Please do research before moving here! FYI: Eleven85 was on the news for various issues (January 29, 2024 on WSBTV). I’ve been living here over 4 years and cannot wait to move! I wish I could give this place zero stars. When the new management, First Communities, took over last year, this place went DOWNHILL! Issues: 1. FEES FEES FEES!! There’s a double fee for everything, Including a $50/month washer/dryer fee. 2. Parking: There’s little to NO visitors parking. There isn’t even an online system for parking passes. You have to get a signed parking pass from the leasing office. 3. All of the doors are kept propped open and/or are unlocked. So, there’s no security here. 4. The security gate is always broken. 5. Elevators are always broken. 6. Trash left everywhere. In the stairwells, elevators, hallways, etc. 7. Trash is always late being picked up. Also, a NEW FEE for trash was just added. $25 valet PLUS a trash hauling charge. 8. Car break ins!!! 9. Maintenanc e is extremely slow. 10. During the summer, the pool is closed majority of the time for ‘maintenanc e’. 11. The gym equipment is always out of order. Eleven85 is in a good location but It’s not worth moving here. Way too many issues and charges.

They charge you $25/mo for trash valet service that hardly ever works. The leasing office doesn't say anything most times, just let the trash build up in the hallways for days at a time before the valet service decides to work again. It's an apartment building, so on a hot summer day, the hallways are literally vomit-inducing. It's like walking through a landfill to get to your apartment. Save yourself the headache.

The most expensive place for the worst service ever. 1. Several packages were stolen even inside the package room. There are cameras and if you have a problem they never resolve. 2. The staff say that they will solve the problems, but they never take action. 3.The gate never works, some of them are broken for more than one year. 4. The cleaning service is poor. The hallways smell dog pee and are completely dirty. It's not been cleaned for months. Dog poop inside of the elevator for days, and also on the hallway for weeks. 5.There are dog poops in many places outside the building. 6.You can find the grill without gas many times. 7. Pool is filthy at the moment, not cleaned for many days. Even dead frogs there.

New management has moved in, and they absolutely do not care about the tenants. Fobs don’t work, gate is constantly broken, and there is trash EVERYWHERE! The package room is a community room with an open door, so packages are constantly being stolen. The leasing office is extremely nice, but the moment you sign you will never be able to get in contact with them again wether you try by phone, email, or even in person! I’ve seen the door to the leasing office locked on weekdays at 10am-3pm. There’s a reason why the apartments are cheap and now I am truly paying the price.

Let me just say I NEVER leave reviews but I HAD to Randy was hands down an excellent very efficient tour guide. My first time seeing the property an it was absolutely beautiful very well kept the model unit was immaculately stage beautifully. Amenities were very well maintained. The property overall was gorgeous. It is conveniently located to downtown and surrounding areas of the city. If you are in the market for a new apartment home please do yourself a favor an go see Randy and his team.
Moved in about 3 years ago. Love my apartment has lots of windows and view to the courtyard. Management has changed a lot but has been steady for the past 6 months or so. Package rooms are an issue, parking is also an issue but it has been great for me. Corey and Ahmed are really really great and take care of my request in a day or two. Don't really have to call. I recently met with the manager about my renewal because it all reality it is going up too much. She was nice and informative but couldn't change the rent amount for me. I love my apartment but wish the rents were goin up that much. Overall is a good place.
I've lived at Eleven85 for the past year, and I'd say it was satisfactory. There were some bug problems- ants, flies, more ants- but management sent out pest control quickly to deal with them. There were some car break-ins, but leasing requested extra patrols from local police for a while and the break-ins seemed to have stopped. There were package thieves...still not sure if they ever got caught or if there were new preventative measures put in place but...I never had anything stolen personally so I suppose I would say pick your packages up quickly when they arrive. Ultimately none of these situations were deal breakers and I can imagine having a similar experience at most of the apartment communities, but as always it would be nice if it felt like all the rent I paid went into addressing this stuff before leasing starts getting angry phone calls.
First I have never written an apartment review before BUT I refuse to let this one go unscathed! I moved in January 2020 and Eleven85 was stunning, I absolutely raved about this place. However, 6 months in and let me tell you... it's like night and day now. They changed management and leasing agents since then and Lord, who knew that would make such a drastic difference! For starters the hallways, elevators and exterior of the property are nasty!!!! It's unbelievable. You pay for valet trash service with your rent but there has been at least 3 times I've walked out of my apartment the next morning and it's still sitting there. The pool is always over crowded with "guests" that don't live here and leave the trash bins overflowing (yuck). One of the most important things in this review is for my dog-lovers, let me say that I have a small jack russell terrier and I carry him in and outside my place for safety reasons. I have PERSONALLY witnessed 2 separate vicious dog attacks from a resident's dog who is definitely pit bull/pit bull mix. I had an in person meeting with the property manager which was a JOKE, the neighbor who's dog got attacked complained to her and he said "she did nothing". She was told where the neighbor lived and still DID NOTHING... now every where I turn there is some type of aggressive breed dog running loose in the courtyard, by the way which is supposed to be a sitting area for residents but is used as a dog park where you guessed it, there's pooh all over that area. I swear I could go on and on and it's sad because this was a great place 6 months ago. Lastly, (and I say that loosely) when it's time to renew your lease 2 of my neighbors have showed me where Eleven85 has renewed their rent with a $300 to $395 increase and with no room for negotiation and to be frank, Eleven85 can't justify charging that amount they have ALOT of work to do to get to that price point. Oh and don't try to email the regional property manager Lisa... she won't even respond! Do what you will with this information but everything is true and if anyone from the management office comes on here and tries to deny what I've written I will 100% make another post showing the pictures and emails I've sent detailing everything I've put in this review!
I’ll just give pros and cons. Pros: I love my unit. It was pristine when I first moved in. I’ve hardly had any problems with my apartment itself. My neighbors have been great (knock on wood). The location is great for me— near the highway, not far from midtown, close to Buckhead, not far from Smyrna/Vinings, etc. Cons: The package room is an absolute nightmare. Instead of having package lockers, like most “modern” apartment complexes have, there is a package room in each building. Essentially, it’s a closet with everyone’s packages piled up everywhere. Anyone who goes in has access to all the packages in there. I moved in to Eleven85 in November 2020, and the package room has already been burglarized a FEW times since then. I’ve had a few packages go missing. The leasing office staff does little to nothing about this, and the company that installs these package rooms claims they can’t do anything either. Thankfully, my family lives nearby, so I can send my packages to their house, but obviously not everyone has that luxury. The grounds are nice, but get trashed basically every day, including the elevators, stairwells, and hallways, as well as the sidewalks and pool area. We had a resource officer for a few months, but I recently noticed he left, so I guess we don’t have one anymore… And this complex was notorious for car break ins in the past. Also, people tend to prop the building doors open, and the entrance to building one doesn’t even close completely, so security is basically nonexistent. The fire alarm downstairs has been going off for a couple weeks now, and I guess they’re never going to get it fixed. God forbid, there’s a real fire… we’ll never know the difference. I really love my unit, and I would absolutely hate to move, but as you can see, my cons list is significantly longer than the pros. Hopefully when they ask me to renew my lease, the price of my rent will remain virtually unchanged, because I am NOT reaping the benefits of what I’m paying to live here. I know you can only expect so much lining in an apartment complex, but when I see my friends’ places in various other parts of the city, I look at Eleven85 and feel a little disappointed, especially considering how excited I was to first move in. Hopefully things will change for the better, ASAP.
