The Market District encompasses a section of Downtown Austin from Lamar Blvd to Nueces St., and West 3rd St. up to West 6th St. This modestly-sized, yet buzzing area has become one of the fastest-growing areas in Texas’ capital, and for good reason. There’s a number of popular restaurants and bar within the Market District, including Hut’s Hamburgers and Juan Pelota Cafe.
Like the rest of Austin, the Market District has seen a number of high-rise condos spring up in recent years, each providing a unique take on apartment living in this entertaining Texas city. While it may not be a historical institution just yet, Whole Foods’ flagship calls the Market District home, and the trails along the Colorado River are just steps away.

Property Ratings at Elle West Ave
Maintenance cannot even repair a simple light fixture nor fix a leaky faucet - after over three attempts, they were still not able to repair basic things in the apartment and management refused to call in a third party vendor to fix basic maintenance issues. Building is old and falling apart, yet they still want to charge a ridiculous amount of rent (probably the location) but trust me, it’s not worth it for the location. They also don’t tell you that the studio apartments do not come with a washer and dryer, you have to swipe your credit card downstairs to use machines that are frequently out of order and overcharge you for each load you put in. The owner allows the parking garage to be used as a a public space (“pay to park”) yet is too cheap to pay for a third party vendor to fix basic maintenance issues in this decrepit building for a resident. Don’t do it, it’s not worth the convenience of being closeby things downtown, the building is old, dirty, and they don’t even hire anyone who actually knows how to perform basic repairs for anything. Hallways are poorly lit and overall is a nightmare. Not worth it.

I have lived at this building for 3 years - it was previously called Gables West Ave and then became Elle West Ave. We had a change of management last year and had another one quite recently and the quality of the services at this building have rapidly deteriorated. When it was managed by Gables, I had no issues whatsoever and renewed my lease twice accordingly. Since then the following issues have occurred: - Both elevators being out of service for 6 weeks continously (from ~ Jan 2 2024 through mid february) - Multiple external pedesterian gates being permanently broken, meaning that they open without a key/scanner (which poses a security threat to women) - The garage door routinely breaking so much so that management regularly just leaves it open (again another security threat to get your belongings stolen from your car) - Insects swarming the gym for more than a month continuously - i left three separate voicemails about this over 2 weeks and never received a call back. - Ignored maintenance requests (for water leaks - so pretty important) I could name several others. Again I would like to reiterate that i had no issues the first two years living in this building under different management. In my opinion the new management is trying to cut costs and it's really sad to see how bad things have gotten. I will never live here again nor anywhere managed by this company.
Have lived at this property for over 5 years. Ever since the new ZRS management has come in (and the name chanced to Elle) the experience has been like night and day. Horrible management who avoids tenants and gives them no help. Seriously, hard to imagine worse management. Nothing at the complex works correctly, everything is falling into disrepair. Elevators haven't worked for *WEEKS* at a time. Not ideal for those poor souls moving onto the 3rd or 4th floor I imagine. Gates are all broken, anyone can get in. The place is a complete mess now and the management is entirely apathetic. 2 stars for location. But there are much better options in the area. Be smart and stay away as long as ZRS is in charge.
This apartment used to well maintained under the previous management (used to be calledGables West Ave) but ever since ZRS management took over it has been horrible. Half of the gates have been broken for 6 months and anyone can get in without a fob. Parking gate also breaks every other week and anyone can park because I hace not once seen a tow truck. The gym door is also broken and I’ve seen homeless people in the gym’s bathroom early in the morning. Maintenance takes forever. You have to wait for at least a month to get any acknowledgment. Trash chute has been broke for over a month now. You can smell the trash on the first floor when you walk to the gym. The office doesn’t care and it clearly shows. Please consider other options and stay away from this shady apartment/management.
Where to begin? After having a previous negative experience (with AMLI on 2nd - I was flooded out twice in four years), I thought that a change of pace might be nice. After all, I still liked this corner of downtown. And the price seemed almost too good to be true. I was about to find out why.. * After lease signing but prior to move-in, staff seemed disinterested in providing square footage information for storage units, prioritizing other potential residents over existing ones. At one point I was told that the locker I was in was unlocked, so “I could come over and measure it myself”. This seemed odd, but.. * Upon move-in, the apartment was not cleaned - which not only left me with a dirty space but also incurred additional expenses as my movers had to remain idle while last-minute cleaning took place. I was denied reimbursement by Elle West. This should have been my 2nd red flag.. * Maintenance seems borderline nonexistent. Despite three requests dating back over the last two weeks, my tub remains clogged, and I get to shower in ankle-deep dirty water. * I pay for secure parking in the downtown garage, but the system mainboard has been broken for weeks and there's no ETA on resolution. This corner of downtown is a bit sketchy after dark. This is not the security I pay for. * By my estimation at least 20% of the exterior doors don't function. Not only is this inconvenient, but it causes residents and contractors to prop exterior doors open - compromising security for all residents (as there is effectively no separation from street traffic). * As residents we are being told that things are being put in place to fix this, but all we seem to receive are excuses and promises. Nothing has materialized thus far. * While James and Andrew have been helpful under the circumstances, I fear that they are swimming upstream as the management is the definition of ineffective. * Beware of these ongoing issues if you're considering Elle West as your residence. * Thanks for coming to my TED Talk.
new management does not reply to emails; frustrating when you are trying to contact about important issues. you have to go in person to discuss but hard when you are at work during the day so make sure you’re aware of this lack in communication

