Property Ratings at Elliot Roswell Apartments
We attempted to move our son into his reserved unit today which he had toured and I had toured last week and had reserved online for several weeks. Once we arrived at the leasing office today it took hours to get our keys and it was for an entirely different unit on the 3rd floor. When we went back to the leasing office, they gave us the keys to the original unit and we completely moved in only to then be told that unit was unavailable and we would need to move everything out to the other apartment. Ridiculous. As we were trying to resolve things in the leasing office, there was a steady stream of complaints from tenants and interested tenants in the office. One person even told us that the new management company was the worst they had ever dealt with in almost 2 decades of apartment living. Don't get sucked in by their move in special! They are a terrible management company with poor business practices and customer service who will not hesitate to screw their tenants over.

Bugs everywhere, dont live here, pest control will come and do absolutely nothing to stop it

Please call or visit our office so that we can discuss your concerns about pest control in greater detail and provide our assistance.
When signing lease the price kept going up even though my family agreed on the price we saw and signed for. Then we were told they need more time to fix the “remodeling”. Don’t expect the “Granite counter tops” So we were paying two rents at one time here and our old place. Day comes to go inside the town home. Water on the floor from the dinosaur hvac closet. A disturbing amount of roaches and all sorts of bugs I can’t name. Doors don’t open normal. Have to use hulk strength. Ac was not working upstairs and note there is a toddler and 3rd trimester pregnant wife that have to sleep in the bedrooms upstairs when it’s summer time and it’s a nice 85 on the temperature gauge. Waited some time for it to get fixed. They just need to be replaced with new ones. Doubt it. Expect your electric bill to be expensive. you could live somewhere else the same price but extremely better living conditions.
Used to live here & Although thank goodness I didn’t have an issue with roaches, we did have HUGE ISSUES WITH LEAKS. Like we felt that our apartment would just cave in one day. They wouldn’t do anything to fit it. Our back yard was basically red dirt that took almost two years to “fix” granted, we had to get stones ourself and place treads to be able to step without slipping or getting dirty. Gym was yucky, staff was aloof most the time.
Hello, I live in a 4br townhouse here at this complex for several years now. My Family and I experience while living at Rivercrossing has been a very enjoyable one! Here the surroundings are quiet, safe and kept very clean at all times!!! Since residing here the office personnel are always professional friendly and more importantly diligent when seeing that our stay here remains a pleasant and safe one!! The newest Manager Jay is very contintive to listening to any concerns we may have. Juan the Assistant Manager is very knowledgeable in what his title deals with. Jocelyn is such a pleasant person to speak with also!! She makes sure all communication messages are channeled to the appropriate person or persons. I am so pleased with the current staff here included the maintenance crew, whom are also show professional courtesy to my family and I. I want to again thank the staff at Rivercrossing for making sure that our living experience there has been one that deserves writing a review about. Sincerely Diane
It's really nice and the office staff are super polite and helpful.
I wove been here for a little more than month and experience has been a positive one thus far. The office staff has been very welcoming.
I would recommend this property because it's always clean and the front office staff are nice and responsive.
If anybody ask me about a place to live, I would recommend you. Thanks again for all your service. George Snider
Its a very nice community, no complaints what so ever. :)
Very friendly community and staff. Maintenance crew fixed recent storm damage to the gutters on my building. I did not have to open a ticket for that.
New appliances clean facility on-site gym. Fish on the property.
We live here since 2016. We did renew lease contract for 1 year (until: 12/01/2019) We are really sorry about. We aren't happy for. We made big mistake that we did renewal. Bad attitude from Office staff to customers - who ask get some apartment renewal service (Example: cleaning a carpet). Office workers of River Crossing at Roswell are incompetent. The attitude to residents DO NOT match customer service. I can't ask them about anything anymore because I feel very embarrassed when I need some kind of service. Their relations are unacceptable by the customer. I DO NOT Recommend renting these apartments
My only issue is the pest issue, also theirs a funny smell in the apartments.
I ask them to come out and get rid off the bugs because there are thousands of roaches in my place and they crawl on me while I sleep, they said they will and then nothing happen. My roomate asked them fix the leak in our shower ceiling they only patch up the ceiling and dont fix the leak. This place is unrealible and they are charging more to stay here. The floors are uneven an its always sounds like the cieling is going to cave in. When we asked for an extention on lease they didnt commuicate tht and gave the lease to someone else.
