I spent the better part of 5 hours trying to talk to someone on the property. I had no luck and gave up. I finally received a call the next day, and all they had to tell me was that my documents, that have had no issue at other properties, are no good. Don't live here if you want a competent management team. You're better off renting a room somewhere.
I did not personally live here but I toured the location back in October 2020. I was looking for a place to move to after my mom moved to another state and I needed to find a good, clean, safe place to live. I’m being completely honest about this review because I worry that the prices and looks draw people in. I’ll start off with I started my tour in the early morning, there was homeless people all over the complex. The side gates are open so they come in and sleep and hangout by the pool. Not to mention the trash was filled and spilling over. There was rats and roaches everywhere. we saw needles on the floor from people doing drugs snd so much more. The staff wasn’t helpful at the time, someone sat at desk and answered the phone after I called 3 times because I had an appointment and drove from far away to be there. Not sure if it’s because of covid or laziness. Not to mention, there was a VERY obvious drug deal in the parking lot that ended in a fist fight. Let’s just say my mom said no and I agreed. I rather rent a room.
I moved in to these apartments and about a week later my arms were itchy and had bite bugs all over (they are now scars). As it turns out, they did NOT inspect or clean the apartment (recently, I ran into another resident and she mentioned they didn’t inspect her apartment prior to her moving in. it was dirty and had a lot of roaches). I notified the office that there were bedbugs all over the ceiling and they had infested my bed. For about 3 weeks, they did nothing; they mentioned that they have informed their 3rd party vendor (Terminix). During these weeks, I had to sleep on my couch to avoid getting bitten. We kept asking questions as far as what we needed to do and why wasn’t the exterminator showing up. We received no information and no response (this was during covid, so it was much harder to get ahold of them, *see paragraph 2). We kept calling, and emailing, and texting, and they completely ignore us. It had been two months and the exterminator showed up. The day before the exterminator showed up and removed our blinds, they told us that the exterminator will show up the next day. We had to sleep with no blinds, people can see inside our apartment, we had no privacy (keep in mind our stuff was still in boxes since we did not know if they were moving us to a clean and inspected apartment. No, that would be the decent thing to do; these apartments are the worst!). When the inspector showed up. They tossed all of our boxes everywhere. All of my electronics were broken, everything that was fragile was broken, my couches, because of the treatment, the covering starting peeling. They did absolutely nothing. If you call them and select that you are a resident, you will be asked to make a selection as to whom you are trying (*I encourage you to do that right now to witness for yourself*). Any selection you make (billing, maintenance or office) you will be asked to go to the web portal and send a message, send a text message, or leave a voicemail, and someone will call you back in 2 to 5 days, but NO ONE CALLS YOU BACK. Back when the offices were open, the staff was EXTREMELY rude. They will do their best and go out of their way to avoid helping you. The apartment is old, the appliances break, the cabinet doors fall off, the walls are paper thin, everything essentially, breaks off. Around and outside of the apartment, everything is extremely dirty. There are roaches and mice everywhere.

The management company is absolutely horrific. They charged me almost $1000 for renovations. I paid $225 upon move out for cleaning which was never done. Overall, worst experience EVER! Avoid at all costs. Spend the extra buck for rent instead of living in a place that has horrible morals & will rob you when you move out.
UDR Management is awful in every way. Be aware to give the inspection form at move-in with the witnesses. They will charge you for the entire apartment renovation. They charge me more than $1000 and I hardly even leave in the apartment. The property itself is dirty, loud, and way too overpriced. Pipes are old, fishy smells everywhere. Just disgusting. Location is ok but nothing special
When you move out they will make-up items to charge you for and the entire buildings are just trash. On multiple occasions my apartment did not have hot water for more than 24 hours. Once the I did not have hot water for over 72 hours and they do not care; I was told, "At least you have water. There are people who have nothing." True statement, however per square foot I am paying more than what I paid for my Irvine Company Apartment. The water, trash, gas & sewer bill is ridiculous. Unless you enjoy pain, stay away.

