Recently went and toured this community. We were welcomed by the manager Candace who was very knowledgeable and was patient with us while we asked many questions. This place is at the top of our list

One of the worst complexes I have ever lived at, first day we had moved in their were baby cockroaches crawling out of our drains, cabinets falling apart or never repaired, and didnt replace the washer and dryer we are paying monthly for. The manager is very nice, but the woman who works the front desk has made a very unpleasant experience every time we interact with her. They have also withheld our mail for weeks only too pull it out of the front office for us after multiple times asking for it and being told either nothing was here for us or that they couldn't get a code for a machine that they apparently have access to this whole time.

• Local - on-site Manager, Assistant and Maintenance are WONDERFUL. OWNERS ARE NOT which is why I'm giving them a one star rating for the following reasons: • They have a tow co. on our property day and night that has an agreement with Tivona. This is not to keep non-residents from parking in our lot, but to tow residents. They do not know who they're towing and they don't care - they want to make money and so do the owners of Tivona, so they will tow you for any 'infractions" that would apply to public, City owned streets. But at least the police, who are not trying to make money, would possibly give you a warning, plus you would know the rules already about parking on public streets. • So, this company, Trinity towing and Tivona NEVER provided the rules - what you could be towed for on private property - or notification that you could be towed as a resident of you violated public parking restrictions - NO NOTICE except to advise us towing was in effect. So I came out this morning to find out Trinity towing had towed my car for taking up two spaces. What it was was that my mom's car happens to be a large spot, so I parked closer to her - over the line into her spot- in order to give more space to whom ever parked to my right - as a courtesy. No one called towing to complain (my mom in this case), yet I was towed. I will have to pa $219.00 to get my car back, and if you add the hours I was late to work that I won't be paid for, plus Uber fees to get to work this morning, and Uber cost to get from work to tow yard, it will come up to costing me at least $300 for today, all because Tivona owners and the tow company who has someone living here at Tivona, are greedy. Prior apartment owners never had this - they gave residents the number of the tow company they used in case we did need to call to remove a car, but they did not allow that person to hang around looking for random reason to so they could make money. The purpose was not to get as many tows as they could to be able to make as much as they could, but to allow residents to help if needed. I have no recourse. No one can reach the owners and the number is not given out and if you look it up and dial, you just get a voicemail where your call is not returned nor your concern addressed. I was late for work to a new job so I incurred a point/mark against me, plus I don't really have the money because I've been unemployed and just started this job two weeks ago.

Management is wonderful. Great area right by the highway and other hotspots. We just got stuck with downstairs neighbors that harass us. I would have no problem with it if it were the case that I was making noise, but every time we close a drawer or flush the toilet or scoot a chair, the downstairs neighbors stab the ceiling with a stick... to no end. They also have the tendency to make noises and sounds (I have video evidence) during the day and night, rapping and shouting like a hammer to a wall or droning of a scratching chalkboard. I don’t complain as my waking/sleeping hours aren’t interrupted but the problem arises when we get security and the police called on us multiple times because we dropped our remote on the floor while watching television or some other silly reason. Be aware of who your neighbors will be. The price to live here is already high, don’t sacrifice your sanity and well-being.
Honestly this is not the place to live. You can see that just by looking at the rates the get and obviously they are not about customer service they are just about being greedy to get their money. I moved in last year because I really had no option.1st they made me pay a good 50 bucks extra for a "upgraded"apartment . There was nothing new about it. I had an old stained carpet. And cheaper flooring the living room and strached up counters in the kitchen. My walls had oil stains. My bathroom tub paint was peeling up. And I had a big issue for most of the time me being there. I had gave the the inventory list and me being new to ampartments didn't think to make a copy . I complained about these issues but they were never fix . I told the maintenance men nothing done. I ask for the corporate number about my issues and whenever I called any time of day I was not get an answer even when you leave a voicemail. I emailed and still no response . The people in the office are rude. Anyways moving on. So I moved out technically July 15 2017 but I paid my lease to the end of the month when my lease was up this gives me more than enough time to make sure the apartment was clean. Not that I'm a dirty person I just didn't want to be charged for anything. So my mom had stayed with me for a couple of days and she's a veteran with a service dog . So they knew and they charged me 150$ for the carpet to be cleaned. Even though as I said earlier that I put the carpet being dirty on the inventory list. They charge another hundred for the walls . Another 100 for the bathroom being dirty. My basic keys I forgot to turn in like 200 and I had some left over utilities so In total I owe 600 dollars. I called and them I had the keys and they told me I can't turn them back in and this is just a few days after I moved out. I tried explaining that all this was on the inventory list but i guess they had a change in management and they explained to me they lost it. At the end of September the company that owns them called me so that I could pay I explained the issue to them they said they would try to handle it and would contact me the next day I had to call days later because the never call back. The lady Kimberly said that there was nothing they could do and started talking real smart to me . Basically treated me like I was stupid . So I asked to speak with her manager . She said her manager was busy and would call me back the next day.Well now it's Oct 13, 2017 and still no call. .

