Water is supposedly split evenly between all residents, they only have one meter. They verified the $300 water/sewage was correct. Last month was $90. There's no way - I've never had a water bill that high my entire life. There has to be a broken pipe / leak and they are making us all pay for it.

These apartments are riddled with bugs poor living conditions and they switch employees every few months so everything is alway lost in translation and nothing ever gets fixed !

They fix nothing.roaches are OUT OF CONTROL! everybody got roof leaks (if not yet it’s coming) ,pipes are awful they Mark off work orders as “complete” and they don’t be.this place is horrible and i am so ready to get out!

Disappointment so great that only the messages that are made public respond. I call them and their responses are very poor and they do not care. I go personally and those in the office show no interest in the tenant. Something breaks and they take more than 1 month and you have to be on top of them .. It seems crazy but the only thing they answer is through complaints around here, if they are willing to talk and are interested in me .. I will not renew my contract and it is the worst of Marietta GA .. The staff of the Office do not show interest in anyone , The boy from the office is somewhat, he speaks with a calm that does not interest him and everything answers ok and the Lady from the office with a bad attitude and arrogance and you talk to him and roll his eyes at all times .. The worst staff that I've seen it in my life .. Don't even bother to reply to me because I have written a thousand times and my messages are never answered and I have evidence of all the emails that I have sent to the office staff.

bad management they said all the time they will fix the problem but they will not they just care about you paying the rent on time that it . roaches loud noises at night all the time mold on walls even drug transactions and when you go to the to complaint about something in office they said they are working on it but that is not true i will not recomend this place even to my worst enemy

I wish I would have been warned about this property. I’ve been here one month and from move in date I’ve had issues with front door locks, bathroom tub stopped up, bathroom sink stopped up, all smoke detectors were missing, lightbulbs missing, sink disposal not working, oven light not working, noticed a few roaches 1st day during walk through, AC doesn’t work and it’s 86 degrees in my apt, and they promised $300 off my first months rent and I haven’t received it. I’ve put in several work orders and sent in several emails about all of the above and no response. Smoke detectors have been installed, disposal and oven light fixed but everything else still broken. I had an AC guy come out because it was so hot for weeks for myself and my 2 daughters. He temporarily was able to get me air but said it would go out again because the ac unit is not up to code, wires are duct taped, there is no filter and unit is running off condenser so the circuit will indeed trip again. A service I paid for. I even went and bought light bulbs and replacement parts for bathtub but they told me I can’t install it myself cause it’s against the rules yet they refuse to send anyone to make the changes. I’ve emailed since August 29th requesting they update my total for the September rent with the -$300 but it’s 9/11 and they still have not. I explained they have to update total so i can pay my rent online on time yet still no response and no update. I have proof of all these emails as well. Now they send me a delinquent notice for unpaid rent yet again they never updated the resident portal balance and to add insult to injury even hit me with late fees when it indeed was their fault for not doing their jobs in the first place.. the easiest part was getting in this place and possibly the townhouse space and storage and the school district but everything else as you can see simply isn’t worth the headache. I work in construction and literally wake up sweating even though I purchased 4 fans for my room and my kids room. They really just don’t care about how they are forcing you to live by not doing their jobs. Avoid this place at all cost.

Let’s start by saying the property management company changed hands two weeks in to my residency. I was hopeful the new management would make the necessary changes. Slowly but surely I saw residence being evicted. Maintenance has been horrible since day one. The upgrades that have been made and were made put bandaids over bullet wounds.There is black mold in the apartments. Expect management to direct you to call police or courtesy officer.Expect your neighbors to listen to you in your home. Expect your neighbors to file false reports and make allegations. Expect to have roaches and a foul smelling apartment. Do not expect management or maintenance to do their jobs. Pay your rent and remain silent. You will be fine as long as you do not address the non sense and Tom foolery that is occurring on the property. Do not have integrity or respect and you will be fine. Expect maintenance staff to discuss your business. The new manager has been here approximately two months and he has done absolutely nothing to improve the property. His assistant will smile in your face and back bite. I will also mention there are cheaper apartments with way better management and maintenance. Cobb county will not get involved with any issues relating to unclean and unsafe living conditions because the property falls on the line of Smyrna and Marietta. There is mold in the ventilation. Be prepared to become ill. The office will advice you to call the police on your neighbors and hold it against you later. If you plan on moving in to the Ivy expect the corporate office to be ghost and leave no contact information.

We lived here for over a year. The office staff was always helpful and nice; however, the complex was constantly full of garbage littering the streets and doorways. They only seemed to care about landscaping and up-keep at the main entrance, and the rest of the complex was dirt and trash. After a guarantee that we will be receiving the initial security deposit, the corporate office has refused to send the $200 check. It has been 4 months without an answer or solution from corporate.
When we leased this apartment, we were promised a renovated apartment. The renovation was at best subpar. The laminate flooring was placed over the existing flooring and thresholds. The lack of transition for the thresholds are a tripping hazard. The paint was put on walls that were either wet or damaged as in places it is soft to the touch. The bathtubs were “reglazed”. At best they were painted with a toxic mixture. For the second time, the master bath is pealing, and is impossible to keep clean. The mold/mildew is a constant battle. The bathroom fan is useless as it has been painted over so many times no air can penetrate the grates. The roaches should pay rent. They are the only constant and there is no relief from them. They can be found in every room in the apartment, especially the kitchen and bathrooms. No matter how many times your pest control visits or we spray, there is no relief. And finally, the mold. The second day we were there, the upstairs apartment flooded our laundry area and guest bathroom. Then it flooded again in two weeks. Then the AC flooded the area again. I showed you pictures of the mold growing on the ceiling in the bathroom. After many more complaints, the ceiling was replaced in the bathroom, but not in the laundry area, AC closet, or the walls. NO mold treatment, cleaning or any other remedy was completed. We have done several at home mold tests and they are all positive for mold especially in the ventilation system. I have had 3 sinus infections and am constantly having upper respiratory discomfort. My boyfriend has experienced the same problems. Roach dander, mold, poor air circulation are all culprits that have been suggested by my doctor. We can substantiate all our complaints.

I have been a tenant for almost 2 weeks. The woman in the office we're great during the leasing process, especially Shanice. During my walk through several issues we're found and even more once we moved in. I reported everything in a matter of days. So far only one repair is complete. That repair was an emergency. When the maintenance guy came I was at work and my adult son and teen daughter we're home. He completed that repair and looked in the Master bath but did not repair the tub in there. He had access to the tub. He said that he would come back when we finished unpacking. He did not attempt to complete any other repairs that he had access to. I feel like he took advantage of there not being a mature adult around to protest. The apartment is a little raggedy and there are roaches, but they have had pest control out each week. Hopefully it will not take too long to get the more important repairs done. I fear that some of the more cosmetic issues will never be fixed. Not impressed but it could be worst.

Not bad...would stay, but I want to get out of Marietta
Ivy ridge apartment homes have spacious town homes that are 1200 square feet, have large kitchens, washer dryer hook ups, many closets, and hardwood style floors on the first floor. They are ideally a great place to stay if you need more room while attending any of the local universities. The only complaint I have is maintenance requests go for a while until answered and you have to repeatedly call to get someone out to your apartment. We had issues with our stove and oven not working and it took way to long for someone to even look. We still have not had our faucet replaced when they told us they would. They did come and fix our AC unit within a few days because summer with no AC in Georgia is nobody's idea of a good time. Management has just changed so maybe the maintenance issue will be resolved. The buildings are aged but they are still spacious, somewhat affordable (when compared to other town homes in the area), and a quaint place to live.
