Property Ratings at Emerald Hills
I’ve have had numerous packages stolen and property manager has fail to do anything about it. There is no resolution! Do not move in!
They promised all these good stuff and they don’t tell you about additional fees on top of your rent. I received my apartment with many issues where I was promised it would be fixed. On top you get charged for services that you don’t use regardless if you do or not. I’m stuck on a nightmare and wish I could leave. Please don’t sign that contract!
I have lived at Emerald Hills for 4 years now and between stolen packages, 2 floods due to faulty pipes, a lack of communication from the leasing office, and the office losing my lease, I'd highly advise avoiding choosing the property for housing. When my apartment flooded due to faulty pipes, Emerald Hills Leasing Office never signed the insurance papers, and thus my entire claim was dropped. No one ever came to fix the ceiling and so there's a grotesque yellow stain in my living room. I have spent months without a lease because the leasing office informed us they've lost about 15 leases when transferring to a new system. Despite frequent effort to communicate and visit the leasing office, there has been no updates or effort in getting a lease to me. I have had several service requests put in for months and there has been no updates. The leasing office has gone through about 3-4 different agents in the past 3 years. It's disheartening that the office is more inclined to respond to these reviews which is public and performative than they emails they receive which would prevent the reviews in the first place. Additionally, there is a neighboring unit without a door lock for over a year now. They've accidentally delivered the 'failure to pay rent' papers for that unit to my door twice and thus I know those tenants have likely signed a year lease and abandoned the unit. At times the door is left wide open as stray cats have taken residency inside. The water is frequently shut off for hours on end in each building and the washing machines are frequently broken going unfixed. Overall it's the type of place you live when it's all you can afford and then move out of cringing at the horror of experiencing it.
When viewing the apartment, I noticed it was dirty and in need of some fixing. I was assured that there was no way that I would receive the apartment in this condition. On August 27 , we moved into a dirty apartment in need of pest control, cabinets hanging off the hinges, an unclean apartment, a broken window lock which presents a security concern and a leaking shower. I cried the day we moved in and scrubbed the nasty floors over and over again for the 2 weeks after we moved in. We were told that most of these items would be fixed, yet there are still items outstanding 4 months later. My experience with Emerald Hills Apartments and FPI Management has been the absolute worst.
Honestly, I'm so tired of this place. There were nothing but problems at this place. Water creeped under all of the walls during the 10 months I lived here. Mold on everything. They then used our deposit to pay to cover up, not treat, the mold. Our bathroom door rotted and fell off of the hinges. The warped floors should have been a red flag, but this was my first apartment. I know better now. Maintenance person rarely shows up. Honestly, I think he's overworked. There's only one person. Management is non-responsive. Just avoid them.
Absolutely the slowest maintenance ever! We've submitted the same requests twice in the last two weeks, but we have STILL not had them resolved. -No hot water in our bathroom sink. -Toilet is constantly running water, filling up with water, and overflowed once already. (All we got was a handwritten note from maintenance saying that a 'plumber would come in on Monday'. That was last week and I haven't seen a plumber come in yet to fix anything.) -A lot of the outside/common area light poles around the apartment property don't even have light bulbs in them so it's unsafe to walk up and down the stairs. -If you don't have an assigned parking spot inside the gate, you'll have to walk a while with your groceries and everything. If you come home after 5:00 PM on a weekday, you'll rarely get a parking spot on El Repetto so you'll have to drive up and down Atlantic to find a parking spot on the main street instead. We've already gone to the front office to remind them, ask them, and we KEEP getting the run-around. We've talked to Turquoise, Vanessa, and a guy named Anthony (not sure) at the leasing office and still nothing. They keep saying they'll get to it, they're backed up, blah blah blah. They've put it in the computer, printed it off for maintenance, but nothing even shows up online. We RESUBMITTED the requests again today. This is ridiculous how slow they are! *Overall, our apartment's spacious, but with the terrible maintenance, how slow the leasing office is to make sure their tenants are taken care of, mediocre parking arrangements, and the cost, you're better off going anywhere else.*
They are very irresponsible and liars! They came up different excuses everytime when I aksed for my holding despoit! I'm so glad that I finally decided not to live there! Dont go there!