My apartment has been infested with roaches since Day 1 (8 months, now). Trash dumpsters are often overflowing. Nevertheless trash and pest control rates are ~3x that of the neighboring apartment complexes. The maintenance workers are lazy and seldom fix problems. For instance, I had issues with the plumbing in the bathroom and they threw all the junk they dug up from the sink into the bathtub (which subsequently clogged the bathtub). Another time, they came (without warning) to change out all of the lightbulbs, and instead of taking the old ones with them, they left the old bulbs on every available surface in the apartment (leaving me to deal with the mess). Several times, packages have been delivered to the front office and the staff have claimed they were never received. Additionally, when I moved in, they advertised a brand new pool/leisure area; however the pool wasn't accessible until ~6 months AFTER I moved in (and there was no patio furniture for the first few weeks it was open). The Tivona staff are full of empty promises. I am definitely moving out as soon as my lease ends.
I have lived here about 1 year. For the price, the sq ft was a steal compared to other options in this area. Tivona's been renovating for about a year & the website displays the upgraded unit. There is a mandatory standard floor & paint upgrade is $50/mo. The full upgrade is$150/mo. Theses costs are added to rent, water, sewage, trash & pest control. -- The floor has a faux wood look but must be peel & stick. -- There are roaches. I was here about 2 months & then they began to show up. You have to arrange Terminex pest control; however, it's not clear if they come out or just a member of maintenance. -- Moving from a house, I expected quality differences. However, this place shows its age. The outside of the buildings have cracked paint & crumbling areas. Inside the unit, there are places where the crown molding wasn't fitted correctly & there are gaps. Although the walls were repainted, there were still areas where I could see the cracked wall underneath. The tub was possibly resurfaced but it feels bumpy to the touch. Not attractive for taking a bath or standing in for a shower. The countertops were given a colored coating to resemble marble, but this has been flaking off, cracking and has even stuck to the bottom of plates and cups when placed on the countertop. -- I have experienced some customer service issues. When I moved in, the paint was not fully dry. Several personal items were damaged. The office staff told me filing a renters insurance claim would be my only recourse even though they understood the damage was through no fault or negligence of my own. I was told there was nothing that could be done & I was basically out of luck. The lost package stories are true. I recently purchased an item online & received notice the front office accepted delivery. However, they said it was not there & not noted in the package ledger when I went to pick it up 2 days, then 7 days after delivery. 2 weeks later the package was located. -- Just an FYI - the walls are thin. I hear my neighbors talking, watching tv, listening to music. This property is situated down a private rd that contains 4 or 5 different condo/apartment properties. My side of Tivona is quite but I have heard noise coming over from the other communities in the evening and late at night. -- All in all, you have to decide what you can live with and what you cannot. I am looking for other housing options.
Manager and staff have worked with us on several occasions, very timely when we needed something done and property keeps up with the grounds all the time. The only thing I don't like and wish was mentioned before was the pest control fee (I was bored and watched the pest control guy just sit in his truck the whole time on his phone which I don't appreciate paying for the service and extra spray to take care of the roaches that I'm pretty sure is coming from my neighbors home but that's not their fault hes not doing his job just wish a better company was used) but other than that they aren't up all in my business which I appreciate the most and happy with the complex.
