This place is a joke. The office hours are 8-5 yet anytime I go to the office with a question or a problem the doors are always locked. When you finally do find someone they say there isn’t much they can do to help. Jeez thanks. We’ve been locked out our mail for quite some time. The gym is no longer 24hrs. The pool rules are INSANELY strict! I’ve had 3 separate issues with my refrigerator that never got fixed. Unfortunately I had to throw out about $200 worth of groceries each time. They “replaced” my fridge by grabbing another one from a vacant unit. Which also broke. They brought another fridge and the ice maker didn’t work. Like come on it’s really not that hard to take care of your tenants and make them feel at home. It’s really your only responsibility for a renter. So yeah if you’re looking for an apartment in the Katy area, PLEASE DO NOT DO IT TO YOURSELF! I can not wait to get out of here..It so frustrating..
Don’t move here. You pay to live here but they nit pick everything! Just be prepared for tons of water bugs, lease violation emails for a bike on your private patio (which is not in any way private bc they constantly come take pictures), no grilling.. feels like prison and I cannot wait to move!

The current office staff is always helpful and friendly. They go out of their way to ensure my concerns are addressed. My maintenance requests are always handled timely and efficient.
My lease started 7/2, but I didn’t move in until 7/9. My leasing agent Bradley was very friendly when assisting me. The apartment has a damp smell and the carpet in the bedroom has a stain on it which makes me believe it was not replaced after the last tenant moved out. I had to request pest control treat the apartment and remove a large bee hive from my balcony. The neighbors seem friendly. The landscaping is nice. Parking is good, but very limited parking for visitors and tenants use the visitor parking spots. Pretty quiet for the most part, but my apartment is not near the pool. I do not hear neighbors through the walls, so that is good. I got in at a good time with a decent rental rate and I like the layout of my apartment.

Eleva is a great community to live in. The office staff and maintenance staff are incredible. I like that they are starting to have more family events for the community so you can really meet new people who stay in the same complex.

En Eleva se vive bien y es una comunidad tranquila, solo me preocupa que los portones de acceso se mantienen abiertos y es necesario repararlos para que funcionen correctamente, es importante debido a que hace unos meses me robaron el carro dentro del estacionamiento del complex.
Es una excelente comunidad, lamentablemente la chicas de la oficina no son bilingüe y tienen poco interés de ayudar. Es una comunidad importante de hispanos los que estamos aquí! Todo es más difícil desde que el personal en l oficina no habla español.

We were looking for a short term rental while our home is being built. Karen was invaluable from the beginning. She helped us decide what would work for us and explained everything thoroughly. The 1 issue that has arisen was resolved in less than 2 hrs! We are glad to have found Eleva.
Es un condominio muy tranquilo, limpio y cómodo para vivir.
Several tenants in general are very loud and not courteous foncerning the neighbors. The car wash area is used for a gathering area and the tenants play their music very loud.
Eleva is a beautiful and safe place to live both interiorly and exteriorly. The staffs are friendly and kind especially the maintenance guys.
Top notch management and leasing team. I couldn't be happier. They make a conscious effort to make you feel welcome and always address any issues with enthusiasm and professionalism.

