Property Ratings at Elmwood Terrace Apartments and Townhomes
They like to continually raise the rent while going cheap on any additions and fixes. Cable was included when I first moved in, then it was $50 and now $90. They did a super cheap window installation last fall and 3 months ago my window started to literally fall out when opening. All summer long I’ve been unable to open my bedroom window and after 3 months it hasn’t been fixed. I have staples sticking out of carpet that they’ve tried to pound out but without much success. Of course they don’t want to replace it. Renter beware!!

Dear Resident, I know they are working on the window issue - and regarding your carpet - I was under the impression that the carpet vendor was already handling. Please let me know if that's not the case. Cable & Internet fee has increased as they have increased speeds - you should be looking at a 2 gig internet now. :-)Have a great day!
Applied to live here and paid the deposit. There was an issue on their end with their system which resulted in a delay of my application being processed. The communication with the office/incompetence of everyone I spoke with was such a terrible experience I decided to pull my application and go somewhere else. They refused to give me back my deposit since over 3 days had passed (we were one day over, and reason for the delay was their fault). Please don't apply here, it's not worth it.

The delay on our part was due to a glitch that was going to be easily remedied before your move in date. I waited for you to come in so I could take care of it and get your lease signed - I did call you to let you know IT had fixed it and set the appt for the next day. You never showed up, then you called and said you were going elsewhere. You cancelled your app once, we reinstated it, then you cancelled again. We held your apartment for quite awhile. There is a 72 hour limit. We are sorry you chose not to make your home here, and wish you all the best.Jan
Communication is very poor between community members and administration. You will have mysterious charges that are bit made clear when originally signing your lease. Kitchen and bathrooms are extremely out dated and will break constantly. Do not live here!!!!

Beware, read the lease carefully, especially when you sign a new one. They change requirements without warning. They add new charges without warning and if sign your lease but not the "extra" addendums for services you are not receiving (like apt. insurance and washer and dryer rental) they will consider the lease not signed and double your monthly rent. Never believe what they tell you in the office. All communications need to be in writing. Oh, and the website to send emails, must be messed up because they will come back as undelivered. As other reviews state the maintenance is just about non-existent.

At first this seemed like a nice community, however the maintenance/office staff is extremely unhelpful and refuses to address problems and issues. People leave trash everywhere, and I have watched maintenance men walk/drive by and ignore it. Neighbors are rude and will sit in parking lot at late hours blasting music. Population generally consists of the trashiest people Brighton has to offer. We had internet issues for several months and received little more than an "oh well" from staff when complaints were lodged. Rent increases every year with no visible improvements being made to the grounds or apartments. They have a pool, which obviously your rent pays for, it's hit or miss on the weekends whether or not they can find a lifeguard for it.
Jan (property manager) and her boss DO NOT care about their residents. Each month you will go through billing errors. We moved out over 80 days ago and are just now receiving our final bill for "damages" - apparently if you leave ONE stain in the carpets they will bill you for new carpets for the entire place. The whole entire area is full of people who do not have jobs, they just loiter all day. Someone tried to break into our apartment twice and their response was "move to another unit in this complex" WHAT?!? The apartments are terrible and not well kept. The windows are drafty. You will pay huge RGE bills each month during the winter as the heat leaks. There is virtually no insulation in the entire place - go ahead, drive there right now and check out the icicles forming from everyone's heat escaping through their roofs. Our mailman stopped delivering mail last year out of fear they would be hit by one of the icicles. NO ONE cleans up after their dogs. It can take weeks to hear back from the property manager regarding the smallest things. You will regret ever moving in the day you sign your lease. STAY FAR AWAY AND READ THE OTHER COMMENTS.
Agree with other reviewers. The apartment we lived has severe health issues - mold, bedbugs and rodent/mice were found. We had to move again afterward! It was really bad.
Paid a big administration fee. Apartment was dirty upon moving in, urine on toilet, grease food on counter and cabinet hair on shelves. Paint job was rushed, pain't on rug..I live in the 1br apt. It smell terrible, the storage room is dirty also. Walls are thin. Loud music and tv. Not a place for a working person. Parking in my area is full. Stink bugs infestation.. there are dead bug in storage windows, I've killed 4 in a week. Water get cold quick. These apts are run down, and gross. Pros are the area, heat and cable included, spacious bedroom and livingroom...
Please do not move here. These people will rent you a townhome with a history of bed bugs. They have infestations within the foundation of the building. Will rent you An apartment while bed bugs are dorment and when they become active and visible will say you brought them!! You have been warned
Old buildings poorly maintained. Very drafty and expensive to heat. Rodents in attic defecating, chewing through electrical wires ( think fire hazard ) and destroying insulation. Rat poison found by my cat in the basement! Poor cat was sick for a week but thankfully recovered. Maintenance issues include the drafty windows that don't close properly, appliances not being repaired properly, overflowing garbage dumpsters, ice/snow removal ( lack there of). Crime issues; I had bicycles (locked) stolen from my patio on two separate occasions. Do yourself a favor........... Find some place else to live, I did.
I've lived at Elmwood Terrace for 7 years and you can't beat the size of the townhouses. 3 full floors, 1.5 bathrooms and a huge storage/laundry room facility in the basement. Great building maintenance if anything was ever needed. Super fast to respond. Perfect location - central to everything... Colleges, shopping, strong. Definitely add Elmwood Terrace to your list. It's a great place!!!
I love These town houses. I have a 3 bed room with down stairs den and full basement off of the den. It's very spacious. It's in Brighton and very quite which I like coming from the city which I'm a nurse and I work nights so in the morning I need quite. They have a doggie park for families with pets. I have to had to many problems since I moved here two years ago. But when I did the problem was taken care of quickily
I love my apartment, it is perfect for the life i want to live. Its got a great amount of space and a beautiful patio. I found it on apartments.com and i am so happy with it i couldnt ask for a better place at this time because it fits all my needs at this time. I love renting i plan to rent for the rest of my life.
