Property Ratings at Emerald Lakes
Lived here for 2-3 years Great safe, clean, and peaceful complex to reside in. Staff is professional, responsive and kind. Maintenance crew always showed up same day or next business day. The schools are also amazing. Highly recommend.
Quiet, Friendly, Family/Dog Friendly Place to live. The interior is okay and really needed to be upgraded but other than that it’s a nice place to live. I recommend it
Management does not enforce parking. Seems petty, I know. When I get home at 3am and there's no parking available, it's a problem, for me, especially since my lease states I am allowed (unassigned) parking. There's been a handful of other times when I've had to park clear on the other side of the property, just to find spot. Right now there's a neighbor taking up 4 spots. I went to management a few weeks ago about this issue and I was told they are not enforcing parking. So essentially when there's no parking available the terms of my lease are being violated.
Clean quite place. Jayme has been a huge help when needed. Pool is clean and people here are friendly. Would highly recommend
3 stars because the grounds actually are taken well care of, and the neighborhood in general is great. If you are a non smoker you will want to avoid this place. Every single day I can smell cigarettes or marijuana inside my apartment, even though my particular lease states the property is non smoking. As I type this the stench of marijuana is stinking up my apartment, as it has for months now. Spend the extra, and go someplace that will enforce the non smoking clause in your lease. I won't renew, and plan to gladly spend the extra to avoid the constant headaches, burning eyes, and stench, and a property management that cares about the health and wellbeing of their non smoking residents.
This was mine and my wife's first apartment alone together (1bed1bath). The apartments are close to 270 and to Powell, but are in a nice in-between that keeps them quiet and comfortable. Management is attentive and quick to respond to issues; we've never had any issues. We signed on for 12 months initially, then were offered another 12 without a rent increase. The neighbors are friendly and polite. Lots of dogs. While the lease claims to be strict about outdoor decorations and plants, well-kept plants and small gardens seem to be fairly common. (A bonus; it's just nice to see.) The grounds are well-kept and the groundskeepers unobtrusive. The parking is plentiful, even for a two-car household without a garage. As far as pests go, we usually see centipedes and spiders with the occasional small ant. Now there are quite a few spiders come summertime, but they aren't large and stick to doors/windows. Unless this particularly bothers you I would hardly consider it an issue. We saw a lot of small ants in the spring, but it only lasted a couple weeks and was limited to the bathroom sink.
Absolute worst place I've ever lived. Lived there 2 years as we couldn't afford anything better and I'll never recommend to anyone. In the lease it says to tell them if you notice water between the window panes and of course we did so we told them and they're like yeah we know and then did nothing to fix it. They advertise a pool which has been closed for years. They have 1 pool for 3 complexes last I was there, very small and absolutely reeked of too much chlorine and never went again. Have driven by in recent years and they have orange fencing all around it for at least a year so I think they must be closing that one as well. In out last month's living there we had horrible drain gnats out of the blue as did our neighbor below us. They moved out, found out the new guy was being charged hundreds more in rent because they 'renovated' it. I worked from home and they did no such thing so I felt bad he was paying even more for the crappy apartment. You must give 60 day notice to move out but 'you can hand in your keys any time' so they can bill you and and the people they move in before your lease ends. They came under new management at least 3 times while we lived here and it never got any better. And "free water" is false advertising that they hadn't updated. It's built into your rent. Overall worst place I've ever lived and I'd only recommend it if you absolutely cannot afford anything better.
Well spaced and clean. We’ve had minimal issues, and when we have had issues such as gnats they have responded in a timely manner. Highly recommend.
I was looking for a well maintained 2 bedroom apartment that was in my budget and close to family. This location met all my needs and more.
This place charged me for trash that I was going to take out later on during the day. I had it sitting outside of my apartment while I was getting things done inside etc. Also when it snows you won’t EVER be able to get your cars out because they barely ever plow. Trash is all the way at the other end of the complex. It’s not a great place to live. Learn from me. CANT WAIT TO MOVE!!!
I like the community as it has good neighborhood, easy access to mall, stores. The site has gym and pool. Well maintained clean community. There are some pet dirts on the ground even despite of designated stations. The maintenance team does most of the work nicely. Some simple fixes takes around 10-12 months due to delay in getting parts. Other than that it is good to stay.
