This place absolutely sucks. Soon as i moved in everything broke like they had fixed it just enough to make it look functional. The dishwasher had roaches and old water in it, the dryer was broken and had my clothes smelling like mildew, the ceilings leaked, the problems were endless. Not to mention they’re charging an arm + a leg for rent. Maintenance is nonexistent, the front office doesn’t try to help you through any issues, the new owners should just demolish the neighborhood & start over. Strictly because there’s no fixing a place like this, no matter how you try to dress it up. Do NOT move here, I promise you it’ll be the biggest regret of your life.
Living there right now. The inside doesn’t match the price. You can get a better looking place inside the city for around the same price. They are currently upgrading aesthetics but functionally the building is still cheap. They charge you 40bucks to pay rent. So add 40+ bucks to your rent on top of the usual admin fees that usually get added. This is a weird one, the smoke detectors do not match the wiring, so there is no permanent power on them, they are battery powered only, so they start chirping every month. The hvac system is out dated and not well maintained, so your electric bill will be expensive. I don’t know if it needs a refrigerate recharge or if it’s just because the coil is so dirty, from lack of filter changes. But they aren’t fixing it. So the AC runs constantly and never reaches the degree you want. I try to keep it around 72 it usually hangs around 75. A good bit of bugs get into the apartment, but it is Atlanta, and summer so I’m not sure how much of that is their fault. But hey, no plumbing issues yet. But I’m not on the first floor. That’s usually where the plumbing issues are.
Mediocre apartment. Would like to specifically call out the maintenance team. Have been placing a maintenance request for the last three months and guess what it has still not been fixed. I really feel bad for giving the apartment a one star review. Wish Google had a way of giving negative stars/thumbs down. Even the maximum number of thumbs down will not equate to the poor service and maintenance in this community. So new movers, brace yourselves. If you are anywhere near this apartment community don't even think about moving here. Don't make the same mistake that I made.
For the last quarter our neighbor has been learning how to use the various amenities in their apartment. The toilet, the shower, the sinks, the dishwasher, and the air conditioning. All of these items involve liquid, and all of them if not used properly will share that liquid with the floor below if not used or maintained properly. To date: My wife's family cookbook has been ruined. Our air fryer has been "rained on" from within the kitchen. We have run our laundry machine so many times to clean just towels that we've had to purchase extra detergent. I have had the pleasure of extra water during my waking shower. And as of writing this, I completely understand the full principle of a water clock, as this evening's scheduled 5-6 hours of dripping water from my ceiling has begun. Drip, drop, drip, drop. It's not exactly quite tick and tock, but I've pulled up my stop watch app on my phone, and it's keeping time pretty regularly. The only thing that is elevating presently at the battery for this resident, is my blood pressure.
I have lived in this community for over 6 years. After several attempts to get a mold issue resolved with my apartment due to the exterior building deterioration and age leak (nothing that I have done), the management company failed to act quickly. This lack of haste caused much mold to grow in all my clothing and personal items. The management company can not offer me another place to live and wants me to stay in the apartment while they fix the leak. Additionally, the roof is leaking more and more every day causing my personal items to get wet and damaged. On top of their lack of maintenance and lack of fulfilling a issue request, the team threatened to make ME pay for the remediation of the issue!!! All this is happening during the Covid 19 pandemic. I have never been late on payments and have been an excellent tenant. The apartment location sells the place but the headache that you have to endure to live here isn't worth the money you pay.