The staff all lie, God forbid you order anything and they leave it in there office you'll have a good chance of them telling they didn't receive it or they sent it back, but all along they have it. I've spoke with one member asked her about my package with paper work from the post office stating my package was in there office but she stated they didn't have nor received it but tells my husband earily she returned the package lie 1. So I went to the apt I stayed in before to ask if they lifted it at the door. The couple that is there now told me no they didn't leave it at the door but the office did ask us about it and we told them it wasn't ours. Lie 2...... now I left her know that they confirmed my package is here that I'll speak to the manager..... that was no help she decided she would be disrespectful and speak to me like I was a child as well as she has yet to have called to let me know what information she has gotten after talking to there mail person.... so my next step is going to there corporate office. Funny thing since the 22 of July 2016 my package as been missing all of a sudden after making phone calls and going to the office and etc my package was mysteriously re-turned to sender on Aug 4th 2016.....
Prices have increased and quality has declined since Keller Property took over the Tivona Apartments. My bathroom recently flooded, and while maintenance did respond with a shop vac they would not do anything about the wet hallway carpet. The maintenance worker barely spoke English, and kept saying their would be a "charge" to put a blower on the carpet. I'm not asking for a carpet replacement or even professional treatment, but they want to charge me for what is essentially a large fan. Its currently Friday so no one is in the office to address the concern, and it is clear the maintenance staff just wanted to leave for the weekend. If the flood had happened over the weekend if most likely would not have been addressed until Monday. The maintenance workers returned with a small desk fan and said it was "good enough". Besides the maintenance issues as another review mentioned mail is frequently stolen here. Keller increased the rental rate, but decreased the quality cutting corners in terms of safety, maintenance, and customer service. Do not rent here if you value your money or the quality of your apartment. Keller Property obviously doesn't.
Formerly Oak Haven. Lived at Oak Haven for 8 years. Tivona bought the property in July and I moved out at the end of March. Rent went up $90 for painting the outside of the buildings, renovating the office and adding a small exercise room there. New lease charges for pest control which used to be included in rent. Pest control is not scheduled; residents have to call the company. No longer a security patrol. There's a Neighborhood Watch sign installed, but there was no notice about it, just like there was no notice about canceling the security patrol and having to call for pest control. The old maintenance staff would automatically replace furnace filters each month. That is no longer the policy. The maintenance staff WILL replace the filters, but you must call the office and request it. We were also not notified of the new exercise equipment. You can look in a window and see it, but the glass is tinted and you have to put your face to it to see inside. There is no sign on the locked door if you just happen to walk by. I paid my rent online and rarely went to the office. Besides the high rent increase, there is just no communication between the staff and residents like we were used to. We did receive a notice that Tivona bought the property, then a couple of notices when they were going to paint the outside of the building. I decided to move closer to where I work rather than pay higher rent here. I lived here 8 1/2 years and the carpet was not new when I moved in. I knew they were going to replace the carpet with flooring, but I still shampooed it. I also cleaned the apartment well, but the staff refused to refund my deposit saying the carpet was not clean enough and I hadn't cleaned the apartment well enough. I thought it looked as nice as it could considering how long I had lived there. If you do move in, photograph every room, closet, cabinet and drawer. Note any deficiencies and make the office staff sign that they are aware of them. On the plus side, it's a fairly quiet place although you can hear music from the next apartment if they play it loud, and hear footsteps if you live on the bottom floor. Parking is awful, although it's probably pretty good now because a lot of people are moving out.
Horrible place. The staff speak down to people and they still the mail all the time. For the 4th time in 4 months or so I lost all the things I bought online and were delivered by mail. They have broke the mail box and all the time I try to talk to them they say they are not responsible so, if you do not want to loose your money and time, please do not rent any apartment here. HORRIBLE PLACE as you can read the other coments.
