Along Connecticut Avenue, a major commercial and transportation hub of Northwest D.C., lies the neighborhood of Forest Hills. Students from the University of District Columbia and the nearby American University infuses a college vibe into a neighborhood that also contains foreign embassies and their dignitaries.
The neighborhood lies a bit north from the main downtown area of D.C., yet the red metro line that runs along Connecticut Avenue makes this neighborhood ideal for those who want a little more peace and quiet after a day's work while still having prime access to all nightlife activities of downtown.

Hi - thanks for letting us know we went Beyond Expectations! We'll be sure to share with the team here at Ellicott House! Please do not hesitate to contact us if you need anything else! - Ellicott House Management
Horrible management, horrible owner who is cutting concierge and security hours, poorly maintained building, fairly incompetent maintenance, in a neighborhood where businesses are closing, long awaited new businesses are not opening, theft is rampant, next door park where all kinds of sketchy things happen...Just NO.

We have lived at Ellicott House for almost a year and we have greatly enjoyed our time here. The apartments are very attractive and spacious and the price is reasonable. The office staff and concierges are very friendly and extremely helpful. While we have had a few instances where repairs were needed, 9/10 times maintenance has responded within 48 hours and have been easy to work with. We enjoy the community that lives here as well and so far we have had an overall pleasant experience.

Hi, your review about Ellicott House made our day! Thanks so much for taking the time to write. At Ellicott House, it's our pleasure to serve. Hope we can be off assistance to you in the future! Best wishes from Ellicott House.
When I get off the elevator where the gym is located, I am hit with a smell of toxic disgusting trash. That will set the time for the entire building. Let me just tell you. Those trash bins need to be removed. People live down there and the trash bins are overflowing and I should not have to smell trash when I get off my elevator that is slumlord behavior. It brings bugs and rodents, so I’m giving you notice now before I call the DOB. I have mentioned this many times and you have done nothing you’re not even keeping the doors closed and you’re making people breathe trash. It’s not legal it’s not healthy. Lots of issues in the building such as rats in the walls. Violence communication is very bad and upper management doesn’t know how to communicate. The owner of the company Greystar didn’t respond to emails which I think makes him a coward especially because he says himself how about she cares about his residence while he doesn’t show it. The building was not decorated for the holidays, and I expect Kate pride to be recognized. The pool is cold and the building is still dirty. The lifeguard doesn’t show up when he’s supposed to with Concierge is rude and there’s no decor or instructions for the garage. Management does not do anything to make sure people are not out on the patio after the hours of when the patio is closed therefore, keeping everyone awake so we have to call 911 to the building over and over and over.

I’ve lived here just over a year and this place is terrible. Fire alarms don’t work so they “test” them constantly. In the mean time your safety is dependent upon fire watch personnel looking or smelling smoke. Hot water is non existent. I’ve lost count how many “repairs” they’ve done to the hot water boilers. Custodial crew don’t actually clean, there was dog poop sitting in a very commonly used stair well for 4 days. And the portal the report repairs often doesn’t work….

Ellicott House apartments are fine. It's no luxury apartment, but the location is good and facilities passable considering the price. The same problems most likely apply to other apartments of similar age in the area. The building is from the 70s, and although they've renovated the common areas to look modern the units themselves are certainly a bit more dated. Maintenance isn't as good as other apartments I've lived in. The staff turnover for the front desk and leasing office have also been high lately, leading to the front entrance being unattended somewhat frequently.

Hi there! Your recommendation matters so much, and we're so happy to have earned it. Thanks again for taking time to let the world know about your experience. Have a great day!
A lot of the same issues keep happening. Random concierges; elevator constantly being fixed, and much more. All we can do is send an email and wait.

Sadly The Ellicott House is no longer what it used to be. I’ve lived here about 13 years and I’m very disappointed. The pool water is cold and not taken care of. There are rodents in the building and the building is not taken care of. We have lots of areas that need painting and assistance. Our carpets are constantly dirty and stained. We no longer have a coffee bar as a amenity. There are constant water shut offs and power outages. Maintenance takes longer than they should and nothing is ever truly fixed. It’s only a patch job. Rent has sky rocketed yet the residents get nothing in return. Even our fire pit is broke after years and years. Also our windows have not been cleaned in many years as it was a yearly thing to do. As for the hearing and AC, it’s so bad. Never what what it should be. The noise level is so bad and there is no security or management on site to assist so we must call MPD over and over.

