I moved out they charge you for everything management is very rude, they will dine you for everything. Worst place to rent in Kissimmee beware
It is terrible, horrible staircases are abused, horrible bathrooms dirty corridors and stairs, there are always policemen looking for criminals, smoke marijuana in the corridors, they include optional services and forced to pay them porq they please, I do not recommend it to anyone and for me in particular, and -100 stars ignore because afterwards they will regret
This place is amazing. They want to charge you for reserved parking when there is plenty of parking if people park where they live. Not only that it is supposed to be a gated community but since I have been here I notice that every 2 months or so the gate stays open because who knows. Then they say they will fix it that takes about a month. Overall for a "gated community" it is overpriced.
Good place to live. Comfortable size units & the staff are very understanding and works with you. Every time I call for a work order it is fixed within 48 hours or less!!!
Your monthly rent is not what you sign on your lease agreement. They charge you a $6 water bill fee for a "bill" you never get in the mail. You'll receive it the first two months and that's it. Water bill increases about $20/month. Water bill is split between other tenants, which isn't fair since we don't use a lot of water. It is noisy. Trash bin is always overflowing. Girls at the front desk NEVER answer the phone and when they do they're very short with you. I've only been here five months and refuse to renew my lease. I seriously can't wait till it's up!! And none of this is explained to you when you're applying or signing a lease. They don't tell you water increases. That you're rent goes up every month. If i can advise you on anything here.. DO NOT RENT HERE!!!!
DO NOT RENT HERE. It's a shame that I can't put 0 star on this poor and disorganized and duty and ugly and so much irresponsible condominium they don't care the persons we live there only care the money. Said luxury but that word is so far away. They treat the people that already live there like idiots, like nobody knows what they talking about. the water bill come up to 100$ for an apartment with only 2 people, the gate it's all the time open because is not working, pool close most of the time for "repairs". to much pay for they offer. It's a nasty place. DO NOT RENT HERE
First and most importantly there is only one water meter per building! The bill is divided among the apartments within each building. This is not fair as two adults like us are not using as much water as the five adults and two kids across the hall. When we first moved into The Arrow Ridge Apartments the people in the front office were nice. After we signed the lease and have returned to the office with issues its been nothing but attitude and unprofessional behavior. In October 2017 they decided to change the rules about parking and are making us jump through hoops to get a parking placard. When we told them they are violating our lease agreement their response was "the words on the lease doesn't mean that". We contacted Morgan & Morgan as well as other reputable attorneys but they don't handle renters rights. Its a shame to feel helpless in these situations. You'd think being a renter entitled you to a parking space within a gated community. When we first moved here in 2015 the other tenants consisted of families, Disney workers and people who kept to themselves. Now a quarter of the people seem to smoke weed in the staircase casually, the parking lot looks like a mechanic shop at times and the newer tenants seem to all be getting worse. The gate entrance is open most of the time, people are noisy outside your door and the dumpster always has piles of trash in front of it even though its not full. I feel bad for the maintenance guys sometimes because its just laziness on the tenants part and they have to clean it up. The steps and halls always have litter and stains on the ground because of lazy tenants. We constantly get letters from the office in regards to scheduled pest control and other mandatory up keep but when the day comes they never show up. The maintenance staff is superb. Every morning before 8 am you can see them with pickers cleaning up the lot and grass areas. They know what they are doing and are fast when to react when problems are reported. Our apartment was renovated before we moved in so it was nice and clean.
I stopped in to see the availability they were quite busy helping other people somebody got up and walked out the door and in the moment there was a slight break and I asked a question and I got the rudest rudest attitude from the woman working the front desk I've missed her name but she was a skinny woman with curly hair very rude and said I would have to wait my turn even for a simple question in a condescending way as she rolled her eyes and huffed and puffed it's not my fault that you hate your job and maybe you should lose your job because of the way you treat your customers this is unacceptable behavior for somebody in her situation she should be kind and welcoming gift new tenants with that attitude it will not want anybody to move into this
The apartments are old and people throw trash outside the apartments, it is also not a such a safe area, they are great with maintenance issues, very quick to fix any things that has been broken, and good customer service at the office. Moving out in September, and it does get noisy.