I have been with the apartment for a year now and run for the hills! Ill keep it short since you only get 50 words. ROACHES - had my apartment bombed twice. Purchases 4 Termix traps and will leave them on for the leasing office FLEAS -my cat is indoor and never had fleas up until we lived here and she is infested and i have been taking her for to the vet for the past year. HIDDEN CHARGES - apparently when you move in they "verbally tell you they wont charge the first 2 month utilities but will charge them your last month there." Well does it work if i verbally tell you Im moving out instead of handing you my notice....NO IT DOESNT! Also you think 12 months means a year nope 13 months means a year to them. HA RUDE STAFF - Do Not Care about you. Will hang up on you. Will tell you, you need to die to get out of your lease (doesnt that sound harsh) PLUMBING - you think you can take a normal poop at home, think again every-time you do a number 2 expect that toilet to get backed up even if you go pee the toilet gets backed up. :) you wanna use your garbage disposal, get ready for the great stench of food and having your sink back up. LOUD NEIGHBORS- AHH the join of apartments, I understand some people are loud, but have the consideration to know the M-F are typical work days for people and that the weekends are for having a good time. WELL Monday at 3 am our 2nd story neighbors are drinking screaming and laughing and when my husband told them to keep it down they wanted to fight him....yeah real classy here folks. PARKING - They have a-lot of it....you are living alone but if you have a spouse or bf/gf just know you will need to purchase additional parking or else you park on the street and get side swiped or get a ticked for street cleaning but it gets even better even if you purchase additional parking just know people park like twats and bang up your car door cause they dont care. LAUNDRY - They washer and dryer are like almost always broken and will eat up your money and the apartment doesnt reimburse you for that. I only post this to save somebody else the nightmare i have had to go through. Please do not trust the positive comments it will be your doom. ALSO IF I COULD HAVE GIVE THEM 0 STARS I WOULD HAVE!
If you are wondering why the price is so low for such a nice area, thank about that for a while. This is one of the worst run complexes I have ever been a tenant in. The quality of life could best be described as sub-par, and at its worst is far, far worse. Stories of crime, cockroaches and unbelievable inconsiderate neighbors are all common place. Management is trying to rectify their abysmal record but are failing. They could care less about you or your problems. While the general area is one of the nicest places to live in Orange County, there is a reason people do no recommend this property. This review reflects the south property.
If you like to get marihuana smell on your window every night and day, if you want to get your laundry stole from the laundry room, if you want to get hidden fees for almost everything then this is the right place to live. I regret it big time living in this complex. You get crazy neighbors too stealing packages straight from your door! The list will go on and on.

Absolutely, do not live here! Cockroaches, cockroaches, cockroaches! Not to mention, sewage overflows from your sinks for no apparent reason! I’ve left about 30 voicemails and was told it was apartment living and I needed to deal with it!!! They finally sprayed, after canceling on me without a phone call, and cockroaches came right back. It’s a complete nightmare! I’ve actually had to retain a lawyer. Do not live here.
Living here since almost a year, the place has TERRIBLE maintenance and security. I reported an unauthorized car parked in the parking lot for 3 DAYS IN A ROW and no one towed it. No one knows who the car belongs to - not a resident or a guest, just a stray car in the lot. They could harm someone/steal from someone even KILL someone - how would you know? There are KIDS PLAYING everywhere, what if your kid was snatched by someone driving this car (no one knows whose it is and management doesn't care to find out) - so whose responsibility is it if YOUR KID IS KIDNAPPED?? Even after reporting it MULTIPLE times to PEOPLE at the main office and security, the car IS STILL HERE. So why are residents paying for parking if anyone can pull in and park?? The parking lot does NOT have enough cameras to pull up footage either. So here's the deal - if you're OK with NO SECURITY and ANYONE having access to your front door at any time of the day, and if you're ok PAYING for parking which anyone can get FOR FREE, and if you're OK living with the possibility of GETTING KIDNAPPED - sure, pick to live here.
The leasing office is just awful. I was a UDR fan before this place, staying in a different property. Never again. Not only did the studio apartment I looked at originally is completely different from the one I moved into (the one I looked at had stainless steel, nice appliances, nice wood cabinets-what I moved into was from the 1970s, old dingy appliances and painted over cabinets and generally grungy). On top of that, since I've been here two fires have taken place (and not like smoke alarm little fires, but like fire department guts the walls looking for more of the fire) and one domestic incident in the parking lot ending with someone being stabbed and killed. Yikes, unsafe for you and any kids you have. I also prepaid my 1st month rent online and all deposits, only to be told upon arrival I still owed $10 or so, therefore I had to go get a $9'cashiers check. The "manager", this big lady up front, was just awful and didn't care. No debit/credit, check, or cash would be accepted.staybaway, you'll regret moving here.
I've moved here 3 separate times now and each time has been a great experience. From the leasing staff to the maintenance team they show the utmost professionalism and integrity. Don't listen to these negative reviews. Most people get upset when they can't get their way and spread nothing but toxic lies and rumors. I would recommend Coronado to any one I know as one of the best places I've ever lived in Southern California!

