I’ve had a disappointing experience at Elite 99. My primary concern is safety: the building feels insecure due to frequent incidents with management seeming slow to address these issues. Even after repeated requests, security measures like proper lighting in parking areas and functional gates are often neglected or not promptly repaired. Additionally, I’ve noticed minimal surveillance, and the entry points are easy to access without much oversight. Gates are constantly malfunctioning. For those prioritizing a safe environment, I’d recommend considering other options. I hope management takes these concerns seriously to create a more secure place for current and future residents
I have never been so ready to move in my life started here in January apt 11207 and I saw roaches daily. I was transferred to Apt 1202 and now I am seeing roaches and silverfish in the shower. The neighbors are not considerate who live above me it's like living under a herd of cows. There is furniture at both dumpsters I guess they will leave it out until someone picks it up. Imagine seeing mattresses, a piano, bed frames, and sofas in your apartment complex. I refuse to submit any maintenance request as the leasing agent Erica told me that this is a multi family community property and everything is not new but I would at least expect hot water didn't have that in either apartment when I moved in. I had to make a maintenance request in both apartments. Manager hasn't reached out or corporate. I guess it's not there issue but I will be taking further action.

Do NOT move in here. Not only was my apartment INFESTED with cockroaches the first night we moved in, but “emergency maintenance” couldn’t come out over the weekend to take care of this. I had to wait an entire weekend and LIVE with cockroaches coming from under the fridge, up the walls, into the guest bedroom. This complex will do anything to take your money and charges for EVERYTHING. They conveniently have the gate code box positioned so that you are forced to either pay $100 for convenience or get out of your car in the heat or rain to get access to your residence. On top of that, you now have to pay to park. Yes. You have to pay rent to live here and you have to PAY to park here on top of that. Their new parking system requires you to pay either $50 for a car port that could be across the complex from your building or pay $175 for a parking garage that could also be across the complex from your building. But don’t worry! Only one parking permit per lease holder is given, so your dependents better fork up that money! Elite 99 West will implement anything to pocket your hard earned money. It’s not enough that rent is ridiculously high, but so is parking.

Unless you have and old car and no electronics, don't rent at this place, they will break into your car and your apartment, and the management will tell you it's your responsibility. do your self and your family a favor and go somewhere else. WHAT A HORRIBLE EXPERIENCE.

DO NOT lease here. It is extremely UNSAFE! Our apartment was broken into while me and my baby were home alone (I'll explain below) and we had to move out emergently. The management told me they would not let us break the lease 17 days early (we were already moving out) despite us providing them with a police report. They said you are only allowed to break your lease early if 1. You or a guarantor dies or 2. You get deployed. Needless to say, we were completely traumatized and terrified. We couldn't spend one more night there so we packed up what we could and left. They didn't even get someone out to fix the doors until late that night. Before our home invasion, we had witnessed at least 4 different cars being broken into. When we inquired with the front office what had happened and what was being done, we usually got no response. Even though this is a gated community, both gates can be opened with a code that never changes. The code is known by residents, employees, delivery people, ex-residents, etc etc etc. So, it's basically like having no gate. Also, there are NO cameras anywhere. This poses a further threat to residents because it makes the complex an easy target for crime. -Vehicles are constantly getting broken into. It's common to talk out to your car one day and see at least one vehicle with their windows smashed. Our neighbor actually moved out because his car kept getting broken into and having things stolen from it. The first time we saw a smashed window, we wondered if it was a domestic incident or something. We contacted management but they wouldn't tell us what happened. After more and more incidents of people's cars getting broken into, we realized that this apartment complex is a target for thieves. Other reviewers mention this, too. -The pool was closed for MONTHS, repeatedly in summer time weather because they couldn't get it up and running. We did not get to enjoy the pool as we should have. Other reviewers mention this, too. -Every time we needed maintenance, there was an option to request that they would call before coming to your home. I always chose this option as it's usually me home alone with baby, and I needed to get dressed and ready for the guys to come and work on whatever it was that needed fixing. They NEVER would call. They would just show up at the door randomly and I had to get ready in hurry. It was very unsettling and rude.

The management is incompetent at best. Many of the amenities are a health hazard. The dog park is full of garbage and excrement. The dog wash station is full of algae and won’t drain. The pool is closed more often than it’s open. As soon as our lease is up we will be moving.

After we signed our lease, everything just went downhill. We were forced to move into an apartment with a broken A/C unit. They didn’t fix it for 2 months meaning we had to try to bear Texas heat everyday inside after working outside all day. We got nothing in return for this besides a lousy in-unit machine, making our electric bill skyrocket. Then we had to deal with cockroaches. We found out that this complex has had a roach problem for three years!! Maintenance is trash and caught something on fire in our apartment and then left the entirety of our living space covered in ash. They also charged us twice for rent one month and when the payment didn’t go through, they made us pay a late fee. We wrote a letter to management about our issues and they offered us a gift card. A GIFT CARD. Lastly, there is not enough parking for residents. I think after everything we have had to endure we should be able to have some sort of compensation or a discount on the rent amount, but these people are only after you money. These apartments are not worth it. There is just problem after problem.

lousy management. On November 15, my wife gave a money order to the office to one of the service girls for a payment of an application as the days go by, the amount in the account continues to appear, it turns out that they lost the money order due at the office to the administrative disorder that they present when we go to the office, the manager tells us that they have nothing to do and had to return to make the payment because they lost the money order, it seems to me a lack of respect and a lack of responsibility on the part of them since I have been living here for 2 years and I have never been behind in any payment. the new administration is a mess and they have no capacity to respond or solve the problems that they cause themselves.

Worst property! They charged us $6000 to replace the whole wooden flooring for basic wear and tear. They are super rude! The gym has bad equipment with tore up buttons on the treadmill. Parking SUCKS, there are times where you have to walk 10 mins to get to your apartment or you have to park in the gas station outside. If you don't follow rules they tow your car and towing is $300.00. DO NOT LEASE HERE! There are many new and awesome apartments in the Katy area! Please DO NOT STAY HERE!

The property is beautiful and very well maintained, its a very nice community with awesome amenities. My apartment is spacious and has a lovely view of the lake and pool area which, is so nice that it makes you feel like your living in a resort. The staff is friendly, I felt welcomed as soon as I walk in and I am always greeted with a smile. I highly recommend living at Elite 99 West, its a wonderful place to call home.

worst apartment complex in Katy TX I lived here for over a year and was happy until new management took over problems consist of ,grass not being up kept , security officer no longer on property resulting to auto burglaries...my vehicle was towed due to horrible parking situation..they now have a parking sticker policy for 1 car per lease holder..they expect me a single young lady to walk from across the apartment community from my covered spot to my apartment..if I park else where I will be Towed.. Miguel in the office is so rude and disrespectful (he's one of the reasons I hate my home) I have never felt so unwelcome somewhere.you should not have to regret going home after work I do understand things happen and new management takes over but respect goes a long way and Elite 99 are the most unprofessional Group of people I have came across...is this the kind of people landmark property have representing them .if you are looking to move here keep going...I absolutely hate it here.I NEED CORPORATE TO SEND CONTACT INFO IMMEDIATELY ?and please office staff put your training manual up no need for the robotic response to come in the office to solve my matter I've been in several times and won't go into be disrespected agin.SHAME ON YOU PEOPLE