*Rudest staff I have ever met.They speak down to you like a child. They will speak in a real sweet voice and tell you how they are just waiting to hear back from corporate and they cant do anything to help you. For. Months. At. A. Time. So what good are these people? *Maintenance is a no show-Make me schedule myself to be there for them to come by. *Added pest control cost for no warning after being here 5 years *Haven't even sprayed for pest control in months *Upped rent over $100 when lease was up *Take a drive around the whole propprity. See all of the storage, machines, etc they are using to make the front office and model apartment look good? All stored in the residence parking places. As if it wasn't hard enough to find a place to park. *All of the extra money they are making by hiking up prices is going into the outer appearances to make it look like a great new place. Once your a resident, they don't care about you or respect you as a human being.
New management has made this place horrible. They are hiking up the prices and trying to paint everything on the outside to make it look new. Management it horrible and doesn't respond to any request, neither does matience. One of the managers rambles about her 'real' job as a model....really?! They obviously don't care about the residents, even if you have been here for 6 years!
As other reviewers mentioned, things have just turned horrible after the new "management" company took over. Oak Haven used to be a pleasant place to live, we have been here for 4 years but will not be renewing after our lease ends. The management is absolutely horrible, rude and extremely unprofessional. I understand that management has no obligation of being "friendly" but at least be professional and don't yell at your tenants. You can regularly find them arguing with tenants either in person or on the phone. If you ask them anything they always respond with attitude like you are bothering them. Their response is always "We'll look into it" and issues are never fixed or followed up on. New management also raised the rent right off the back and added a "pest control" fee, although ever since the new management took over in July nobody has come over and sprayed. This used be a service included under Oak Haven, and they actually did come and spray regularly unlike other apartments I've lived in. The water bill and the trash fee also increased and security is a joke, mailboxes even got broken into and nothing was done to fix them. They claim to have a "courtesy patrol" which we have never seen. I strongly believe that for the amount of rent they charge here you can get something much nicer and better. If you move here you will deal with never finding parking, maintenance issues not being fixed, and management's bad attitude for everything (even just paying rent). To top things off is that horrible paint job. Granted the properties did need a new coat of paint but, unless you like having a bright, lime-green color door, then it's just an everyday eyesore.
I lived here for about a year and half and i never wrote any comment before. But , i feel like i need to speak up this time because i had a horrible experience with Tivona. I never had any issue till the apartment owner and management is completely changed. things were perfectly fine under oak haven management and turned in to a nightmare after ownership got changed to Tivona. Under oak haven things were so nice. so please don't be fooled by the high review, that was for oak haven and it's no more. The Tivona managers are the worst people I have ever met throughout my whole experience of leasing. There is no treatment for roaches and they even ask you to pay for that. They charge you unreasonably high when you move out even if you left them clean apartment. they charged me for items I even noted during move in. They don't listen and they don't have the slightest common sense at all. parking is horrible too. I don't recommend this any more. when you decide to move in here, expect a charge of 500 bucks when you move out , no matter how neat your apartment is.
KEEP IN MIND THE ONLY REASON THEY HAVE SO MANY STARS IS BECAUSE THEY USED TO BE OAK HAVEN. OAK HAVEN WAS GREAT BUT THEY HAVE BEEN TAKEN OVER BY TIVONA WHICH IS THE WORST!!! So when I initially moved here this complex was Oak haven. Around July 2015 everything changed though as they were taken over by new owners and Oak Haven is now known as "Tivona" and I absolutely hate it now. The management is so horrible and disrespectful to its residents now. They raised everyones rent about $20 and for the rooms that were not being used during the transition those went up about $150. Not to mention they added other fees without notice. They painted the whole complex a god awful green color and the people they hired to do this make a racket like its nobodys business, along with the leaf blowers every morning as well. They don't seem to respect the fact that people are sleeping. There is no security even though they claim to have it and there are suspicious people walking around there in the middle of the nights. lots of times kids that are smoking and playing basketball LITERALLY all night! We have complained numerous times about this to Tivona management and they have done nothing about it. There are lights, fencing, washer/dryers, that need obvious fixing but yet they are using their time and money to fix their office. You would think that resident satisfaction would be the main priority for them but it really isn't. I have spoken to numerous residents and they all agree that Tivona and the management are horrible. Their priority is themselves and not their residents. I will be reporting them to the Better Business Bureau, and will definitely not be renewing my lease. Save yourself time and money and avoid this place!
