Love the staff and interior of apt but floors in hallway elevators and parking garage just aren’t as clean as they need to be and should be. Carpet in hallways need to be taken up and threw away, residents sit trash out there and all the traffic from coming indoors, not to mention has seen dog poop in hallway which after being removed carpet WAS NOT CLEANED ! Hope carpet being removed is something highly considered for future upgrades. Also the cleanliness of hallways elevators and parking areas need to be addressed. Cleaning lady never cleans elevator buttons or floor of freight elevator and I frequently see the individual on the phone by her cart and elevator and the hallways are nasty along with the buttons you have to press to get on elevator. Carpet never has been cleaned and should at the least be vacuumed daily. Nice complex staff and interior of apts are nice inside. These are issues that need to be addressed and would only make it better.

I have loved living at eighteen twenty five downtown. The studio is super safe and roomy. Anytime there is a service request they are quick to answer and respond in 24 hours

A few days after move in: I’m definitely looking forward to enjoying the amenities and resident events here. My only critique is that my entire unit had a strong odor upon move in. This is something I brought up while touring the unit, in hopes that it would be resolved in the weeks before move in. It is apparent that previous tenants smoked in this unit and all it would have taken was a little extra attention to clear that smell out. A deodorizer, leaving doors windows open for a few days, vinegar spritz, repainting, cleaning walls and ceiling, replacement and cleaning of ventilation. I would’ve even appreciated a starter kit of odor eliminators, at the least. As a “luxury apartment” this is pretty annoying, not to mention a health hazard. With that said, I don’t want this to define my experience here. Maintenance is responsive and came to assist in resolving this. Hope this becomes a 5 star through my lease term.

My experience has been great so far! The staff is friendly and available to answer questions. The cleaning staff is amazing! And the amenities are so relaxing and convenient. The views from the pool are wonderful and the apartments are very spacious. It is easy to receive deliveries as well and the work from home sky deck is very convenient.

Great place to live staff is friendly, great location and amenities and also very safe. 10/10 The only con is the rent price it is very expensive, other than no complaints. I've been here for 18 months my lease is up in 5 months I might consider renewing.

I love living here, I’ve been here for 10 months and intend on renewing my lease. Some of the pros are the gym, location, the high ceilings, the pool and view from the pool are very nice. Some areas of improvement are the dog park, and the pool and gym could use some minor improvements but overall I love living here and would highly recommend.

So far this place is amazing. The amenities are so nice and the staff is super friendly. Everything was very clean when I moved in. The views of downtown are spectacular (especially from the pool) and the location is ideal. I can walk to the House of Blues and Toyota center within 10 minutes. There are also several good restaurants within walking distance.

It's pretty mediocre. I love the management and the people I've met at 1825 are very nice and friendly. However, with that being said, there's a constant weed smell in the halls. The residents can night can be very loud when walking through the halls. Residents facing the outside street constantly hear traffic noises, homeless people screaming, and the cars racing in downtown. I guess that's the downtown experience but I won't recommend anyone live in downtown unless they want the downtown experience.

Over the course of my lease: Car broken into Catalytic converter stolen Items stolen from room after "inspections" Then to top it off they sent my final bill of less than $100 to collections without even an attempt to send it to either my forwarding address or even email The place is dangerous, dirty, typically smells awful, and absurdly expensive.

I love living downtown! The staff at Eighteen 25DOwntown is stellar. From the time you walk in the door or leave out the door, you are always greeted with a warm smile and professionalism. Fire alarms go off constantly and randomly at all times of the day and night. I signed a 15 month lease, but have spent a total of 5 months in the apartment over the year and have still heard the alarm go off 5 times. Next, security is nonexistent. It’s always somebody new. When I first moved in, I needed to get my gas turned on so my stove and dryer would work. The technician had an all day window. I waited all day and they ended up canceling my appointment because nobody opened the lobby doors. The doors are always locked but nobody is at the front desk because they’re all busy talking together in the office. They put on dresses and take Instagram photos, but have absolutely no actual knowledge in running a building. I wasn’t able to use my apartment for like a week because there was a gas leak. Centerpoint identified holes in the pipes behind the stove and the dryer. I had only been living there maybe a month and hadn’t even used the stove yet. Sadly, all of that is minimal compared to the fact that my apartment flooded. It was trivialized to me so I didn’t even think I needed to leave work. Turns out, it was a huge flooding that left all of my belongings ruined. Maintenance threw my clothing, documents and photos into the bathtub. I was told the apartment was fine to stay in, but I got home and that was clearly not the case. To make matters worse, I contact the office and the manager, Shelly, tells me that they pulled my water usage and that the toilet was running for 3 weeks and had I contacted them sooner, the apartment probably wouldn’t have flooded. I’m not a plumber. I had no idea it was having any issues! Second, my neighbor on another floor had the SAME exact issue, except instead of her apartment flooding, she was stuck with a $300 water bill. She was traveling and not even home! To top it off, the flood was 2 days ago. I come home this evening and the toilet is still running! I’m sure it’ll flood for the next tenant and they’ll blame them too. I saw reviews when I first moved in about the sprinklers going off and units flooding. The reviews warned against the terrible management of the situation and how the staff lacked empathy. I ignored it thinking that a sprinkler flooding units is so rare. But now I wish I would’ve paid more attention. MOVE IN AT YOUR OWN RISK. You have seriously been warned. What you choose to do or not do with this information is up to you, but I promise you will regret signing a lease here. I certainly do.