The roaches have gotten out of control but other than that I enjoy the place
Some reasons I won?t recommend this community: 1. Many roaches, pest control that they promise upon lease is useless. They don?t do their work properly and you continue to see various sizes/kinds of roaches. 2. No proper place for packages to arrive and be secure, apart from the front door of your apartment. 3. Things get stolen from your front door; rather it be packages or even a door mat. 4. Maintenance issues not being resolved for weeks.
I would recommend the property because they are constantly making improvements and increasing our quality of living there.
Horrible place to live!! The amount they charge for rent and they don't fix a thing, it's really a shame! I can't wait to move!

OK, so this place changes it's name more than people change clothes. It used to be MARQUIS TRACE...Why all of the name changes?? This is a SECOND CHANCE APARTMENT WHO WILL TAKE MOST ANYONE, I WAS TOLD SOME FELONS AS WELL! folks, there is VIOLENCE and major alleged DRUGS. The police are called ALL THE TIME. DON'T MOVE HERE, YOUR SAFETY IS MORE IMPORTANT, AND the leasing office COULD CARE LESS. Their attitude is the WORST! YOU will GET BLAMED FOR THE OLD MOLD AND THEY WILL KEEP YOUR SECURITY DEPOSIT AT THE END AFTER JACKING UP THE RENT MOST LIKELY AGAIN.
I currently live here and moving out had a severe bug problem and when you go to the office about it they act like it's ok and put you on the list to get sprayed but they not spraying the entire building so the problem just comes back the property itself is a mess lawn not kept garbage everywhere pool area disgusting pool itself not cleaned daily etc
Please don't be fooled by the name change, owned by the same company STAR RESIDENTAL, this place needs to be condemned. It has more roaches than residents. They are very unprofessional, will not take any responsibility in the mistakes. ANYTHING you do with them, GET IT IN WRITING AND SAVE IT.. they will loose things and make you responsible. THE MAINTENANCE CREW, GOD BLESS THEM, they try very hard to do their jobs but with puddy and tape how much repairs can they really do. I WOULDNT RECOMMEND THIS TO MY ENEMY!!!!!!!!!!!!!! This is not from any ill feelings, I paid my rent on time very month, never caused any trouble and kept my apt very clean, it didn't help. I moved as soon as my lease was up. If you insist on moving in this disgusting place please if nothing else remember ANYTHING you do with them, GET IT IN WRITING AND SAVE IT.. WITH SIGNATURES.......
Oh my stars, Bugs are a huge problem here. After complaining to the staff many times, I finally bombed my 1100sf apartment with a bug bomb that was good for a building twice that size. That night we saw a roach run across our tv. Also we have a mold growing in our bedroom bed again. This is the third time this has happened. The first two times they simply painted over it. In fact they enjoy fixing things with paint. The guest bathroom shower has been painted. The paint comes off when you use it. There is hair painted into the drawer of the guest bathroom drawer. Sadly I could go on, but I have made the point.

Where did you move to and how is it?
I did not move in but I went to go look for an apartment. I had to move in less then 3 weeks I went and was told there was a 2 bedroom that would be ready at the time I needed. I was given an appilication and told to get two m.o. for the application fee and the holding fee. I did and I called to confrim the amount and then I was told there was no two bedrooms avaiable a mistake was made, later I got a call says there was and two leasing agents said there was indeed an apartment ready and come in and ask for the guy by name and turn in my info. I went in and ask for the guy and he looks at me and say oh we don't have any two bedrooms and he denied telling me he told me he did like I was the one with the issue and then he played the blame game and blame the other staff members. The entire leasing office is filled with staff that do not know anything they just work there with no training apparently. I was so mad I had to rush to find another place with less then 2 weeks less. I think the entire office should be fired and and entire new staff should be hired they are the worst. As I was reading other reviews a lot of people are saying the same thing maybe there mgmt company may want to read their reviews and get some new staff because they are ruining there apartments image really bad. I found another apartment and just moved in it is very nice and I did not have to deal with staff that did not know anything. I would not recommend these apartments to anyone.