The location is great. You can walk to a lot of different restaurants, cafes, shops, and fitness centers. The price is what you would expect for the area but the size of the apartments and amenities are worth it if you use them. The upgraded gym on the north side is great, and its only a few steps from your front door!

My boyfriend and I lived at the Coronado's on the south side for 3 years. We loved living there. The location was great, the pet policy is awesome and we had good neighbors. The only downfall was the management and the constant water shut offs. As far as the amenities go the complex was up to par with other places as far as the gym and over and above with the swimming pools and hot tub. We never used the movie theater or the game/rec room. The game room was way too expensive to rent and the theater never really crossed our minds. Management was not the best. Our apartment flooded due to maintenance being done on the piping and when we called the office they told us that it was our problem and that we should contact our insurance company. Anytime we needed anything it was like pulling teeth. Our saving grace during the whole incident was the maintenance staff. They jumped into action to help us clean up and fix the apartment. Water problems seem to always be happening at the Coronado's. The water is shut off at least once a month and most of the time the notice is sent out hours after. You would think that a better system would be set in place since it happened so often. All in all it was a nice place to live. Every apartment has it's downfalls and as long as you can deal with the water issue then i recommend the place.
When my boyfriend and I were looking for an apartment, this place in Newport Beach/ Costa Mesa seemed like a dream come true. Right by Back Bay, the beach, shopping... so how was it that our rent was so cheap? Little did we know, this place has always had a reputation for being a frat house. The yelling, fighting, partying, police, ambulances, fire trucks, and people pulling fire alarms for no reason started shortly after moving in. This apartment is not a place for anyone to live. In my opinion, this building should be demolished and rebuilt as a true "luxury" apartment complex.
Biggest complains are 1 - walls are paper thin & hear everything its horrible. 2 - Maintenance are very rude and had to get help when toxic fumes from apartment below. 3-wish things could of been fixed before moving into my place. Fan was falling off ceiling. The kitchen faucet was loose/ coming off and starting to leak. The laminate flooring looks cheap with the tears from previous owner in kitchen and bathroom. The shower fixture is outdated and could of been updated since I am paying for an upgraded unit. Air conditioning unit is outdated and looks very dirty. Laundry facility is disgusting and not 24 hours. Prepaid card machine goes down sometimes and can not purchase to wash clothing/towels. Only wall unit AC and it is in the family room and does not make bedroom cool enough. The garage door sometimes does not open when leaving and have to open the entrance door to leave. Also same problem sometimes the entrance door does not open and have to wait for someone to leave. And also the door sometimes does not open all the way only about 3/4 of the way. The cigarette smoke is overwhelming at times and I wish there were designated areas for people to smoke, and to have smoking buildings and nonsmoking buildings. The hallways and other areas around the complex look extremely dirty with cigarette buds everywhere. Its very disgusting. I pay a lot of money and it seems like some residents or friends of residents have lack of respect for the community. The north gym is vastly superior than the south gym and wish that I would of been notified before the gym was going to be closed. The north gym has been closed for a few months now. Parking for family and friends visiting is difficult sometimes and wish there were more guest parking or a way to get parking passes. Also, it is a huge inconvenience and causes me great difficulty when trucks or big vehicles block the path to my building from the garage. They have parked in front of the stairs of the garage and I could not get out from the garage and had groceries and bags to bring in. Also, if these people were allowed to do this why was I not allowed to have the moving company park their truck there temporarily while I was moving in? They had to park far out on the street and ending up costing more than what it would have been if they parked right there outside my place. It is disrespectful to block residents in the garage on the way to their apartment and also not be able to get to their apartment.
The beaches of Southern California and a resort-quality pool paired with extremely affordable rent make the Coronado a Newport dream. The unit is upgraded and well-equipped. The amenities are top notch (particularly the gyms!) and the rental office staff highly compentent and accommodating. All together, these factors are making my time here quite enjoyable.
This was my first apartment-living experience, so I don't have many other experiences to chalk this one up to, but here we go. The pros of this place are pretty obvious. It's luxury style living, and though maintenance doesn't always keep up with the amenities, it's still super nice to have tons of stuff to do without even leaving my apartment complex. It's also only two miles from the ocean, and right across the street from a shopping plaza. The apartment really does have a movie theater, a conference room, a business center, two 24/7 work out centers, two clubhouses, basketball courts, tennis courts, pools, and jacuzzis. They're pretty nice, but like I said, maintenance could be doing better to upkeep them. For anyone renting on the spot, like I did, fair warning: the graphics designer got a little ahead of himself when laying out the virtual pictures of Coronado. Expect the difference between what they show on their website and what it looks like in real life to be comparable to a Victoria's secret model on a magazine cover and what she looks like the morning after. Coronado keeps up with their renter's by offering occasional get-togethers, and they just sent me a nice little $20 Starbucks gift card for being a "valued renter." Not sure what their game is, but maybe they really do care about me. And, here are the cons. Since my characters are limited, I'll keep it down to this list: cheap paint, very cheap paint, my shower broke a month ago and again last night, my neighbor throws wild parties and I'm mostly upset because he doesn't invite me, there are usually cops here, but I find it thrilling to be a bystander to drug busts, cheap paint, asbestos, the renovations are falling apart, how do you work a murphy bed??, they begin to charge you a lot more after your first lease is up, if you have any problems ever, expect that every single breathing human in the office will act like it's not their fault, at first the securities guards were really rude, but now they're nice-they also get replaced, like, monthly, so I'm afraid the rude security guard will be back in no time, like everything in my apartment is falling apart, cheap paint job, AC is straight up from the 70's. Anyway, hope this gave you honest insight to what it's like renting at Coronado.