Thank you for your loyalty over the past thirteen years. While we are glad to hear that you flourished here in the beginning, we are disheartened to learn about your current perspective. We appreciate your recommendations and look forward to seeing your delight in our community restored. Thank you for reaching out so we know how we can better be here for you.
The Ellicott House is generally clean. It definitely needs some more assistance with cleaning. The pool water is cold and not pleasant. Discussed this with management constantly. The trash rooms are smelly and the chutes need to be cleaned. Our windows have not been cleaned in years. Used to be cleaned every year. There are mice in the building. We had a coffee bar but it was taken away recently. Management I like, the property manager I am speaking of. The vending machines have gnats that fly out of the machine when a soda is released. The gym is small and needs ventilation. The pool is not open 7 days a week or on holidays. Often times the lifeguard is not on duty when he is supposed to be. The neighborhood is beautiful. Many aggressive dogs in the building. B1 level looks absolutely atrocious. Chipping paint, water in the walls. No security in the building. My time here has not been great but I hope things get better. Hoping for a Grand Star change. And about 15 mins to metro.

Not happy about the frequent water shut-offs. Building’s heating and AC are inconsistent- in winter hallways are way too hot. Hallway carpets should be deep-cleaned (not just vacuumed weekly, however I’m pleased the vacuuming is consistent). I’ve lived here a year and a half and the fire pit still doesn’t work. On the bright side, staff is friendly and responsive. Community feels safe.

Great neighborhood and location, a good walk to the metro, but as long as you plan for the walk, it’s not bad at all! The washing machines and dryers are in a convenient location on every floor, and good when they’re all working, it would be a bonus if they were included with the rent price!

This is a below average building to rent in (as far as rent controlled buildings on the avenue) The units are very expensive for what you get. They have not been renovated the units as another resident pointed out since 2004. Something is always broken. The water issues are non stop. No real community events or parties here like other buildings. When there is one It’s definitely a low budgeted event. The leasing agent is not friendly at all. Very unresponsive and unprofessional. Washers and dryers are old and ruin clothing yet the price to wash went up. There is definitely a lack of professionalism when it comes to safety and keeping tenants happy. Management is responsive but does not think of the tenants first which is always the downfall in tenant appreciation and retention.

The building is from the 70s, and although they've renovated the common areas to look modern the units themselves are certainly a bit more dated. Maintenance isn't as good as other apartments I've lived in. Some issues they simply don't fix (the tub doesn't drain all the way) and others they do but it takes many weeks to get parts (over a month in the case of our heater thermostat). The elevators are also somewhat unreliable, though at least one of them is usually working. The water temperature is also strangely variable, some days being no hot water at all and others near boiling. Again, considering the price is lower than other units in the area these are acceptable drawbacks in my opinion, but don't expect anything fancy.

We are humbled by your praise, as our care and concern for our residents takes priority over all else. Thank you!
I have not had water for over a week. This issue has been going on for over 6 months. The water is ice cold and we were all left here for the long Memorial Day weekend with no hot water, no pool (on a holiday) and fans running in the hall because of a leak last week. I am curious how old the boiler is and when it’s supposed to be replaced?? It should probably be looked at by a professional at this point. The tenants must bathe. Hot water is part of my lease. Do we need to go to a hotel? The water is ice cold. Where can we shower? When can we shower? I need to shower now. I need hot water to wash my hands. There are elderly people here, children, babies and humans that need to shower. There are multiple reviews online here specifically that talk about no hot water for months now. And here we are with ice cold water still and no way to shower for days. My husband and I are timing the water each time via video. Same thing is said, “**** is working on it”. Maybe it’s time for outside help and outside assistance overall. I want to shower. Umbrellas were put out, plants were bought. I had a clogged toilet and smelled “gas” so I called the desk and nobody answered as per usual so I left a voicemail for emergency services because of my toilet and the gas smell. Carlos called back quickly and was helpful. Luckily my husband unclogged the toilet. Yet the toilet won’t stop running. I’ll put in a ticket for that. AND the fire pit works now. Yay! My carpet was cleaned by the cleaning people before I had to ask. That’s nice, because usually I have to ask. New trash cans, coffee is stocked. So all that is good. Sadly I can’t offer more stars as I can’t shower for days. And the same answer is not cutting it. A person knocked on my door without my consent and many others doors getting signatures from tenants about this issue and they collected lots of signatures from what I saw. They said they are using these signatures for this issue and the tenants thanked them. I didn’t sign because of Covid. Again another reason I want hot water.

