Living up to its name, Grandview Hills offers spectacular views of the surrounding hills and Lake Travis. Filled with million-dollar mansions and wide-open spaces, rentals here tend to be slightly higher priced than those in other Austin neighborhoods, but the proximity to the lake makes the location unbeatable. Commuters can reach Downtown Austin, located 15 miles to the southeast, in about half an hour.
The northern part of Grandview Hills is undeveloped and forested. Homes and apartments are located to the south and southeast, mostly along 620 and close to Concordia University Texas. This is also where you’ll find a shopping area, the Trails at 620. This plaza offers restaurants, shops, and the Moviehouse & Eatery. The highly-rated Grandview Hills Elementary School is located along Vista Parke Drive.

We have put in multiple request for our ac not working, every single time they come in and do a band aid repair that doesn't fix the issue, our ac won't go down so it's just waisting electricity all day running constantly, have put in multiple work orders and it's been a month with no fix.

Customer service has gone downhill since S2 took over. Like others have said, phones are rarely answered, emails are ignored, noise complaints aren’t taken seriously. Their policy of requiring video recordings of noise issues, in order to help, is extremely irresponsible and dangerous. The rates on their website do not accurately represent what potential residents will actually pay. They tack on an addiction $155 dollars for amenities and maintenance. Amenities are often unavailable. I do not recommend Ellwood to anyone.

This is one of those paint all over the bad stuff apartments. We are moving out soon and buying a home but I have a young baby on the way. This is not a great place for children at all. It was once zoned for Grandview Hills but now River Place and in that time they’ve lost several points on greatschools for the lack of professionalism. The maintenance men listen to really inappropriate rap and gross music very early on the morning which disturbs many of the parents with young kids. I’ve only ever lived in neighborhoods where if you played that kind of music loudly in a vehicle you would get a ticket. I waited several months but it just gets louder and grosser. They infrastructure isn’t great and they have trash everywhere and are always “fixing” things. We didn’t have a washer for over four months and I had to hand wash everything or you’ll have to go to a laundry mat. If you look through the reviews you’d learn they have hired people who don’t know what they’re doing but are able to do basic handy man things. Nothing is being fixed by professionals even after they had major infrastructure issues post 2021.