The problem lies in the management as they schedule water shut off days without notice, close the gym and lounge area for months at a time without notice of when it will open, promise you a computer room with free printing paper that is no longer available, etc. If you only want an apartment and you use nothing else at Coronado, its a perfect place to live. If you would like to use amenities, have hot running water daily or sleep in to at least 8 am daily, then this place definitely will not work.
We moved in to Coronado at Newport South because of the location, apartment amenities, and reasonable rent. There really is no beating the location or pool, and we know as soon as we get over the hurdles we've faced moving in we will love the apartment for those reasons. Now for the warning: make sure you see your unit! We had seen the floor plan and the leasing agent told us what features our apartment would have since we were renting 30 days out and the unit was still occupied. Imagine our surprise when we go to do the walk-through on the day we sign our lease and immediately upon opening the door are overwhelmed with the smell of gas. Our apartment wasn't supposed to have a fireplace, we didn't want a fireplace taking up half the wall, but not only does it have a fireplace we have had to make 3 maintenance requests for the gas smell in one week of living here. Next up is the kitchen, which was not supposed to be tile counter tops and it is. If we would have known this we would have picked a different unit, but they didn't have other open units and we had to be out of our last place so we had no good option but to take the apartment as-is. The leasing office said they would try to arrange some sort of gift card to make up for it, but we've been here a week and they haven't done anything for us or even reached back out to us. The first day living here we noticed the tiles were loose and submitted a maintenance request. Two days later, before the counters were fixed, the tiles broke off completely and fell on my foot. Rather than replace the counters they opted to glue them back down and re-grout. The very next evening while continuing to unpack and move in, tiles broke off again (some of the tiles from the original request as well as an entirely new section of tiles). These tiles fell and broke 3 of my stoneware dishes, which are no longer carried in stores so I will have to spend $50 on ebay to replace. You can tell that many more tiles are no longer cemented down and if they try to just repair the current broken tiles we will continue to have problems for the whole lease. I'm currently waiting on maintenance to show up to assess the issue, so fingers crossed we get it fixed in a way that is acceptable!

The apartment itself is quite dated with white cabinets and old counter tops. The bathroom also needs to be updated. Having seen other more up to date apartments in the same complex I think this apartment is average or even below average in quality. Before moving into the apartment I would hear stories about how noisy it is but really the noise from my neighbors is minimal. But that may just be my building so other buildings may have serious noise issues that I have not experienced. The only noise complaint I have is with the lawn mowers and hedge cutters that are VERY loud sometimes even as early as 8AM in the morning. Another thing I dislike is the parking situation.. A few months ago they suddenly made previously free parking spaces into paid parking spaces but many people don't want to pay for them so there are still many parking spots that are just empty and now we have to drive around looking for empty free parking spaces. There is clearly very little demand for paid parking spots so I think most should be free up until a time when someone wants to pay to reserve a spot.
The price is great for the location, but that's all I really can say. I've had some really bad experiences with the staff that works in the north office. Extremely rude. Something is always broken weather it is the laundry payment machine, the elevators, or the gate to the parking lot. It just seems that whoever is in charge of maintaining this place, does not really care all that much.
