Property Ratings at Eleven Pines
I lived here for about 3 years. Mangement changes hands, what seems like, about 2 times a year. If you try to talk to someone in the Offices, you may as well just write a letter to yourself and burn it, because you won't get a callback. If you park off-street, don't leave anything in your car, because this area is a hot spot for car theft. We recently have been trying to get an itemized list of why they took half of our deposit and then tried to bill us for utilities that we didn't use. The best you get is a call from their "Property Managers" over at Avenue 5. Apparently, they don't believe in using email and like to blame the USPS for "Not delivering" mail that they claim "Was sent". If you can't send it as a PDF, maybe you shouldn't manage places where people live. If you do get a reply from management about your review, they say to contact them. This is great for them as they don't ever answer the phone and just wind up sending you to collections and ruining your credit. Once we got the City of Gresham involved, nothing changed. They simply wouldn't answer the phones or return phone calls to the city official.
This is a terrible place to live. The apartment interiors are old and run-down, with fixtures that constantly break. It’s located in a bad neighborhood - SW 11th is notoriously crime-ridden (ask any Gresham resident), with many cars broken into and lots of shifty people wandering around. The trash areas are frequently filled to overflowing thanks to constant illegal dumping (video surveillance doesn’t seem to help, unfortunately). The management has changed several times in the past two years - a new (exterior-only) paint job and a sad attempt at “re-branding” isn’t fooling anyone. Their latest “improvements” include: • They have removed assigned parking spaces, allowing anyone & their visitors to park anywhere, ensuring that you will NEVER find a spot near your apt (the permit parking system is not enforced by towing, just empty threats). • You are required to expose your bank account to a sketchy third-party website in order to pay your rent (they no longer accept checks or money orders). • A new “energy-saving” device installed on all water heaters GUARANTEES that you will not have enough hot water for a shower…there’s barely enough to fill the kitchen sink! The management does not respond to issues or inquiries (except for snarky, condescending responses to bad reviews online), despite claiming otherwise. They are rarely in the office (their “hours” are a joke) nor do they answer the phone. They insist that all inquiries & maintenance requests be done online, where they can be more easily ignored. The only time you will hear from them is when they leave a note on your door telling you to remove items from your deck/patio every three months.
They never answer their phones unless it's a temp worker they change lease at will no pool for over 2 years no assigned spaces maintenance show up not going to happen unless you threaten to withhold rent and then they are going to do bare minimum not worth the price
Been here for almost five years and it has just gotten worse and worse. Parking is a joke, management constantly being replaced, to many kids that parents don't watch, paper thin ant infested walls, you can hear kids screaming clear as day like they are in the unit with you. Wanna go to the pool? Welp they only have it across the street and all the way at the back of the complex. Neighbor had two cars stolen right out of the parking lot. Residents park their second vehicles in visiter parking and play the car switching game. The demo unit they show you is not what you get in the real units. Their so called professionals they hire to do work the they can't are a joke and will slap duct tape on problems and call it fixed. Random inspection multiple times a year for no reason. Can't seem to keep hold of records of who lives where, everytime management changes they post papers at your door wanting you to tell them all the stuff that should already be on file. Wanna pay rent with a check or money order? To bad they no longer accept those forms of payment and they only accept online payments. They have blocked off the office drop box so you cant leave anything after hours and have to be there during office hours to turn anything in. All and all you are better off living somewhere else.

Maintance is terrible, parking is terrible, to many kids, that parents don't watch.
The living room is very large and the layout is very good. The master bedroom is very large also with its own bathroom. There is only 1 parking spot per apartment. That is why I only rated it only as good. Also the apartments need updating.