Autumn, we apologize that you are unhappy with your living environment. To answer your concerns and to inform potential residents that are reading these reviews, we want to clear up some items mentioned. We understand that in the past the fire alarms have gone off from time to time. This was due to smoke alarms in the hallway being activated by individuals smoking in a non-smoking building. Since then, those residents are gone and new signage has been placed throughout the building to help prevent this from happening again. So far, that has been successful. As for security, our guards are on duty 7 days a week from 6pm to 6am. They are required to make their rounds every hour, perhaps you have just missed them each time you go through the lobby? The doors are all locked for security and can be unlocked remotely from any office. We understand that our daily team huddles and team meeting may make it seem that we are all in one room, but we assure you, it is all work related. Our social media posts our business related and help provide our potential residents and current residents with a familiar face to look for upon coming home. We apologize if you feel those are unnecessary. Gas leaks can occur without notice and we are glad to hear that CenterPoint was able to fix the issue for you. There are no underlying issues with the plumbing inside your home or any home in the building. If left unreported, bubbling toilets, running toilets or clogged toilets can result in an overflow. It is imperative that residents report this to the office ASAP. With regard to your situation, there are two sides to every story, but we can confirm that we acted efficiently to the water on your floor and prevented it from entering your neighbors apartment and damaging the building. Had items not been laying all over the apartment, on the floor, then we would not have touched your belongings as an attempt to save them. Anything drenched in water had to be placed in the bathtub so that the water could drain and not cause sitting water. Most items were inside cardboard boxes laying about the apartment and when attempting to put them in a dry area, the bottoms gave out. Water bills are based on the usage of your specific apartment. Residents are responsible for paying for their usage, no matter if it is a running toilet or leaking faucet. That is why it is important to report any plumbing issues immediately.
Weve been here for 3.5 yrs and just renewed for another 15 Mos. Property is ideal for us - location, aesthetics & pricing. We especially enjoy the pool, the fitness center & the Downtown Houston views. Outstanding management, leasing & maintenance team! Any concerns are addressed timely & professionally. 1825 San Jacinto - Its home!

Place so poorly maintained the city shut the pool down in the middle of summer because the pool did not have enough chlorine. Parties all the time during the summer and pool are left looking like the aftermath of a rave. Trash everywhere.

We apologize that you had a negative experience with our community but assure you these issues were resolved last year. A company was hired to maintain the pool on the weekends and this will continue during pool season. As for the City of Houston shutting the pool down, this was done out of an abundance of caution due to one of our 911 emergency pool phones losing connection and not passing it's monthly inspection by our team. We temporarily closed the pool until the emergency pool phone company could arrive to make necessary repairs and perform a firmware update. Also, our pool is a Salt water pool, not a chlorine pool. You are welcome to contact our management office should you have any additional concerns you would like us to address for you.
Staff is always respectful, friendly and courteous. Great energy in this building. Maintenance requests are completed quickly as well.

Ive been here for almost a month and I absolutely love it Taylor was my leasing agent and she was nothing but patient with me. This was my first time moving alone from another state and she made the moving in process seamless. I feel safe here everything is gated you need a key to almost go anywhere or do anything. The pool the views perfect. Luxor mail system is clutch lets you know when you get a package and you dont miss a beat if your packages are oversized theirs a mailroom for it. Ive noticed security on the property after hrs and when the office is closed I really love it here and the residents here are also very nice and welcoming. Choose 1825

I moved here from out of state and was unable to tour any apartments prior to my move in date. I worked with Taylor and she was EXCEPTIONAL. We had a 5 hour time difference and she made sure I was always kept in the loop. We assigned times throughout the days to connect and if she was unable to meet she passed me off to a co worker. The entire process was seamless. As far as actually living here- it is a VERY nice complex, it truly does feel like luxury and there is a sense of security that comes along with it as well. I highly recommend for anyone interested in living in the downtown area!

