Property Ratings at Emerald Hills Apartments
There's nothing good about this place. For my first month living there it seemed ok but things down hilled. Everyday there's always people people smoking weed and it just drowns the area with the smell. The apartments are falling apart. Maintenance takes about 3 months before even considering fixing any problems. My apartment got flooded and started growing mold which they still haven't done anything about. I hear stories all the time of people's propertys being broke into. The lady's that work at the front office are always rude. Everything is a problem. Not a place to move into.
DO NOT APPLY HERE. They tell you that your deposit is REFUNDABLE but it's only refundable if you're not approved per credit guidelines. They took our deposit even though we did not sign the lease or move in - AND we cancelled before our designated move-in date. The manager told us that it's company policy to take the deposit if your application was approved and "made them think" you were going to move in. I'm sorry, NO ONE goes to an apartment community and applies for it WITHOUT the intent to move there. With this "company policy" in place, they shouldn't advertise that a deposit is "refundable" because by applying to live there, the assumption is that you 'made them think" you're moving in if approved. We had to cancel because the contract work fell through & we were only approved less than a week ago. Horrible company policy, false advertising of "refundable deposit." waiting for regional manager to give us a call back.

Katrina ? Thank you for your review. To apply for an apartment, all prospects are required to submit an application, their application fees and their application deposit. As outlined in the rental application the application deposit is only refundable if the prospect is denied. Once approved th e application deposit becomes nonrefundable and will be applied to the prospect?s move in costs at the time of move in. When an individual(s) applies for an apartment and pays all applicable fees that apartment is set aside for their move in. This means no other individuals are allowed to rent that apartment. The application deposit is retained as liquidated damages for holding the apartment vacant and being unable to rent it to other prospects. Thank you for taking the time to speak with me Friday. The management of park meadows apartments are terrible from the on site office all the way down to corporate. I signed a year lease however after moving in I already had troubles. At first they were minor issues like air wasn't working, sink needed fixing, garbage disposal not working. Then after about 3 or 4 months my apartment flooded terribly! They came and cleaned the carpet and I didn't think anymore of it. However in my short stay my apartment flooded 5 times! There was also a mold issue that took them a month to address causing me to stay with a friend because I have a small child with asthma. They did not offer me any type of rent special or anything for the entire month I was unable to stay in my apartment due to the mold issue "they forgot about" as said by one of the ladies in office. My carpet was never changed even after the 5 times that it flooded. 1 of the time's my apartment flooded the apartment manager had someone come look at the pump which was the cause of the flooding. They took the pump apart however never came back to put it together, and my apartment flooded again. She again did not offer any type of rent special. The mold issue after a month was handled however they never came back to finish the job. I was missing padding in my living room and closet due to them having to pull up the padding from it flooding and never coming back to finish. Park meadows is by far the worst place! I would not recommend anyone staying there

Having my windows broken into on my truck was just the tip of the iceberg. Driving home from work and seeing people smoking pot in their cars all the time was rather annoying. Not being able to sleep at night due to gunshots and people in the parking lot and they put up these huge lights to try to help out but all it did was reduce my ability to sleep at night. Also the fact that maintenance takes at least a solid month before they will fix anything in the place. Wish I would have broke my lease months ago.

I love the community and the family friendly feel of my apartment. The amenities (i.e. gym, pool, etc.) are fantastic! However, the area is rougher than I was led to believe by the property manager. The area has nights where gunfire can be heard, and occasionally there are thefts from cars in the parking lot.
The worst apartment that I've ever rented. I was shown an apartment that had been recently updated. My unit however had not been properly inspected prior to my move-in date. They wouldn't give me the key until the day I moved in because it wasn't ready. It needed a professional cleaning and paint application in all areas. I thought about breaking my lease, but I refused to pay them any additional money for doing so,,,
