Property Ratings at Elevate at Sundance
Initially, my experience upon moving in was satisfactory. However, the longer you reside there, the more faults become apparent. Issues such as pests, lack of shade around the pool due to palm trees dying in the freeze, and exorbitant move-out costs are notable drawbacks.
I’ve been here for a year and a few months and hardly have any complaints with this place. The units are nice although the walls are pretty thin. I’ve submitted at least 3 service requests and all were handled in a timely manner. There’s always a “fun” calendar sent out every month and I’m always excited to see all the events front office has planned for the residents! Parking is my only nightmare especially if you live in the front 3 buildings!! And I do realize we’re next to a residential neighborhood but this place absolutely needs more lighting in the parking lots. Not everyone is a 9-5.

Paper thin walls. Terrible security - had 4 packages stolen in 7 months! The gym is dirty, they lock off the AC and it’s usually hotter in there than it is outside. The pool always seems to be closed and the grills are broken. Their valet trash is awful. Run.

SERIOUSLY, dont move here! Some items to consider: 1. Poop all over property (also in dog park) 2. Poor Management 3. Roaches, Wasps, Red Ants 4. Horrible Maintenance (months to complete work orders & new maintenance workers every couple months) 5. Horrible follow up with tenants 6. Fees for items that are supposed to be repaired by maintenance 7. Pool was closed for 2 months during the summer 8. BBQ pits were broken for a year 9. Increase of rent if you want to renew This place has gotten worse and worse the longer we have been here. Very disappointed and angry at how we are treated as customers of this property. Just horrible and fed up. Too many problems to list.

I've been living here for a year and 4 months and just renewed my lease. I've had 3 service requests in the time I've been here and all of them were completed in a timely manner. Every apartment complex will eventually have some issues just like a home. It comes with age and should be expected, light bulbs do burn out... I hate seeing bad reviews for a place that is actually quite nice in my opinion. I would recommend this place to my friends.

Where do I begin with this place... If you wanna live at a place that likes to give you excuse after excuse as to why things don't get fixed, then this is your place of heaven. This place opened in 2012, from which was sold, this place has gone through Management companies like a flu patient goes through tissues. This place will give you a constant excuse that "it's not in the budget..." So what you are telling me is that you can't afford to have the proper amount of maintenance employees staffed, keep up with landscaping and irrigation, lighting throughout the entire property, and not to mention amenity upkeep? This place has 2 natural gas grills, one of which has been out of service for going on 5 months now, and the second one is not to far behind from being down and if you plan on being around the pool after dark, you better bring a lantern with you, because the electrical is so bad that 95% of the lighting around the pool / cabana area, is out, making it a very unsafe environment if you're not paying attention to every step you make. As for the pool itself... if you enjoy a pool with a green hue, jump on in. This is of course not including the fact that 80% of the lighting around the property itself, both building and landscape, is out, but due to "Budget" they can't afford to replace the parts to make stuff work, not to mention the landscaping in general. When I first reviewed this property, I couldn't say enough nice things about it, it was BEAUTIFUL, but ever since Graystar left, this place has done nothing but go down. I dislike talking down about places of business, but the care this management team/property owner shows, there is no way possible to disregard the true visual facts of what is going on there. I also will be posting this in multiple sites so that everyone can see this. And if the Owner/Management team is reading this, quit making excuses please, just take care of this place how it should be. Use some of that good rent money to pay contractors to come in to take care of these things instead of killing the very little maintenance team you have. I also do not want to be contacted, I just want to see you take the initiative by caring for this property how it should be.

I like how this site shows this place to have a 5 star rating when in fact 2 of the 3 comments were only 1 star, which they were spot on with their comments. I remember driving by this place when it was first put in and after a year or so the place has just become more and more of a joke. Its sad, that the apartments across the street "which are cheaper" are nicer than the ones at the Villas at Sundance.

I currently live in this complex, and I have to disagree with the other reviews. I've been living here for just over a year, and recently renewed my lease....for a year and a half this time. The only time I've seen the pool not be clean has been within the last few weeks which is due to all the rain we've gotten on an almost daily basis. I don't hear my neighbor's conversations, or anything else transpiring inside their apartment. Yes, there are bugs outside. It's why it's called OUTSIDE. I haven't had any problems with any bugs INSIDE my apartment, nor have I noticed the pool's grilling areas being infested. It's a small country town, and there are 3 ponds surrounding the complex and an empty field across from it. There are going to be bugs. I thoroughly enjoy watching the ducks that visit the ponds, and spotting the turtles poke their heads out of the water or basking on the culvert banks. During the spring the bullfrogs croaking is hypnotizing. I moved to New Braunfels from San Antonio because I wanted to get away from the big city, and a little closer to nature....which will inevitably involve bugs. I will agree that there were some management problems at some point, but the team we currently have is very friendly, as are the other residents, and maintenance issues are no worse here than any other complex. It's the nature of apartment living....it has it's pros and cons. I did look at other complexes before renewing my lease. What I found is that the apartments in most other complexes were smaller and more expensive. I was going to have to down-size to a one bedroom in order to get an apartment as nice for less money. If I wanted to stay in a two bedroom and pay less, I would have had to sacrifice the granite countertops, modern cabinetry, stainless steel appliances, washer & dryer, elevator, etc., etc. This complex is definitely the best bang for a reasonable buck!!

Oh where do I begin with this place! First and foremost do not move into these apartments!!!!! Don’t let the beautiful pool (which is never clean), or the nice lobby fool you. This place is by far one of the worst decisions we have ever made. The walls are paper thin. I actually hear my neighbor’s conversations. I can hear then blow their nose for god sakes. Oh and don’t bother calling the front desk to complain. They will treat you like gold and be more than helpful, until you sign on the dotted line. After that they really could care less how good or bad your living situation is. You signed the lease and depending on how long of a lease you signed you’re here till the end wither you like it or not. So back to the complaints. The other day for instance we received an email about animal feces and that it’s not getting picked up which is true it’s like a land mind out there! So I pick up after my dog except the container in which you are told to put your dog’s droppings is full and has been for at least two weeks!! It’s quite a smell! We have also complained numerous times about the people above us who have two large dogs I believe they are training to run in the upcoming dog races, as well as 5 people at any given time living in a two bedroom. We also get to enjoy listening to the neighbors beside us party until 5 a.m. so basically you could choose any other apartment complex in New Braunfels and it has to be better than this. I will be updating the websites weekly on why this place is the worst place to live in the town of New Braunfels!

I moved in Feb of 2013 and things were great. Since then a new management company has taken over and things around the complex have declined significantly. The management group is unprofessional and rude. Maintenance repairs seem to be required far too often for such a new facility. Response to maintenance problems is slow and repairs are incomplete. Many of the pergolas, grills and other amenities go unused because of pest infestations. Cobwebs cover patio tables and huge spiders seem to be everywhere. I feel very uncomfortable in this complex because of the bugs and the seeming lack of action by the management group to do anything about it. When issues are brought up to the management there is a sense of cold, uncaring corporate rigidity. You are not treated as a valued resident but rather a means to accumulate wealth for someone else. I would highly recommend looking for another place to live in town that is not owned by this management group.