To start out, my move in date was a few days before I was able to move in completely. This did allow me to take smaller loads of my stuff since I don't have a large car. I did not expect people to come into my apartment and waste my water. The day I was finally able to move in the rest of my stuff, I entered into my apartment hearing the dish washer and my washing machine running, along with my thermostat turned up way higher than I set it. This was an absolute waste of MY water that I had to pay for along with the electricity required to change my apartment's temperature. I called the office, but they gave me NO RESPONSE to this issue. Since moving in I have notice, living on the first floor, that I get a LOT of spiders, I killed 6 in one night along with a couple of roaches, so if you don't like bugs then don't live here. Most recently I have found out the hard way that the communication is terrible here. Instead of being logical and sending out emails to everyone, management decided to close their office early at 5pm and posted this on the door on a piece of paper. Had I known, I would have made arrangements so that I could pick up a package that had gotten delivered to the office, since I work until around 4:30 and then have a 40 minute drive (at least) back to my apartment. This has now cost me greatly because I need it this weekend (8/24, I'm writing this on 8/23) and I have to leave tonight because I have an event early in the morning tomorrow out of town. I hope management can find some way to resolve this issue. I DO NOT recommend this apartment complex and will not sign again when my lease is up.
Hello! This complex is a bad place for live! Four months ago, my wife and I have been attacked by three dogs that were unleash and the general manager has not done anything to get this problem solved. If you want to live in a place where you are not safe to go for a walk with your dogs and your children because they will be attacked by other dogs, welcome to Lenox Trails.
I wish people would stop calling things “luxury” when they’re not. If you use that word in reference to your apartment community all attempts at keeping that standard should be made. I have to say my leasing agent Xion was/ is fantastic. Very helpful and responsive. The apartments are well laid out and fairly spacious however....The loud music as so many have complained about is clearly an issue. Parking isn’t too bad if you get home early enough but otherwise you’re probably not parking as close as you would like. I haven’t been able to use the pool yet because there is ALWAYS a party (usually a kids birthday). There are supposedly restrictions on that as well as number of guests per tenant that are not enforced. The outside grounds are kept up well but the bulding breezeways are full of cobwebs, bugs and sometimes debris. There is one entry gate that is always broken, which defeats the purpose of a gated community. Honestly, the things I’ve mentioned are really easy fixes and will keep your proprty nice long term and would help you attract and maintain good renters. I hope the management reads this and corrects these issues asap.
I wished I can give 0 stars, I moved to these apartments 14 months ago, I renewed my lease 2 months and I found out that the apartments are lower price for what they are charging me...my neighbor upstairs care less about the noise they do until 1 or 2 am, you can hear everything and it is impossible to get any answer from the managers with a reasonable outcome. I complained about this for months and they are not trying to do nothing for me. They don’t care here about the renters, I will not recommend this place to no one. Very disappointed with the management, very poor ethics.
I think that you should take the place you call home seriously, which is why I will be thorough with this review. The Apartment -- The apartments themselves look very nice. The fenced in yard is a plus, especially with dogs. However, I pay $75 for a 4' x 6' yard, where my neighbor pays the same amount for a 6' x 10' yard. Very frustrating. There's really nothing unique about the apartment. I have found apartments in Katy that look just like mine for $300 cheaper a month. Management/Maintenance -- My 1st service request was for a lightbulb in my fridge (I never had one). It took 3 requests and 6 MONTHS to receive one. Other than that, the maintenance seems to work efficiently and are nice. The management is nice, but does the bare minimum. Today I gave them my 60 day notice, and they didn't even ask why I was leaving or anything. They obviously do not care to keep people in their property. The Property/Neighbors -- This is the real issue. There is a party at the pool EVERY DAY. I'm not kidding. I live right across and I see at least 15 people with cake and balloons on a Monday having a party. People will drop off their kids and leave them at the pool. I've been here 10 months and have never been to the pool because there is always a ton of people screaming and playing music. The gym equipment is mediocre. My neighbors are for the most part pretty quiet. The lady above me runs a daycare, but that's the only person I hear making ridiculous amounts of noise. People also have 4-5 people living in a 1 bedroom, so there is never any parking. I give 1 star for maintenance and that's about it. These apartments are extremely over priced for what you get. I'll be moving to another apartment in Katy.
1. Parking. I don't believe this property is above 60% capacity yet the parking is at 120% capacity. More visitors and strangers take up the parking lot then actual tenants that pay to live here. 2. Dog poop galore. Dog poop is everywhere you look, and if you don't you're almost guaranteed to step in it. The property provides waste stations everywhere yet 90% of the dog owners here do not utilize them. You would think this would be something they would have their maintenance team take care of since it is such an overwhelmingly horrendous problem, nope, this is left to the responsible dog owners who have to remove at least some of the mounds and mounds of poop from the dog park so that their dogs may actually have a place for activities. 3. Restrictive breeds. Don't let the restrictive breed list fool you. Pit bulls and Rottweiler's are just a couple of the restrictive breeds that live here, one of the pit bulls that is supposedly a "service" dog, attacked my dog by it's leg, dragging it through the dog park. We were told the dog was removed from the property but have seen it playing at the dog park on-site. 4. Loud music. 5. Poorly built structure. Most miserable living experience in my 10 years of renting.
