Property Ratings at Elmwood Manor Apartments and Townhouses
Any apartments you see available on this website may not actually be available/ this info is not accurate which when I asked the office said not to go by availability on this webpage. They have no 2 bedrooms available at the moment even though the web said there is plenty open.. Also there are so many dogs in the complex!! They say only cats but many owners walk their dogs/take them out. Pipes and floors are loud. Other than inconsistent information has been a nice place to live. Would give this a 5 star if office info was accurate
The area is beautiful. they keep the grounds up very nice!! Unfortunately they don't keep the inside as nice. Some serious updates need to be done with the townhouses and the apartments, however the staff and maintenance department are top-notch; never had a problem!! My lease is up this summer and I'm looking forward to my move, if the townhouses were updated I would stay here forever.
I lived in a townhouse unit at Elmwood Manor for two years and loved the experience. As other reviewers have noted here, I only left because of relocation. Otherwise, I honestly would have stayed in my unit until I was ready to purchase a home someday. The townhouses were build in/around 2001 so they are modern in architectural style. The cabinetry, countertops, and lighting fixtures in the kitchen and bathrooms are basic but clean looking and will fit nicely with most renter's decor. The kitchen counters have ample space for appliances and food prep. The bedrooms are quite sizable with large closet space and helpful shelving units pre-installed for renter convenience. The townhouse I lived in had central heating/air which made climate control and energy-budgeting a cinch. The neighborhood is diverse and friendly and you cannot beat being down the street from Highland Park! Although it is a lively neighborhood it is also a quiet area to live. Given the geographic location of Elmwood Manor, this is the perfect option for anyone who wants to maintain an urban dwelling with some positive aspects of suburban life. Elmwood Manor's staff was consistently kind and responsive to all of my needs and the maintenance staff were nothing short of fantastic. Everyone on the Elmwood Manor team seem to genuinely care about their tenants to ensure they have a positive experience. I highly recommend that any prospective renter check out the units available at Elmwood Manor.
I lived at Elmwood Manor for 2 years and would have stayed forever if I didn't didn't have to move to another city for work. My experience here has nothing but positive. The office staff is very friendly, and maintenance issues were dealt with promptly. The space itself was recently renovated and in good condition. The heater worked well during the winter. I also appreciated that I had no problems getting my full security deposit back at the end of my lease. Elmwood Manor is also conveniently located near Tops market, and within walking distance to college town. There is also a huge parking lot for tennants and easy access to trash bins outside your unit. Oh, and there is also laundry in each apartment building! One drawback is that there is no central AC, and you need to use the window AC unit. Another drawback is that the free internet is unreliable, and I ended up buying my own plan through TWC. The walls are also pretty thin, but most apartments are like this so it wasn't a big issue for me. All in all, I truly felt "at home" in Elmwood Manor. A great value for a nice living space and nice community.
If you were to draw a 15 minute-driving-circle around the complex it would include most of the major suburbs in the area. There are multiple grocery stores (of all varieties), restaurants, entertainment, and parks. Collegetown, UofR, Strong, Brighton's 12 corners, the library, Highland Park, and the Tops plaza are all within a short walk. There is easy access to 490/390. Park Ave, East & Alexander, Southwedge are all within a very short drive. The Highland area is very pedestrian friendly with sidewalks on at least one of the sides of the street, neighbors out in the yard, people out walking, and traffic lights for heavy intersections. While the Lilac festival is a blast, and within walking distance of Elmwood Manor, it is probably the least intrusive for the residents. The noise is negligible from EM, and the staff does a great job at mitigating parking issues. There are minimal road closures (5K and parade) and you are able to come and go during the festival with minimal constraints. EM is organized, efficient, and personable. The maintenance office uses an online form, which is AMAZING (because heaven knows I could never remember to report an issue during business hours) and they are very fast and willing to respond. They are very respectful of your space and give notice with plenty of time to clean up your dirty laundry for a planned/routine visit. For the area, and the size of the units, the price is right on. There is a free public Frontier WiFi network (generally enough for Netflix/Hulu), ample parking, and a discount VIP program. Negatives: While I'm giving EM 5 stars, no place is perfect. The WiFi is public, open, and drops out every once in a while (usually after 5pm when everyone's home from work). Frontier is helpful when this is the case, and takes calls from residents seriously. Very rarely does it impede my day-to-day browsing/TV watching/working from home. If you do want your own internet, Frontier, TWC, and Greenlight are options. Also, it's hard for the pizza delivery guys to find you at night. The parking lot signs aren't lit up so if you order a pizza you have to give detailed directions, and be sure to answer your phone when they call you confused. I racked my brain for the negatives, and that was the best I could come up with.
I really enjoy living here. Very quiet neighborhood and respectful neighbors. Parking is free and ample. The apartment is a good size, about 700 sq. feet total (1 bedroom). The best part is the kitchen. It is in a separate room and not a galley-style, there is enough room for lots of appliances, counter tops, and even a small table and chairs for eating. The maintenance dept is top notch. The first time I had to call was in August 2014 when there was a plumbing issue and my toilet completely drained and my tub filled partially with dirty water. I ended up calling them around 9pm on a Sunday night. They were out to my apartment within 45 min and the issue was fixed promptly. I was very impressed with the quick service and that they were able to come out so quickly. Heat is included in rent and it's very good. I get some control with a thermostat and my apartment remains nice and toasty during the winter and I don't have to pay an arm and a leg for it. I gave 4/5 stars because I feel that the rent is a little high ($800/month) for the space you get. Lots of apartments in this area that are this size are in the $600-700 range. I think they should lower rent a little or perhaps include electricity to make it a better value. Also, while I like my bathroom, it's very small, particularly in the toilet area. It doesn't hinder my use but I wish it were a little bigger. I really enjoy living here. I re-signed my lease 2 months ago and I plan to stay for the remainder of the lease, possibly longer!
Since i have lived here , i have been been able to access the community better . The apartments are in a good location and the staff is always willing to help and bring good understanding to situations that may arise. The grounds are well taken care of and the neighborhood is nice. Close to stores and work. I would recommend these apartments to my friends and others.
Our family has lived here for six years because we love the location (right next to Highland Park, Strong Memorial Hospital, U of R, lots of restaurants, etc), love the staff and maintenance (they really work hard to make sure we're happy), love the school district (Brighton School District is the best!), and we love the perks Elmwood offers (Resident Appreciation Days- free bagels, coffee, and donuts throughout the summer and free car washes). We really can't imagine being happier anywhere else.
I live in the townhouses and they are a good fit for me. I work from home some days so noise is a big issue. I hardly hear my neighbors both day and night. When I have had some minor issues the staff has fixed them quickly. I am still very close to Park Ave area. Great places to run near by. I can't speak for the apartments, but I have really enjoyed my time in the townhouses. The only things I wish I could do is pay rent on-line and to be slightly closer where I could walk to Park Ave. I would recommend these townhouses to anyone.
I toured one of the townhomes and was very impressed. I would have loved to rent it, except I have 2 cats and there wasn't enough space for them to have their own space in the home, which may not be an issue for some families.