Eighteen25 Downtown has beautiful units and amenities! I love my view of the court yard and having a rooftop pool. My concerns are the upkeep of the amenities and ensuring the residents safety during Covid.

STAY AWAY FROM THIS APARTMENT COMPLEX, AND FROM ALLIED ORION GROUP ALTOGETHER. May 2019, the sprinklers went off and flooded around 10-15 units on 2 floors, including my unit. The apartment complex originally told me the repairs would be completed in a few days, and recommended I find somewhere else to stay (which they did not originally offer to compensate me for). Email communications with updates were vague from day 1 of this process. They would constantly string me along, extending hotel stays, but never giving even a ballpark figure of how long repairs would take. Later, the apartment management would tell me repairs were near completion, but construction workers told me repairs would take at least another month. Guess who was right? I've been displaced from my apartment for over 40 DAYS. Now that repairs are almost done, the complex is refusing to pay for any damages or reimburse me any rent. This is easily the worst apartment management I have ever dealt with. Allied Orion Group has no regard for the welfare of its tenants, and takes advantage of the fact that most people do not have the means to hire lawyers to fight back. Even outside of this incident, the apartment management was impossible to reach. They never answer their phone (I get a busy signal 99% of the time), and they take several days to respond to emails (if they respond at all). Don't be charmed. Eighteen25 and its management are as soulless and cold as their concrete floors. --

Hello. On May 25, a sprinkler head was hit off by a new resident moving in which flooded 18 units and 2 hallways. This was completely out of our control, but we have done everything we can to make the effected residents comfortable in dealing with the unfortunate situation. Each resident was provided a hotel room to accommodate their living situation and reimbursed for parking as this was an expense the residents would not have had while living at Eighteen25. We kept in constant communication with each resident as soon as we received information. If there is anything else we can address for you, please come speak to us. We are devoted to our residents and their happiness. Thank you.
I've been a resident for 4 months now at 1825. From the first visit, Chris C has provided A Service - leasing, general knowledge, addresses any and all of your concerns immediately. The management staff & other building staff are also very, very attentive. Why did I choose this property? The sense of security (your unit and your vehicle), the location (I walk everywhere - work, social gatherings and even in bad weather the metro rail system is only 2 blocks away), the property is well maintained (I am so proud to show off my new home) & of course, the amenities. The amenities are AMAZING!!!! - Especially the roof top pool (spent many nights and weekend days enjoying the view and relaxing) and the hydramassage chair dismisses any stress related tension in your body. There are tenant events where you can meet your neighbors and let loose & have fun - it really is a community. Can't say enough about this property. Five Stars is not enough to rate this property!!!

This apartment complex is one of the few mid rises in downtown Houston. 1 of the greatest things about being in a mid rise downtown is that from the 8th Floor rooftop pool you actually have a surrounding city skyline View. Adjacent to the pool area is a sky cabana. There is cabana service provided on the weekends. There's also a taters kitchen, space a game room, space resident lounge, space and one of the most amazing amenities you'll ever experience in Houston called a hydro massage. Is also conference center and lounge area located on the 1st floor adjacent to the leasing office. There's a pet park, space package lockers, space and on site dry cleaning. One of the most important features at 18:25 is the staff period from the maintenance team all the way up to management they are superstars! There are fully engaged and enjoy hosting resident events. If you're intrested and and affordable and awesome place to live downtown please give this place a try.

Chris gave me a tour of the apartments and I immediately fell in love with the place. It has a modern style with an elegant flare, and the floors are a stained concrete which is especially great if you have pets. There is even a dog park by the lobby, and my puppy and I have both made friends with our fellow fur neighbors and their owners. Everyone is so friendly here—I highly recommend checking it out (you won’t want to look anywhere else).

Chris was extremely helpful in the leasing process and put me in an apartment that cannot be replicated esle where for price and quality. But unlike other properties, the staff has stayed involved the entire time I have lived here. The property is always clean and the staff are in constant contact to make sure the experience here is as promised. The location is extremely easy for going to Rockets games as it's just a few blocks away. I've been to countless this season and many last minute just because it is so convenient. Astros games are extremely close as well. Midtown is right next door making this location perfect and there is no shortage of things to do.

This complex is beautiful and the leasing office staff is awesome! Chris is so much fun to work with and has helped find us the the perfect apartment with everything we asked for and then some!
