Both suburbs of Dayton, Beavercreek and Bellbrook feature an array of single-family homes, subdivisions, apartment buildings, and condominiums. Beavercreek sits about five miles east of Downtown Dayton, and Bellbrook spans the area directly south of Beavercreek. While both are welcoming, well-maintained areas, Bellbrook’s main drag provides residents with a small-town feel and Beavercreek’s ever-expanding shopping districts provide residents with the conveniences of a larger city.

Property Ratings at Emerald Lakes
I absolutely love living here! The front office staff is great to work with and the maintenance team is extremely responsive, typically responding to my work orders within a few hours of submitting them! I originally moved here to simply get out of my parent's house, but I've been here 3 years now and don't plan on moving any time soon! The apartment is clean, quiet and the location is perfect being so close to shopping and restaurants, as well as WSU and WPAFB. I've got friends in other newer and "fancier" apartments that constantly have a TON of issues with maintenance and noise through thin walls, but living here I don't have to worry about any of that! I've never heard either of my neighbors, or the person living below me!
Property Manager at Emerald Lakes, Responded To This Review
Hello! Thank you so much for the positive feedback! We are so glad your home and the team at Emerald Lakes has exceeded your expectations!
After applying online and paying application and holding fees they refused to let us see the apartment we would be staying in or any other two bedroom apartment. I sent an email asking when we would be able to see the apartment and they replied promtly saying it would not be ready till the move in date and that there were no other 2 bedroom apartments that we could look at instead. I thought that was ok and we would just wait to sign after we saw it, but then I got an email saying if we didn't sign the lease online within 48 hours we would lose the apartment and all fees we paid. Seems like poor business practices to me and although we lost money I think we are better off not signing a lease for a company that refuses to let you see what your signing for.

Hi, it's upsetting to hear that your experience was anything but stellar. We appreciate this feedback and will address with our team.
Close to everything without hearing the hustle and bustle. Beside a really nice park and the homes across the street are gorgeous.I live alone and I feel safe. Everyone in the office is always nice even though they're always slammed in there! I wish the pond had a fountain. Pretty trees.

Hi, thank you for your kind review! We appreciate you taking the time to leave feedback. We do love our community as well, and absolutely agree it is a beautiful area! Please let us know if there is anything we can do to help make your house a better home.
Perfect area to live in. Office staff very friendly, the only negative thing I would say is that maintenance is a little slow on requests.
This is one kind of an apartment complex genuinely concerned with the welfare of its residents. The staff here work to enrich the lives of their residents (Way to go team)! It is a great place to reside because of its proximity to shopping, public transportation, hospital and great restaurants, especially during adverse weather conditions. In these times of changing budget constraints and curtailed resources, the location of this apartment complex is ideal. I plan to move out only when I am able to realize the American dream (buying my own home). Ellis, Beavercreek, OH
Good: The apartment is in a pretty good location. It is right next to a mall and a lot of stores/restaurants. The front office staff is very helpful and nice. Maintenance has been pretty quick to fix any issues in the apartment. Bad: The kitchen is pretty small and the toilets are far from the best. Multiple flushes are needed at times. In my opinion, the AC sounds like a mini jet engine revving up when air passes through the vents behind one of the walls.
Emerald Lakes isa great place to live the office staff and maintenance are great people. They make sure your taken care of and are very cooperative. Maintenance is quick at responding to work orders and they have great community events! The office staff made my short stay worth it.
I've lived at Emerald Lakes Apartments for five years and enjoy the convenience of the location and the spaciousness of the town house I rent. But that pales in comparison to the top notch staff that works here on our behalf. I recently had a couple challenging situations arise. When my washer unexpectedly overflowed Randall immediately came to the rescue to assess the problem and fix it. He has also gone out of his way on more than one occasion to take care of other odds and ends like a sliding closet door that came off its hinge. Brad is fantastic as well. We are so fortunate to have a maintenance staff that ROCKS! Our property manager Elizabeth is also a super hero. She works tirelessly for us, is always accessible and ready to help with any problem. When you work with her you feel like you are part of a family. Just wanted to say thanks to everyone for the great jobs you all do!! That is so important in today's world where people often won't lift a finger to help. If you want a home away from home - try Emerald Lakes!
In April 2105 I looked at the model which was updated, no patch marks, water stains or any other noticeable defects. Upon my inspection April 29, 2015 of my actual town house there were numerous flaws and deficiencies. I'd already paid my deposit and given notice at my previous location. My move in date was May 8, 2015 and there was no way to delay the move. It is now Aug 2015 and none of the promised amenities or updates have been done. I've had to contact maintenance 8 times since my move in date. This has been one of the most disappointing rental experiences of my life. They should remove luxury from their name.
Every thing is nice except the price, too much. I would renew my contract if I got a reasonable price.
Worst place to live! The apartments are extremely outdated and they charge the same as the other apartments in the area which are brand new and updated. They have no pest control and I complained about spiders over and over again and they told me to buy something from the store. The property manager, beth is extremely rude and doesn't return any phone calls. The other girl in the office is always smug and has no clue what she is doing. This has been a miserable year and I feel sorry for anyone who chooses to live there. The rents are rediculously high for an old outdated place whose ammentities are lacking. Maintenance is also slow and I have had to call them back for reoccurring issues on numerous occassions. They call themselves luxury apartments. They need to reevaluate that name.
Emerald Lakes is the worst place I have ever lived!!!! When I first moved here in August 2014 the apartment looked nothing like the one that I was showed. After complaining the manager put new vinyl down in the kitchen and bathroom, no one checked to make sure that everything was properly put back, my toilet was leaking and maintenance had to put a brand new toilet in because the other was cracked! There is a different manager and staff every 3 month, smh it is terrible! I know plenty of people that have reported break ins in their apartments and they were inside jobs, the property staff and management doesn't care, they say I'm sorry but you still are responsible to pay your rent, which brings me to late fees, late fees here are ridiculous. You get a 3 day grace period and after that it is $50 each day it's late! Do not move here, you will regret it!!! You are not allowed to sublease your apartment and in order to break your lease you have to pay 3 months worth of rent! Beth the manager is rude and does not answer or return phone calls
