Took my tour on a Friday last month and had plans to move in the following Monday, tell me why the specific leasing agent that toured me ends up being the ONLY 1 that could make my move happen (called daily for the next 3 weeks but she was “on vacation” and I got NO HELP!) I got emails to pay the application, to sign the resident portal, to pay the security deposit, just for them to tell me 3 WEEKS LATER they couldn’t get me approved! Been a week now and still a nightmare just to get my deposit back, most UNPROFESSIONAL EXPERIENCE I’ve ever had with ANY apt!

I lived here for 2 years. Even though it looks like a luxurious apartment building, it is still in DTLA. There will be homeless people coming in, people on drugs, following you, people sleeping in stairwells, stealing packages, sewage smells & urine smells inside & out. It's a pet friendly building in a city. You can expect lots of poorly socialized dogs, lots of barking, dog excrement everywhere, owners who cant or wont curb their pets. The apartment was quiet for downtown and clean. The bath tub is huge. Generally things look very nice but are poorly constructed/maintained or just of low quality. When we first moved in there was water damage and a smell in the bathroom, it took several calls until someone actually came and fixed the issue. The bathroom cabinet was water damaged for our entire stay here. I asked if it could be fixed or replaced (since it's a luxury building, high prices, etc) and all they did was paint over the damage. There's a pretty high turnover rate of renters here- it doesn't look like folks stay for long. During our stay, the building switched management companies. After, the level of upkeep has gone down. They've become less responsive and lost a lot of our information in the swap. With the original management we had received so much care. With the current management I have to wait days for an email response. We were left in the dust after the switch- going down to the lobby to ask for clarification we were told that we should be in contact with a point-person which we didn't have. It turned into a very impersonal big-building vibe (which it is). I think this is normal for large building culture, and a culture that follows a large population of college kids but overall there's a lack of accountability from the residents of this building. Dog poo in the carpet hallways, spills in elevators, trash shoots clogged and overflowing, stealing packages, car damage. It all sucks but it's the nature of living in a large building in LA. Your lease will say that your deposit can be used to paint and clean the apartment. They'll bill several hundred just to paint and sanitize (something any apartment building would do upon move-out regardless). It’s nice but it’s not that nice. The sort of “fake nice” facade and lack of community/accountability from other residents really makes it feel like a short-term thing and not a real long-term home. I would spend more time shopping around if I was looking to live in Downtown again.

Pros: My apartment is very quiet for dtla, little to no street noise Pools are nice Very convenient location Gym is quite nice Good size living room area & bathroom In-unit washer & dryer Cons: Most of the grills have not worked the times I tried them Theater room has been closed for like a year Staircases are a bit gross Limited closet space Lights could be brighter / turn on faster Not far enough from skid row for comfort Not as many food options late at night as you'd think In conclusion it's nice but you should comparison shop, especially when it comes to renewing a lease here. The prices in this and all comparable buildings in the area fluctuate quite a bit and there are great new tenant promos to be found. I'm moving out for a comparable apartment nearby that will save me over $15k over the life of the lease compared to staying. Even if I drop $1k on movers I'm coming out way ahead. Don't let them take advantage of your hesitance to move / ignorance of the market. Look around and insist on a fair price.

The building itself, the units, the easily accessible parking, and the amenities are all 5 stars. I love my apartment, the finishes, and the layout. The community areas are very attractive-- especially the garden lounge area on the 2nd floor. The front desk and leasing associates are helpful and friendly, and I appreciate the general sense of security that this building offers. The best thing about the building is definitely the location. The management of and the general cleanliness of many of the community areas is lacking, and the progressive decline in the upkeep of these areas has been noticeable throughout the past year.
Finding a new apartment home was time efficient and productive with 8th and Grand. Highly recommend due to professionalism from staff and cleanliness of facility.
On our viewing we were very impressed by this community. The staff is very helpful and professional. Everything is well maintained and clean. Amazing amenities. The layout and design of the apartments and common areas is modern and smart. Overall an ideal community!
8th Grand is a great entry point to Downtown living. You?re steps from the trains and live directly above a WholeFoods. You have access to the same amenities featured in neighboring luxury towers for a chunk less. Only downside I?d say is scale - size of the building and number of tenants. The complex is occupies half a city block?! You could get your steps in, schlepping to an elevator.
Great community that is welcoming and attentive to the building and resident needs.

It?s a great place to live, top quality construction ales me feel like I?m in a house?.so quiet yet many common areas to join others?superb downtown as we have the best area for the top restaurants, shopping steps away and Bottega Louie on the corner, Whole Foods downstairs, freeway access, whatever you need it?s within 2 blocks. Because of living here, I?ve changed my mind regarding buying another house
I?ve lived in the building for two years and love the maintenance staff and the residents! The new management isn?t as approachable as the old one, but thankfully I haven?t needed to contact them much.
I have called numerous times with no response. Goes to. Enteral office, and all they say someone will contact you. Does not happen!!! Try to look at floor plans on website, says it’s down. Try to email and Brookfield properties server rejects it says not a verified employee! The number I get 213 293 2447 just goes to central office who can’t help. I’m thinking this property is not managed very well, and be warned and good luck Frustrated from Seattle

I was 22 years old when my job had asked me to pack up everything and move to sunny LA for a job promotion. Of course, I accepted immediately. Within the first few days visiting I came across Eighth and Grand Apartments and I fell in love immediately. The grounds are kept very well, the units are very clean, I've had no issues with my utilities (i've seriously not called maintenance once since moving), the location is so ideal, and the safety features of the apartment are what really sold my parents when I moved. Here we are a year later and I have nothing but good things to say about Eighth and Grand Apartments. They've truly made my first time moving out (and states away from family) a seamless transition.

I havent lived in an apartment in over 35 years, only my own homes. When we left San Francisco last year, we didnt know where we wanted to buy so we decided to rent and choose where to settle down wisely. My trade off for renting versus owning was a all inclusive style complex and I fell for 8th and Grand swanky name, style, location, comforts, proximity to everything we need within our block or just a few blocks away. Having the two pools is really nice and exactly what I wanted without being responsible for the upkeep. My two adult children and I live together for now even though I am split between the Bay Area and LA. They dont want to move to a home, they are sold on all of the conveniences of inner city living. I love this place, but please care about your resident's safety. Too many air BNB'ers and smokers present!

I pay thousands of dollars to have constant fire alarms going off at five in the morning IN MY BEDROOM.

Here at 8th & Grand, we strive for excellence, and are disappointed to hear that you received anything less. The fire alarms did go off recently due to someone over cooking food and opening their front door. We will pass these comments along to the team to ensure new residents moving in know now to open the front door, but rather open the balcony door or window for air ventilation.