So i lived in these apartments (when they were formally named kings bridge) as a kid. I remember it like it was yesterday.. The roaches, oh my god the roaches. i remember going into the kitchen at night and turning on a light and youd literally see HUNDREDS of big roaches and babies scurry away. I mean they were EVERYWHERE. I remember the hallway lights seemed so dim because the bulb protectors were dark brown filled with roaches,., Ew so disgusting, Every single place we moved after we could never fully get rid of them., My mother still has them (granted not like kings bridge at all) to this day from this neighborhood. I was thinking of moving back now that im an adult (cheap rent) until i read the reviews, OBVIOUSLY This place is still extremely infested. they would have bomb the neighborhood to even attempt to get rid of them.. NO THANKS! xo
The biggest problem I have with this place is that maintenance is terrible. Lights go out in common areas and take - I'm not exaggerating at all - five or six months to get fixed. Notices that people will be entering apartments are left so late the night before that they're not seen until people are on their way out the door the next day, leaving no time to secure pets or clear things away from whatever is being worked on. Complaints to the management about neighbors are ignored, and when they do decide to follow up on some minor infraction the tone is always hostile and threatening. Let's add that the buildings are falling apart and no one seems to care, especially if you're down at the "ghetto" end, away from where the office people go every day (they take care of the parts they have to see). But don't take my word for it, if you check this place out, go take a look at 1467 and 1477. They're pretty disgusting. Yeah, the apartments are cheap, but there's a reason for that. Don't bother.
I hate the place!!! Not worth the $$$ we pay. They should've been fixing the apartments & horrible roads, instead of the office. I guess it's ok for Management to be comfortable & not residents. Potholes everywhere, apartment falling apart, stinky hallways, etc. My lease is up real soon & I can't wait. By the way, if you live here & plan on renewing your lease, make sure you check it out, someone in the office forged my initials on my lease. I guess they didn't realize I have my original copy....REAL SMART!!!
I have so much I can say! I have lived here for many years and I am starting to hate it. So many roaches. Roaches EVERYWHERE !! Dirty apartments, and if something breaks it takes forever for someone to fix it. The manager seems so nice but she say she will do something, but never goes through. There is a basketball court that they left to rot and my kids love basketball! Cheap paint in the bathroom, the ceiling falls off. Just terrible
Property Manager at Elliot Roswell Apartments, Responded To This Review
Do you live in one of the townhouses? They seem to keep those in decent shape. Go down to the "ghetto" end some time and take a look at 1476 and 1477. They're both disgusting and falling apart.
Wow, I am sorry to see all these reviews, I have lived here for seven years (since Kingsbridge) and have no complaints, maintenance has always been great, office staff is very friendly, professional and very helpful, love all the changes that they have done (fittness center, business center, etc.), grounds are always very well kept...My lease is up this month and I will be signing another year...
I was happy to read the other reviews because it means Im not the only one that has had maintenance request ignored. I have 3 requests in for over a month, have followed up with 3 different people, and still no one has been out to take care of the issues. Nice that they put in a fitness center but they should have taken care of the building people are living in first. These building are literally falling apart. There are leaks everywhere. We are paying a flat $150 fee and had been paying only $40 at the last place. Will not be here for long! Office staff is nice but nobody gets anything done, including management. I feel like everyone just kind of does whatever they want. DO not move here!
First off, don't let the $650 1 bedroom fool you (or other bedroom prices), you pay an added $110 (more for additional rooms) for "flat utilities" (Sewage, Gas, Water, and Trash) which they DIDN'T tell me about when I was signing the lease. This would be fine if I wasn't paying only $50 a month for that before. It has also taken them at least a week each time I put in a work order, INCLUDING moving in with no AC and contacting them every day for five days with little response or care. They also gave me the wrong mailbox and took a week to respond to that as well. The neighborhood is nice, its a bunch of families with very little noise issues, everyone is friendly, the staff is friendly as well, they just need to get stop procrastinating and be more professional.
On Wednesday, June 5, 2013, open up a work ticket. Front office never follow up on Maintenance work ticket. No sense of urgency. Had to speak with the office Manager. Let's see how professional this place truly is.
The amount of bugs in this place is terrible! I keep this apartment very clean but there are still huge roaches! I really don't think they have exterminators come out. Also, It's June and my AC hasn't worked for weeks! I've told them many times but they still have not come to fix it!