I thought this apartment was great overall. There were a few things that I didn't love, such as the loud train going by constantly. But overall, it was a nice place to live and on the cheaper side of downtown living.
It is a great apartment but would love the maintenance and service requests to be quicker. It often takes around 5-7 days for the service requests to be complete
Moved in last week and the staff was able to aid us in our fast move in. The maintenance requests are fast, and the location can't be beat for the price!
So far the management transition has been fair. The building and unit are in good shape and have met, but not exceeded expectations. Staff is friendly, response times are average
Management was amazing and maintenance was very responsive and quick. I feel very safe in this area and it is very central to Trader Joes, downtown shops and resteraunts and more
I have lived in this apartment complex for almost 20 years and love it! It has become very convenient to many stores and places here in the downtown Austin area. The management companies have been very helpful and cooperative with different issues or problems that have come up. Maintenance people have always been very good! Love living here and glad I could resign a leash another time!
Great staff-very helpful and friendly. Community events are very nice. Great neighborhood—close to all, Ladybird lake, Trader Joe’s, Whole Foods! Building and apartments need TLC though.
Location! Location! Location! Where else can you find all of the conveniences of downtown while also enjoying Shoal Creek and the greenbelt? This is the ultimate version of city meets nature!
Amazing location and great management, been here for one year, absolutely love it. Groceries just opposite to the complex, trail just outside my apartment, 2 mins walk to lay bird lake etc... can't ask for more.
West Ave has been a great place to live, from the location to the responsiveness of staff to help with issues that arise. I like how it is a little offset from the rest of downtown but still easily accessible for nights out.
Perfect location, views and apartment! Staff is super nice! This complex was suppose to be a temporary stay, but we ended up falling in love with it and just upgraded to a bigger unit.
Great except for maintenance issues such as the elevator being down a lot, the parking garage doors breaking a lot, and the AC in my apartment being out of order 75% of the time. However, the staff are great! the neighborhood is wonderful!
I love living at gables west ave. The staff is great and so helpful. It is a great location to be downtown. Seaholm is a very safe area. I love living here
great location, but loud train so be aware of that! also cozy & homey apartments that are comfortable & great to work from home for. just be ready for the train horns!
Building is nice, Location is great, residents are generally pleasant. Fetch is the worst service to haunt this earth. Lost packages, slow delivery, dumb idea overall. Probably will be why I move out, eventually.
I toured virtually so I was skeptical but when I arrived it was great. Amazing location and Jason in the leasing office is very nice and super helpful!
The community is great and generally the building is good. I would say that the rent price is too high for the general state of the building. Investment needs to be made in need new appliances. Sometimes things just feel old at the building which makes me want to look at other apartments.
My husband and I LOVE living at Gables West! Our apartment is in the perfect location and allows us privacy and an easy way to to get to the Shoal Creek Trail to walk our dogs. The Gables West Staff (Candi, Elyse and Gabby) took extra time when showing us our unit and went above and beyond to make sure we were happy with everything. I also love that they take time to ensure that we have weekly treats to keep us cheery during the current pandemic. The city went into shelter-in-place orders right after we moved in and the staff still did their best to reward the community with something every week. We are obsessed with the green space and creek that surround the Gables West Community and our dogs cannot get enough of the nearby dog parks and our larger dog loves to romp around in Shoal Creek with his dog buddies. I also cannot get over how Gables West is so dog-friendly. Love!

I cant say enough great things about this place. Johanna has been my point of contact in the leasing office and she has done an incredible job of keeping me up to date with available units that match what I am looking for, and has been super responsive to all of my emails and questions. The price for the location is pretty much unbeatable. The layouts are super unique too, which is a nice change from what we are use to in the traditional box cutter apartment layouts. Its right by Trader Joe's, True Food Kitchen and Whole Foods..which is amazing! You cant go wrong with this place. 5 stars!

Hi! I have lived at the Gables West Avenue for two years now in a two bedroom apartment. This is an awesome place to live at since the location is right in the heart of downtown. I mean who doesn't want to be right in the mix of everything? If you are looking to be central to Whole foods, Trader Joes, 6th street and walking distance to anywhere in downtown this is the place to live. In comparison to all the other apts in the area this is the most bang for your buck! I have really enjoyed my time here and would sign for another year but will be moving out of state at the end of this year. The front desk staff is amazing (Dina is the best) and always have a smile on their face and happy to help with anything. The complex is always clean and they are very quick to respond to maintenance request. thanks for making my time here one to remember always!