The prices are good for the area on many units since this is a rent controlled building, but the units aren't that nice. Maintenance is also somewhat lacking. Some things they determine aren't worth fixing, and even when they do need to be fixed maintenance can be very slow. It took over 2 months to get our heater thermostat working (in January and February too!) . The bathtub has a dent in the bottom and cannot fully drain, this too was noted on the move in form but is apparently not worth fixing when we put in a request for it. The desk staff are nice and leasing office also incredibly helpful. I suppose it's a matter of getting what you pay for, but the prices listed online for many units are not at all worth the quality of the building. If you get a good deal for a unit thanks to the rent control then this building is worthwhile, but otherwise there are better value options nearby.

I enjoy living at Ellicott House, my apartment is cozy and the building is nice and well maintained. I am giving 4 stars because sometimes there are some issues with the hot water and the elevators. On the other hand, I am thankful for the wonderful staff that work at the front desk, they are always very kind and helpful!

Some things are changing for the better while other things have changed for the worst. It’s only February 2023; still plenty of time for changes to occur.

I moved out recently due to personal reasons and can say with all certainty that Ellicott is one of the absolute best apartment I had ever had the pleasure of living in. I have lived in several different apartments along Connecticut Ave and I must say that this is an absolutely wonderful place. I never ever encounter any pest or had any concerns regarding safety. All my concerns(few) were dealt with immediately. About Amenities, they have opened a few up but they are absolutely lovely. They really handled Covid seriously and I appreciated all the communication. I cannot recommend this place enough. I will definitely miss it and the surrounding neighborhood!!! Everyone was very kind until my very last day. Stay safe and well.

Elliott House Review I moved to DC 4 years ago and have lived in Ellicott House since the beginning. I am leave this review now, as a warning to prospective residents seeking to move in during the coronavirus pandemic and as an attempt to have the management of the building acknowledge the serious shortcomings of their response, communication during and safety during the coronavirus pandemic. Since the beginning of the outbreak, the building’s management has done little to communicate with and care for the residents of the building. Initially we received a barrage of emails from management about government assistance programs that you could tap so that you could send your rent check every month. Several months later, after numerous unmet requests to clarify statements sent out by the building, the buildings pool and fitness center were reopened. The fitness center was capped at 5 individuals for a space that is likely 600 sq/ft well above the density recommended by the city. Additionally when I swam in the pool, upon exiting after 20 minutes my skin was peeling, my hair was brittle and my airways were congested all signs of serious over chlorination of the pool (I am a frequent swimmer). I attempted to bring this to the building as small children sometimes swim in the pool and was met with radio silence. The final and hardest thing for me to swallow, is that within the past week the building has severely limited access to the outdoor large patio, which is the only safe outdoor space in the building for people to meet. It seems nonsensical and these concerns and questions were also met with no response. The patio is one of the main reasons we moved here, and without it are planning on seeking alternatives to Ellicott House. If you are looking here, I would ask the leasing office about their responsiveness and your ability to access the amenities you pay for prior to committing to live here.

The Ellicott Place has been great so far. It's lose to bus stops and just a short walk away from the Metro. There's a good amount of restaurants and convenience stores nearby as well. Despite living on the street side my apartment is very quiet when it comes to street noise. The building overall is very quiet and clean. The pool is nice, I've been using it to work out. The work out facilities are nice and the room is air conditioned, a major plus. The staff is really nice, maintenance was fast when I complained that my toilet kept running and the concierge desk is always friendly. I love that my laundry room and and trash room are located on my floor and nearby. It's been a great experience so far!