Since July I have been submitting the same work orders over and over again. Since July I have not recieved any follow up phone calls from Managment informing me of what the problem is. SInce July the turnover in the local leasing office has been ridiculous.
False advertising and unrprofessional leasing office team
I have lived here for 10 months and this is the best experience I’ve had with any place I’ve lived. It’s quiet, clean, and the apartment is immaculate! I don’t plan on moving anywhere any time soon!
I don't recommed this complex now that it has changed management. Here's the top 3 reasons; -Roaches. In the 3 1/2 years I've lived here I saw two! They aren't as bad as some places, however they are not upkeeping pest control as well as the previous management. -Gates are always open and serveral residents have had things stolen and vandalized. -Work orders that aren't completed but closed out.
This place has been a joke to live at. I've had a terrible time with maintenance, inaccurate communications regarding when people are going to be coming into my apartment, and sudden changes to my rent without warning. The people I spoke to at the front office do not care about any of this and most likely will not care about you. Please do yourself a favor and go somewhere you will be valued as a tenant. At the current rental rate this place is nowhere near close to worth it. Bonus issues: Security gates haven't worked in over 2 years, the bigger pool has been closed for years, pest control is non-existent, and the trash is not regularly picked up even though you are charged for it.
In 1 1/2 years gym was never open, property only allows fetch for packages, which is terrible. Do not recommend.
Management/ Maintenance is horrible! Your Issues will never be resolved. Roof has been leaking for 6 months and they have yet to fix the roof. They will ignore all request and not follow up with you!
Management doesn't care, 2/3 of the "leasing agent" staff in the office doesn't care (picks up phone with "what do you want?"), property is badly maintained, and overall just not worth the money they try to charge. Do yourself a solid and don't move here.
The first management was awesome. They were fast to respond , they were awesome at answering the phones and questions. THE NEW MANAGEMENT is horrible. These people don't answer the phone at all. They don't have any knowledge as to questions about the flex app that they've newly presented. which is very convenient for tenants however, where is the help ?? These people can call you on a noise complaint, but NEVER EVER answer their phone. EVER!! That's not cool at all. Let's get it together. Some tenants have questions and concerns, half the time when they say "I'll get back to you" they won't. Usually you have to follow up with them. Their communication is a 1 star. I wrote an entire email to the property management , no response AS USUAL ! they don’t have ETAs for maintenance of which they should. All apartments do , at least 2-3 business days. Things here take 2-3 weeks. Service here gets worse and worse !! It’s okay when you don’t have issues. But let there be 1 issue. That’s when the negative begins !! I hope they get it together. Them being new means NOTHING ! This is your job. There is a representative who answers the phone like she doesn’t want to be here. They changed the water from per unit to ALLOCATED WITHOUT NOTICE !!!!!!! communication is extremely poor and dissatisfactory not up to par and standards.
I’ve lived here for almost three years. The previous people weren’t perfect but I always got the feeling that they wanted to help and cared. The new management is bad. They answer the phones maybe half the time or slightly more during business hours, when you email them they never reply, and when they say they will call you back they never do. Getting basic things done or questions answered feels like you need a miracle and the staff will isn’t very friendly. Maybe they’ll get it together one day but I would recommend another complex.
Living here has been a nightmare. A/C never works, the staff and management are terrible, your requests and concerns are either dismissed or ignored, property is run down, loud neighbors, thin walls, over priced, falling a part, and did I mention terrible staff and management?
I've lived here for the past year and a half and it's gone way down hill since we moved in - I'm counting down the days until we get to move out. We were so excited about this place when we moved in, but it's not at all what we were expecting. Dog poop everywhere, grounds are not well-maintained, maintenance is not very helpful, the front gate is broken more often than not, we've had to have pest control come out multiple times within the past few months, parking is so limited that many times we have to park by the front gate and walk all the way to our apartment at the back of the complex, there are TWO of every apartment number which makes package delivery a headache - whether it's packages being delivered to the wrong apartment, the front office not accepting packages for pick up, or packages just generally getting lost never to be found. We like our apartment itself - high ceilings, pretty finishes, lots of space - but the exterior of the buildings, staff, maintenance, parking issues, mail issues, etc are absolutely ridiculous. 100% honest review, not trying to be a jerk, but hoping others don't have to deal with this like we did. I'm really disappointed with how this apartment complex turned out since we were so excited to live here in the beginning. Would not recommend.
I don’t understand all the bad reviews? Granted they all seem to be from over 3 years ago. First let me say I LOVE my apt. It’s spacious, has all the upgrades and the rent is beyond decent for Austin especially for what you’re getting. Same apt down south would be at least $400-$500 more a month. The office has always been really nice and responsive when I’ve had issues. Maintenance is amazing, friendly, reliable, accommodating and patient. Sometimes they get backed up but I’ve never had to wait for something truly important. I lucked out with a corner unit so noise is a non issue really. I mean if your neighbor is yelling you will hear it but not as if they were yelling in your apt. I’ve lived in an apartment where I could hear my neighbor pee. This is NOTHING like that. It’s relatively quiet. I mean you live in an apartment expect to hear a dog bark or a child throw a tantrum. The grounds could have better upkeep but it’s more so the morning after valet trash pick up.. I think trash they’re hauling falls out of the bags. But it’s before maintenance even begins in the morning so it’s not like they’re negligent. I tend to pick it up as I see it on the way to dumpster. Why wouldn’t I? I take pride in where I live. Of course you have neighbors that don’t care..like people who throw cig packs off their deck bc they face a wooded area *smh*. But you can put in a service request and they’ll pick it up. I’ve moved cross country 6 times and this is by far the best apartment I’ve ever lived in coupled with a great area, far from homeless camps. Sure you can’t Uber downtown but it’s worth it. Quality over convenience is my personal choice.

