Property Ratings at Elm Luxury Investments LLC
We moved in five weeks ago to an apartment that was supposed to be completely remodeled and updated, and it's been a nightmare. Upon moving in we were greeted with the washer/dryer being in a box in the middle of the living room. They apparently ordered the wrong size. We requested multiple times for them to remove it from the living room and let us know when the replacement would be here. Five weeks later, the new one finally arrived and the Home Depot technicians discovered that the water connectors aren't actually dispensing water. So we're still out a washer/dryer. Meanwhile, the old one is still here. We had some friends come over and help us move it into a hallway. Requests for it to be removed have been consistently ignored. An entire wall of outlets in three rooms were lacking power. Electricians came out three times to try fix it. They tore out several feet of drywall to do it without warning, blanketing personal belongings, furniture, and food in a thick coating of white dust - they did not bother to cover anything or let me know to move things. I notified management, which said they'd send someone to clean up the mess. They never did, nor have they sent the promised person to fix and paint the drywall (it's been two weeks). Two weeks in, the sink in the guest bathroom just started flooding out dirty water, covering the counter and floor and everything we had just unpacked and organized. We, delivery people, and Fedex have been locked out of the front entry door multiple times. The lockbox has a number that consistently gets stuck. Other tenants said maintenance has been told and chooses to ignore it, which is unfortunate if you're expecting a package. The remote for the garage also does not work sometimes. Luckily someone else got stuck behind us trying to get in and was able to tell us that we have to get out of the car, enter the building, take the elevator to the garage, and hit a button on the gate to try manually open it. One person who has been a help is the handyman who is occasionally dispatched. He tries to spot problems before we see them and be proactive. When he saw the drywall mess, I heard him express surprise and say something about how the place was supposed to have just been remodeled. Unfortunately, he's not in charge and is limited in what he can do. It's all really sad because the location is beautiful and the other tenants all seem so nice, if not a bit resigned to their fate.
The garage is constantly open and there was multiple car break-in. A lot of things are very old and they have not been maintained properly. Management is nowhere to be found when there is something to fix.
My parents are old and cannot walk very well. It is really hard for them to walk up and down the stairs and the elevator is constantly broken.
I’ve lived at 134 S Elm for almost ten years now - my fiancé and I loved our time and the building was always excellent until this year when it went under new ownership and it has become a living nightmare. They swiftly removed our on-site building manager and provided us with a new contact named Ararat (or Araks) who is next to impossible to get a response from. The troubles have been countless and tenants in the building are livid about what is happening. It started with construction noise every day, with the ceilings of the garage even raining debris down and damaging tenant’s cars. The workers would park in tenant’s spaces and even block us in if they couldn’t find an empty space. This construction has also led to several issues - water being shut off with no warning (I had the cold water shut off whilst I was in the shower, scolding me), they have now cut my cable line twice (no internet, etc. and no response from management for repair - I have had no internet for three days with no resolution in sight), massive cockroaches now flooding the upstairs units (due to the work below - never before saw this in all my years here), and they jam the building doors open so that they don’t have to use keys (resulting in stolen packages and compromised building safety). The building is almost always filthy with construction debris in the courtyard and entryway. The elevator also now breaks nearly weekly with the solution being a jammed open garage door during all hours. I’m so sad to write this, as this building was such a fantastic place to live before. But unless you like waking up early to construction noise, massive cockroaches, losing your internet, water being shut off without notice, an elevator that is broken more often than not, and a building manager who will ignore you - stay FAR, FAR away from here.
The building has a massive cockroach infestation (2 inches waterbug / black beetle). The treatment that management did had very little effect...