I love my home and the new staff that is in the leasing office. Jennifer,Joseph and Stephanie have really stepped it up and have given 100% customer service. Joseph is always helping me carry my packages to my car when they are to heavy. If your thinking about calling this place your home...go check them out!!
Since First Communities purchased 23thirty, it has been so great. The property looks so nice now and when I enter the leasing office I feel so welcomed. Joseph, jennifer and stephanie are super friendly and helpful. Maintenance is also great! I recommend this place!
I have been living at 23 thirty for a few years now and absolutely love it! The leasing office recently changed but they have been so amazing. Maintenance does a great job as well and come in a timely manner. Will definitely be renewing my lease and referring my friends.
I am so happy living in this community because the administrative team: Stephanie, Jennifer, and Joseph, the maintenance team: Jimmi and Ro, and the courtesy security officer are polite, responsable, and hard workers with a high level of customer service skills keeping this community clean-organized-safe....Living 15 years in this community, I see improvements all the time to keep the place in a good shape, ex: a wonderful recreational area was built and the building were painted recently...The community is quiet and it is located in a nice area of city of Smyrna.
Old roach infested units with renovated prices. RENT AT YOUR OWN RISK!!!
If I could give a negative star review, I would. STAY FAR AWAY FROM THIS PLACE! I literally moved out with one month left because I have been living with roaches in my apt for the last month and a half. The community just changed hands to a new company, third one in 18 months, and they won’t even do anything to help or let me out of the last month because they are too money hungry. They don’t care if you have roaches AND provide them proof. I’ve had to throw away ALL of my small appliances. All I asked of the new property managers was to allow me out of the last month of my lease so that I could use those funds to replace my appliances. They asked for proof. I sent them 20 pics of 20 different roaches and they said oh well. Not gonna let you out of your lease. The last property managers failed to notify me of the roach infested apartment below mine and they did not do any preventative pest control hence why mine is infested now. They only send pest control AFTER you call them and report a problem!!! This place is a dump and I suggest you stay far away!! I worked with an apartment hunter company when moving here last year. I reached out to the guy there about this dump and he said they have stopped working with them because of so many complaints. If you rent here, you will be miserable. I’ve had to submit 15 work orders for various things over the last 18 months. I thought that the new management would be better but they refuse to do the right thing. That’s on them and their heart. I will pay the last month of rent on a vacant apartment and let karma handle them in it’s time.
The rent is affordable. Besides that, this place is a dump. From first glance, the apartments seem nice but after one night there were ROACHES everywhere. We hadn’t even unpacked and roaches were crawling from every crevice. We have emailed twice about having an exterminator come and there is always a note left saying someone came but later that day, there’s always still roaches. It’s truly disgusting. I read the reviews from others about the bug issue but was assured by the new management before moving in that the problem was taken care of. THEY LIED. Also, we have a bottom level apartment and our bedroom flooded one time when there was some heavy rain. It took management a whole week for them to remedy the situation. Mind you, we have a two year old and our entire apartment smelled like mold. Instead of showing some sort of sympathy for their crappy building structure, we were told that in the future we shouldn’t put anything on the floor in our bedroom. The staffers exact words were literally “In the future, I wouldn’t put anything on the floor if I were you.” So basically, we shouldn’t even use our bedrooms. Last but not least, this is a gated community with gates that rarely work. The gate is left open 90% of the time and even if the gates are working, the delay is sooooo slow so atleast 3 cars can enter before it closes. There is truly no security. It’s a pretty safe area so the gate issue wouldn’t bother me so much if we hadn’t had FOUR packages stolen from in front of our door. SMH. This place is a disgrace.

Please contact the office directly at 770-953-1235 with your apartment number so that we may work to rectify any of the concerns you are experiencing. The gates are functioning properly but are programmed to be open from 9:00 am to 5:00 pm Monday through Friday to allow business traffic, package delivery, and school buses access to our community. If you are having an issue with packages being misplaced, please have your deliveries dropped off in the leasing office. We will sign for them, notify you, and hold them until you are available to pick them up. I look forward to speaking with you.
If I could give this place no stars I would! Ever since management has changed and Tiffany the old Assistant Manager as left the office staff has become rude and nasty. Maintenance does absolutely nothing correct! I’ve had the same issue with my dishwasher over and over again. The manager and the desk person Maddison are very rude and disrespectful. I went in the office today to ask about rent and she repeatedly cut me off and rolled her eyes. Refused to look me in the face when speaking to me. The grounds are also a mess! The dumpster is consistently overfilled with trash. The gates barely work! The caulking around the sinks were done horribly! The walls are paper thin! They make it so hard to do business with them and be a good tenant. You request small things and you’re met with a hard no and an attitude! Over priced with TERRIBLE quality! PLEASE PLEASE PLEASE TAKE MY ADVISE AS A CURRENT RESIDENT AND DO NOT MOVE HERE!!!

I've lived at 23Thirty for almost four years and have seen three changes of management and most recently a change of company. I am so happy to see the new company come in with their changes. The new staff in the office are awesome and very courteous. I can tell they have a genuine interest of the well being of the property as well as the tenants. In the short few months they have taken over, they have upgraded the gate key-card, new roofing on all buildings and have started painting the buildings. The have requested to know what areas in the apartments need attention. Keep up the great work and the continued improvements. Please just don't go up on the rent.
The apartments have old stinky carpeting that we had to have steamed upon moving in. The management staff is incredibly disrespectful and unprofessional in regards to maintenance requests and rent problems. The gate is always broken and when it isn't my code has never worked ONCE in the 7 months I been here after three written requests to fix it. There is constant litter everywhere. The neighbors are obnoxiously loud and unfriendly. If you're looking for a place to rent I implore you to look elsewhere!
Management does not care about tenants. They don't respond in a timely manner and can be rude. I put in a work order over 2 weeks ago and no one has come to fix issue
The leasing office is very slow moving, it has taken more than one month to add an occupant to my apartment. The gate is constantly broken. There is no upkeep in regards to the gym, laundry room, or bathrooms. The majority of the gym equipment is broken. The doors to the bathrooms don't even close. The staff is rude most of the time. Also, the dumpster is consistently overfilled and garbage piles up to the point where it overflows onto the roadway.