Apparently even though I have no pets they smelled pet odor through my apartments and then they wouldn’t transfer me because of that. They just wanted to get new carpets out of me I ended up having to pay over $1500 for new carpets even though it was already time for them to be replaced. Worst apartments I’ve lived at.
Do not waste your money living here. While the apartments are beautiful and renovated well, living here is an actual nightmare. The staff for the most part is very rude, including management. God forbid you have an issue with anything and have to call the office, just pray you're catching them on a good day. The property is riddled with dog poop that no one picks up and no one is penalized for. You can't walk 2 steps without stepping in poop. There is virtually no parking available because they don't have enough free or paid parking for the amount of people living here. I can't count the amount of times I've had to park a good 5-10 minute walk away from my building. The noise level from other tenants gets out of control in almost every building from what I've heard, and don't bother complaining about it. If it's during they day they will rudely tell you to basically deal with it, no matter how loud or out of hand it is. So much so, that my neighbor's music was literally shaking my entire apartment for an hour and a half when my son was trying to nap and they said they had every right to do so. All of this won't matter of course if you can't even get home. 80-90% of the time the front gates don't work and you will literally be locked out of the complex with 4-5 other tenants just trying to come home. The office is fully aware but for some reason never leaves them open so that people aren't stranded. I have lived here for two years now and it's only getting worse. I hate it here with every fiber of my being.
Lived here a couple years ago. Moved from California. Now I'm coming back by myself from California. Great customer service. Two pools. There was only one incident between this guy and his girl, but other than that the other neighbors were awesome. Also one guy who was in the office also lived there so some people thought he was rude that he didn't help out on his off days. But come on.

April: I've lived here a week and already I can see signing here was a mistake. I have received 2 letters from the management threatening fines. The first I was stuck in my door the day after I moved in. It threatened to fine all the residents on my floor $50 because there are cigarette butts on the ground. I don't even smoke. I went into the office to discus both the crazy idea of fining a whole floor and that none of the butts are mine. They didn't seem to understand why I had a problem with the threat nor believe I don't smoke. Also, the front desk shrew was condescending but there are other reviews just about her. I received the second letter today threatening to fine me $25 because they "have received multiple complaints" about my trash. I have only set out trash for pick-up once. Attached was a form from the company that picks up my trash. It was just to verify that my trash was picked up. It says that on the form. The form shows pictures of my nice, clean trashcan and my clean doorway. I suppose they didn't feel like reading the form so they just sent a fine instead. May Update: After a quiet 3 weeks I hoped everything was cool. I was wrong. Today I got a letter saying I owe them $3.09 for the electricity used on the Sunday before the electricity was put in my name. That's a bit petty but I can pay that. The letter went on to demand it tomorrow, and threaten to fine me and void my lease if I don't prove the electricity is now in my name. This is illegal and not in holding with the lease. Their bill for a partial month, which they sent me, implies I changed it over to my name. Also, they could just call and ask the city if the bill is still in their name. Thank you for your feedback. We are sorry for the issues you encountered with the notices to your door in regards to cigarette butts, trash and customer service. Our staff has made improvements on notifying residents of any community policy violations and our customer service skills. I have to admit when I first moved into my apartment at Tintara it was a hot mess of a complex. My apartment was dirty and missing all finishes on my move in day due to a renovation that was not complete. The complex was going through a management change so a few things slipped through the the cracks. Once there was a new maintenance man in place our apartment was immediately finished and looked beautiful with higher end finishes like gray tile in the bathroom and granite in the kitchen and bathrooms. Maintenance request are always finished promptly whether is be replacing a light bulb or fixing the AC. The complex itself is clean and kept up. I enjoy the two pools and grilling areas. Also the gym has newer equipment and is usually very clean. Another plus is I was told the walls were very thin when I moved in but I have been living in the complex a year and have never heard my neighbors once. Overall I enjoy living at Tintara and it doesn't hurt my balcony over looks a beautiful green space.

Located in the spectacular hill country in austin texas. spectacular 1 bedroom 1 bath ground floor apartment. close to local shopping ,movie theaters and eatery's. pet friendly.dog park.beautiful pool and jacuzzi.gated community.covered parking, garages, and storage. beautiful greenbelt views from third and second floor apartments. very exclusive neighborhood in a very quiet area.

So far, the people here have been so helpful and have promptly responded to our requests. The apartment has very nice appliances and the community is great. The amenities such as the pools and grills are awesome!
