Property Ratings at Eighty Two Hundred
In early 2024, 8200 was sold by it's original owners to a new property management company that is unresponsive at best and neglectful at worst. The new management company disabled online payments, refused to turn on the air conditioning until mid-May and permanently closed the pool for no apparent reason. They have no website, no point of contact, and no online system for submitting maintenance requests. All they have done is removed the previous ownership's branding. This used to be a gem. How the mighty have fallen. Stay far away.
This is an inexpensive apartment for the location which is great however you are getting what you pay for. It is an old building with insects. You can only use either heat or AC and the building decides when in the year you can switch. Walls are very thin, you can hear the neighbors conversations. Also windows are very thin, you can hear everything going on outside. Parking pass is extremely expensive.
I live in this building because of the good location and the price is one of the lowest in the area, but I would not recommend living here. The building allows smoking, so my neighbor’s cigarette smoke seeps into my apartment, which is a serious health hazard. My throat is constantly irritated living in this building, and management has done very little to help me ask the neighbor to smoke outside. Their solution was to to put tape on my air vents (probably also another hazard) and spray air freshener, which has not helped.
I have been living here for almost a year and love the location. The building is very secure and I always feel safe which is a top priority for me when looking for a place to live. The front staff are welcoming. Carlton in the leasing office has been really helpful and friendly from my first time touring the apartment and through out my lease! Would recommend living here!
I have been renting from Aldon Management for several years now. It is not a brand new apartment building, the elevators are out dated, but company has been renovating the building to make it feel new. Things work, and for the price of the location you can’t beat. Maintenance is on site, friendly and knows your name. The front desk staff gives you a sense of home by their friendly service. I had a few bumps with management with communication, however in the past several months there has huge change in management where they have been have improved.

8200 used to be a gem but that couldn't be further from the truth now. The staff, for the most part, is rude and unfriendly compared to the lovely staff they used to have a few years ago that all were fired (my guess is they were fired to make room for staff they could pay less for.) When you get on the elevators, you're unsure if it will actually move, and if it does move you're unsure if the door will open to let you out. You can only have visitors if you're willing to go up and down the elevators (that don't work) to get them at the door to let them in yourself. The 24 hour front desk is no longer located at the entrance that everyone uses (they changed this without notifying residents). I'm embarrassed to have anyone come in through the lobby that has been under renovation for the past year with no signs of them completing it. There is apparently asbestos and the notification we received was backdated 2 weeks earlier and management has ignored repeated attempts by residents to understand why this is so. There is now 2 areas blocked off with what looks like garbage bags (from floor to ceiling) and danger signs, however this area was wide open for the past year. Management will not explain why it was safe for it to be open for a year and now it is not. I no longer would recommend 8200 to any friend or family member.
I have lived here about 1,5 years and I enjoyed living here, although many things can and should be improved. Upon arrival (long time ago) I had to chase the leasing office to get appointments and to get the paperwork done while you would expect the opposite. After moving in the AC starting leaking a few times and the pool was broke a few times, but all not major issues. Some other things that you might want to take into account: - The carpet in the hallways is not in a very good state anymore and defo needs replacement. - The construction in the basement is taking long, but should be finished before the end of the year. - Fast maintenance response if something is wrong in your apartment - 24/7 lobby service with nice personal Overall, if you can handle a bit of error and trouble sometimes this is nice place to live. Especially when working at Walter Reed or NIH.
I have lived in this building for about a year (with a roommate who lived here 3 years prior to my arrival) and the building itself is decent, especially for the price. Some models have updated bathrooms, some have updated kitchens, and from what I understand some may have both. It is directly across the street from a public parking garage and walking distance to shops, restaurants, bars, and the metro. Maintenance, when needed, is very responsive and professional. There is a rooftop pool and although it’s small it’s well maintained and never crowded. I have also never had any issues with the noise level or tenants who live there. Sadly that ends any positive points to my review… From my initial application to my most recent lease renewal notice every single piece of paperwork I received has been wrong (to put it in perspective, I just received the fourth copy of my lease renewal which still quotes inaccurate figures). When I initially moved in management was late in providing my keys, never provided a laundry card, and never changed the name on my door from the previous tenant. Construction has been ongoing for months and is extremely disruptive. At one point or another AC, phones, water, and most recently ALL power have been turned off for construction. The construction is noisy, the lobby is a mess, and the front of the building is currently boarded up with plywood. Several months ago I became trapped in a portion of the building because they had installed key coded doors but had not activated tenants key cards to gain entry/exit. Front desk staff was turned over from the long standing tenured staff (who bothered to learn your name and greet you) to a third party company whose employees are more concerned with their phones than with who is walking in the front door. While I understand some issues (particularly during construction) are unavoidable, my real problem lies with management that has consistently failed to address these issues in a timely fashion and has been unapologetic that they occurred in the first place. In summary, while the building may be right for the price you will ultimately be sacrificing a significant amount of your time and sanity in trying to deal with the consistent gross mismanagement of the property and facilities.
